No confirmed plans but the article mentions the possibility of a parking garage and a performing arts educational building.

I try :D Really though, I think with what happened previously with the HDR fiasco, they are trying to avoid any expansion along the green near the historic building. In my opinion, it's fine, if that's the case. It leaves open prime real estate for a mixed use development (and hopefully some height!) in that grassy field. Hopefully, if they do expand in the northern block, they will incorporate some ground level retail to compliment the Capitol district on the north side. It would be really amazing if the parking garage they intend to build isn't freestanding and is a incorporates other elements. Additional residential units would be great too. That's a full block they will develop, so it would be disappointing if its 'just' performance space and parking.

Haha, I was going to say, $1.3M doesn't go that far. $103M is exactly how much Steelhouse is going to cost. This will be a nice facility.

Add this to the Luminarium, Steelhouse, and Joslyn modern art expansion and that's $400M in science and arts facilities. That's pretty neat.

That is a pretty amazing number.

And as for development downtown you can add in the following:

$325 Million: The Riverfront
$600 Million: Mutual HQ's
$306 Million: Streetcar

So over $1.6 Billion in construction within 4-5 years!

Not to mention the Mercantile development as well.

It actually exceeds $700 boarding on $800 million if we add in the 3 phased Riverfront Redevelopment…

These renderings seem to clash with the existing design, at least to my eye. I am no architect, but I pictured this expansion looking more harmonious or complementary to the existing structure.

I actually like that they have a different look from each other, only on the basis that we have enough huge boring super blocks with a single design. However I would have preferred that they had taken up the whole front along Dodge and maybe left the back part open for an even later expansion. The green space left over now, based on that site plan, could be awkward to develop. I hope they have plans for it besides being well manicured grass, but I won’t hold my breath.

That somehow makes Mutual’s 50 floor tower, at roughly 600 million, look cheap by comparison 😂

I was thinking about that portion they are leaving undeveloped and I wouldn't be too mad if they leave it as rendered and not develop it. It will add, what looks like, a pedestrian walkway, which will allow more direct pedestrian access between GLM and Steelhouse. I am for more devoted pedestrian access cutting through superblocks downtown.

While crossroads is becoming denser, it will still have quite a few large parking lots fronting Dodge, which in turn is very unfriendly to cross.

And that only makes it a slightly less suburban mess.

If you wanted to get from that development to the library, it's a walk across a large parking lot (even after the development) and crossing 8 lanes of traffic. It's a design that will encourage most people who make that journey to drive it.

What is everyone's thoughts about massing and design? I think the initial rendering is sharp and I like that all three OPA buildings will have its own look. While I would always like something taller, since this superblock is already populated by low rises, it doesn't bother me as much. I do like that it looks like it will create a pedestrian mall between this new building and the existing historic stock. It's an odd shape, but any pedestrian walkways through superblocks are a plus in my book.

Even that's not enough IMO. Its such a suburban area, it needs major re-working. Fill in the parking lots with more hospitable land use (mixed use maybe), remove half of those lanes, or bury them... Tear out the Fuddruckers and Petco corners and make those a useful area for more people too and connect the UNO campus more seamlessly without sending bikes and pedestrians down a small sidewalk right on Dodge / 72nd... Or worse on those streets.

It gets rid of a grass lot, so I'm happy for it. I do sort of wish they could have merged some of these functions into a larger building, but making the core feel more vibrant and full does need some of these too. Maybe we'll see 1416 get filled someday too. That's the lot I really want filled.

I don't care for the retro 70's gold motif. It makes me think of a real estate office or the place I'll be getting my next root canal. It's just a rendering, of course, so this may not do justice for how it'll actually turn out. Also I don't think it particularly meshes well with the immediate surroundings. I think Holland and Steel House complement one another while this oddly shaped structure seems better suited somewhere along West Dodge.

I am generally pretty fine with people doing whatever they want design-wise, but I had figured OPA would have made this more complimentary. Not saying the exact same design as the existing building is needed, but this design has basically nothing to associate itself with the current structure, and considering it's all by the same institution I will critique a bit.

My main issue is the Holland and even the new Steelhouse use materials that have a weight to them or a certain industrial feel combined with natural materials. I love the copper and stone used in the Holland, the Steelhouse is going to be clad with steel and stone. There is a certain weight and even tactile nature to the two buildings. This expansion doesn't have to look the same as the Holland, but I wish they were using materials that referenced the rest of the campus, a glass box just seems off. I am also not a fan of the vertical accents of the new building, I think the existing building has a way of accentuating the horizontal aspect of the building really well, it genuinely gives me Frank Lloyd Wright vibes. The new proposal's vertical lights or accents seem to really clash with the existing structure.

I am sure it will turn out fine, just kind of expected something more interesting and complimentary with such a prominent piece to their campus.

I agree. My first impression was much more of a “ohh” as opposed to “Wow!” They could have tried to better harmonize the two buildings, since they will be joined at the hip. The design really isn’t very eye popping, or even attractive, imo. I remember getting harvest gold kitchen appliances in the late 1970s. I thought that style kinda came and went.
That said, it’s a net plus for this arts block.

Not sure what the timeline is for construction of the addition but Kiewit construction signs are hanging on fences and one construction is on site.

Kiewit fenced off the green lawn next to the Holland. Looks like we'll start seeing construction on the educational center happening here shortly.
