Russell Speeders lot is roughly 400' by 67' and Jiffy Lube lot is roughly 115' by 90'. Is that enough length for a car wash and approaches? I guess Med center could give some of the adjacent lot.

I'd love to see that just leave the area.

One: It doesn't belong anywhere near the area IMO.

Two: It often screws up all of saddle creek with idiots waiting on Saddle Creek for an over burdened car rash.

New requirements aren't going to let them have near the access Jiffy Lube currently has. They only get one drive way unless they get a waiver from the city. The driveway will need to be much further back from the intersection. They will have stacking requirements that should prevent cars from backing up out on the any public right of way. While I get some people don't like auto centric businesses, this should be a much better situation than the current location if the rumor is true.

I feel like the whole idea of widening Leavenworth and Saddle Creek intersection is the exact opposite of what the city states they want for this part of town.

Which is a walkable compact neighborhood with dense development.

What pedestrian wants to walk accross or feels safe crossing 5-7 lanes of traffic?

This city needs to move beyond widening streets as its only answer to traffic. If UNMC is going to cause all this extra demand on SC why arent we looking into using 48th & Farnam as an access road to pull that traffic off of this intersection---or put the grid back together and push Harney or Howard through to SC so people have more options.

Also closing off 48th makes no sense when the 34 fire station is on it. The Fire department would never agree to closing off 48th at Saddle Creek.

UNMC and Nebraskans to have role in national $450 million study of COVID long-term impact

The University of Nebraska Medical Center is participating in a $450 million national grant that will study roughly 40,000 adults and children across the country to gain a better grip on the full scope of post-COVID symptoms. The goal of the four-year research project, funded by the National Institutes of Health, is to improve treatment and health outcomes. Among questions to be explored: How many Americans have long-term effects from COVID? What are their symptoms and effects on the body? As many as 60% of people nationwide have been infected with COVID, according to the Centers for Disease Control and Prevention.

Understanding post-COVID
“It’s important that we understand what post-COVID looks like. It will help us understand the future of American health care, since most Americans have had it,” said David Warren, assistant professor in the UNMC Department of Neurological Sciences and co-principal investigator of the research study. Warren, working with co-principal investigator Dr. Andrew Vasey, said much disagreement exists over long-term side effects of COVID. He said UNMC, which is working with other medical teams nationally, is excited to contribute to the learning effort that ensures Nebraskans will be represented.

UNMC hopes to enroll 85 participants by fall. The medical center is participating in both the adult and pediatric arms of the study dubbed RECOVER (Researching COVID to Enhance Recovery). The full adult arm consortium is led by West Virginia University and is to enroll about 17,700 adults, including about 15,000 who have had COVID and about 2,700 who have not. Some will be pregnant.

From the proposal that was approved at yesterday's Board of Regents meeting:

The current UNMC administration building, constructed in 1950, has reached the end of its useful life, and renovation is not feasible. The Administrative Facility project aims to replace the current administration building, which will be demolished later, and provide UNMC with optimal work environments. In addition, the facility will offer built-in opportunities for flexibility and growth that is required to serve the Medical Center for the next 30 years.

The building will be located on the corner of Saddle Creek Road and Farnam Street within the area defined as the Saddle Creek Campus (SCC). It is being designed to include a pedestrian and bicycle bridge structure crossing over Saddle Creek Road, linking the SCC to the main Medical Center Campus for convenience, physical linkages, safety, and wellness. Additionally, the City of Omaha will pay for, own, and operate a parking structure that will serve the building per the terms of the interlocal agreement previously approved by The Board of Regents. UNMC plans to record covenants, conditions, and restrictions that provide consistent development standards for the SCC.

Tetrad Property Group will construct the Administrative Facility under a ground lease with a term of 35 years, with three 5-year extensions. The facility itself will be submitted to a condominium regime consisting of the following components:

 Multi-story office facility of approximately 301,000 gross square feet
 UNMC will own one floor for a total of 42,744 gross square feet used for administrative business functions (14,575 fit-outs + 28,169 shell)
 UNMC will own 8,915 gross square feet of shared conference, wellness, and support space located on a separate, common-use floor.

The proposed start of construction is June 2023 with completion December 2025. Budget is $25.4 million.

I think it's a safe bet that Nebraska Medicine will take some of that space for their administration since they will have to leave the Mutual of Omaha building.

This is the new administration building. A few new details were announced this morning. Some differ a bit from what was in the Board of Regents proposal.

Construction on the $21 million project will start this summer and run through December 2025.

Details of the administrative facility include:

It will be a seven-story office facility.
UNMC will own one floor for a total of 30,023 gross square feet used for administrative functions.
UNMC will own 6,477 gross square feet of shared conference, wellness and support space located on a separate, common use floor.
The remainder of the building will be separate corporate offices spaces for Nebraska Medicine, some retail space and shelled office space.
