My opinion... Right now there is basically nothing being built an UNMC, when is the last time that has happened? I'm guessing they are getting all their ducks in a row for this huge project.

From the most recent Board of Regents agenda, the Commercial Federal site is going to be a part of a land swap with the Child Saving Institute. Two current CSI properties are going to the Regents and that property will go to CSI.

John Kipper
UNMC Chancellor Jeffrey Gold used aspirational and ambitious language in describing the NeXt project to the Douglas County Board of Commissioners on Tuesday.
“This is about how we build a transformational model for the future of health and the future of caring for our community,” said Gold.
The project that UNMC is preparing will be $3.45 billion with the federal government footing the bill for nearly half — a total of $1.65 billion.
Gold politely asked Douglas County to get involved as well.
The planned project would make UNMC a joint medical facility for civilians and the military in preparation for a pandemic or natural disaster.
The U.S. government has set up regional pilot programs to respond to hazardous global events. The UNMC campus would be set up as the coordination center for all pilot programs.
The facility would also likely house a new inpatient Veterans Affairs hospital.
It would bring more research funding, thousands of new jobs and build new facilities that can replace some of the campus’s aging infrastructure.
“The configuration of the campus is unfriendly to students, staff, faculty, patients, visitors and others. To this day I still need breadcrumbs to make sure I don’t get lost,” said Gold.
Along with the federal government's funding, the State of Nebraska has pledged $300 million, the City of Omaha is chipping in $93 million; Gold says private philanthropy is expected to take care of another $700 million with $438 million of that amount already raised.

It's definitely different. Tiered towers, minimum of 9 stories up to 14-15 stories, including the base which looks massive. I should have watched the video; I missed this rendering because I just read the article. The only thing holding back these ambitious construction projects in Omaha are construction workers. We simply do not have enough in the Omaha area which is quite alarming. Also another concerning issue is the population decline in Nebraska and the US in General.

Maybe. Assuming it is Kiewit, my understanding is that they will have construction workers temporarily relocated for projects (necessary because sometimes you will have large projects in rural areas, like dams). I have to think a project like this, in Omaha, would be given priority by Kiewit.

After all the speculation about what might come of the MoO/Turner Park East properties, this line from the article stood out to me.
Mutual knows that with potential 8-9000 new employees at UNMC, their properties, coupled with a streetcar, can be home to many of them. Even if 10% decided to live near UNMC, that's an influx of a thousand people needing nearby housing.Gold said many newcomers want to live near their job site — including himself (Gold lives in Midtown Crossing). And, he said, many are attracted to the urban core for its entertainment and arts offerings.
Also:
Dr. Jeffrey Gold, chancellor of the University of Nebraska Medical Center, told the Nebraska Examiner there is little doubt the all-hazards response facility that’s expected to cost $2.6 billion to $4.3 billion will be built on campus.
The outstanding questions, he said, are: how big and over what stretch of time.

The demolition and remediation of the Munroe-Meyer site will be covered by philanthropic dollars, Gold said. The regents’ agenda lists the project’s cost at nearly $7 million. The work would be slated for completion next spring, depending on weather.
...
Gold said the site is one of the potential sites, if not the prime potential site, for at least some of Project NExT, depending on the eventual scope of the project.
Meanwhile, UNMC officials have been moving ahead on plans to create an “innovation hub” and a new administrative tower west of Saddle Creek. The tower, to be situated on the southwest corner of Saddle Creek Road and Farnam Street, is slated to begin rising this year. Not only will the tower allow the university to consolidate administrative offices that are scattered across campus, it also would be closely tied to Project NExT.
...
The university, he said, has begun bringing together designers and architects to design a health care unit of the future where they can test staffing models, air handling, lighting, sound and other factors in a way that’s not possible on paper or in virtual reality. It, too, is part of Project NExT.
The goal would be to have patients in the unit beginning in 2024. “We want to make sure our patients, their families and our staff have not only the highest-quality health care but the highest-quality experience, and of course the safest,” he said.
That unit, the Munroe-Meyer site prep and the Saddle Creek infrastructure work with the city, Gold said, will “send a very powerful message to the federal government and to the private sector here that we are truly shovel-ready and that we’re moving ahead.”

What Id love to see is a 2 block strip of brownstone buildings on leavenworth. Specificially im thinking the area between 43rd and 45th that has a bunch of single family homes that are kind of run down and probably all rentals. You pull the sidewalk off the street and remove all driveways build 3 story apartments with walk outs onto leavenworth and garages in back on a newly constructed alley that would serve as access and parking.
This would never pencil out with acquisition costs and the infrastructure improvements. But it would be a perfect density transition from a main drag to a neighborhood.

It’s been less than a year since the Omaha VA opened a new outpatient care facility to serve the region’s veterans, built through a first-of-its-kind public-private partnership with Omaha philanthropists.
Now the Omaha VA is exploring another public-private partnership to improve inpatient hospital and surgical facilities for veterans — with one possibility discussed being to include such a facility as part of the massive Project NExT on the University of Nebraska Medical Center campus.
To help lay the groundwork for a potential new inpatient facility, U.S. Rep. Don Bacon and U.S. Sen. Deb Fischer this week introduced legislation reauthorizing the CHIP-IN for Veterans Act, the 2016 federal law providing for public-private partnerships that made the Omaha outpatient care center possible.
Bacon said the lawmakers sought the five-year reauthorization for the expiring law at the request of the Omaha VA.
Part of me would love to see it go to the VA site, and pull some development south. But I feel like the better overall solution would be at UNMC to not divide resources.
VA report recommends building new hospital in Omaha, clinics in Fremont, Bluffs
Holy cow, if the VA moved to UNMC, that would push UNMC NExT to $5+ billion! Anyway, this is years in the future, but what happens to the current VA? Nustyle's big project 10 years from now? Anyway, this report still needs approved by the President and Congress, but interesting news coming out of it for Omaha. The report recommends that the Nebraska-Western Iowa VA spend $1.7 billion on building costs. It also opens the door to moving the hospital to a nearby site with an academic partner, rather than remaining on the current campus.
The University of Nebraska Medical Center has been discussing building a new teaching hospital, and local leaders have suggested that the VA might join the effort.
“This is great for Omaha and Eastern Nebraska,” said U.S. Rep. Don Bacon, R-Neb., who represents much of the metro area. “Our VA is continually rated one of best in the country, and there is great synergy with our VA and the other medical institutions such as UNMC. We can build on this great success and make it even better.”
In addition to the new Nebraska hospital and clinics, the VA calls for improving how the Omaha VA houses people seeking inpatient mental health treatment, including more single-bed rooms.

Has anyone toured the Atlas? Not the best apartments for the price, IMO.
The location is great, but the units can feel very dark and cut off. I'm not sure they'd try that exact thing again, but I think the floor plans at the VA would be better suited. And the location could be great still. The bike routes to downtown / Creighton aren't bad at least. But it is also a bit of a deadzone for things to do.
But, yes! This at UNMC is going to be great!

The VA building certainly has better window placements for residential. Then possibly the Center mall could be redeveloped.
