The more I am thinking about this, that area could be a great residential/mixed use district to support UNMC's growth. You move the VA to UNMC, allowing it to be developed to housing, including new development on surface parking and some of the outer buildings north of the main facility. It has easy bus access to the campus and Field Club trail, which may be connected to the campus with a bridge over Leavenworth in the next few years. With DC Youth Center moving from the county property north of the VA, maybe we move the DC hospital to UNMC as well and turn that property into residential?

I think you rendered the tower on the west side of the main building, but I like the idea. How about putting some additional mid/high-rises along the trail on the east side of the property? It would front the golf course and, like you said, have some nice views of downtown. I am thinking where the dialysis building is and the northwest corner of the property along Woolworth. Also, since they would be right along Field Club trail, it could add additional safety to the trail. There's some potential with this property, I think, that could result in some intense infill development that is needed to support UNMC's next phase.

I'd love to see that with some mixed income, purchasable housing. I have been searching for townhouses / condos (found one that fit most of my needs), but it's crazy to me that there is such a gap. We have old 2 bed 1 baths for $60k - $150k, and then $500k+.
It would be great to see the Field Club trail fronted by row houses, or condos similar in construction to MTC, but finished with counters and appliances etc. that would get the unit prices to retail between $200k and $400k (2 to 3 bedroom, maytag appliances etc.)

I think some of it is rails to trail, but it also includes reclaimed streets (Barricades erected on some cross streets so that driving is mostly just to park at a home), and new construction. Some of it has claimed lanes from ramps, rebuilt lanes to reduce conflict points, and even one apartment building where the greenway will go right through the "lobby" of the building. They also built some very nice bike / pedestrian bridges with more utility than the Bob (I love the Bob)

Just reading through a story from Feb from the World Herald and it stated this about Project Next
The National Defense Authorization Act for Fiscal Year 2022, approved by Congress in December, includes the strongest language yet in favor of the project, Gold said. In it, the U.S. secretary of defense is urged to include sufficient funding in the 2023 budget request to execute a full-scale operational public-private partnership prototype of an all-hazards medical surge capability. A report is expected no later than March.
Hopefully that means we will hear something more of this soon.

I was posted for work at this hospital and when I got off in the morning I thought “what the heck,I could use some peace and serenity. I’ll check it out.” It is a pretty cool sanctuary to spend some time at. They have light bird sounds and mood music playing while you’re in there. Everything is made out of glass and very detailed. A great amount of work went into these creations. It’s definitely worth checking out if you are at this university hospital. Take care everyone.

Forgive me for not doing my due diligence, but this would mean all of the new buildings would be going north? I had been told that they were going to be going down leavenworth, potentially demolishing the bars. This is the NeXt project, correct?

The Admin Tower and the Next Project are on the North West part of campus. However they are slowly buying up Leavenworth street, but that might take a while.
Semantics I suppose but Morton Meadows is bounded North and South by Center street and Woolworth Ave. and East and West by 45th and 48th streets, Twinridge is the same North and South boundaries from 45th to 42nd street. the neighborhood to the North that fronts Leavenworth is called Leavenworth Heights. The whole larger area is sometimes referred to as the Holy Cross neighborhood due to the Holy Cross School at 48th and Woolworth Ave.

That’s a fair point, and I suppose I am out of date. My grandparents lived in Twinridge and growing up they always referred to the areas as I mentioned above.
Well its no specific building on Leavenworth, but I could see UNMC buying up Bronco Burger LaCasa and Barrats ect to control everything North of Leavenworth. Then I could see them buying up the large commercial tracts on the other side like neighbors bar and that auto car lot and computer repair building. UNMC already owns Jiffy Lube and thats not a great lot---its triangular. It would make the most sense to expand up and down Leavenworth once theyve developed Saddle Creek. Most of the lots on Leavenworth have old less valuable buildings and parking lots---theres a lot less political pushback to buldozing that than homes in Blackstone.

What Id love to see is a 2 block strip of brownstone buildings on leavenworth. Specificially im thinking the area between 43rd and 45th that has a bunch of single family homes that are kind of run down and probably all rentals. You pull the sidewalk off the street and remove all driveways build 3 story apartments with walk outs onto leavenworth and garages in back on a newly constructed alley that would serve as access and parking.
This would never pencil out with acquisition costs and the infrastructure improvements. But it would be a perfect density transition from a main drag to a neighborhood.
