Costco - NW Omaha (180th & Maple)
My wife and I follow an Omaha Costco Fan Facebook group that got all bent out of shape today when someone shared that they had heard there would be a Costco near 180th and Maple. Plenty of people were saying it’s more likely the new 183rd and Maple Fleet Farm and not Costco, especially that it’s be too close to the 126th & Dodge location. (My immediate thought as well.) However, a few people popped in to say that Sam’s Club has been looking at a new location near that area for years.
Anyone have any info more concrete than screenshots from Nextdoor saying they had a friend who asked the guys grading the land that they were building a Costco? Or maybe a Sam’s Club sooner than later?

I got nothing. The Dodge street Costco and the L Street Sam's are only 16 acres so there is room for either in that 180-192 Corridor.
However if you go with the "saying they had a friend who asked the guys grading the land", I can fairly confidently eliminate 2 of 3 big lots currently being graded. The first lot, like you said, has fleet farm on it. Second, the lot just to the east of fleet farm isn't platted yet, but if it was going on any of the three, this would be my guess. The third lot is on the NE Corner of 180 & Maple and its "big lot" was before planning board last week and it showed an office user on it.
Outside of those 3 lots, there are 4 other big chunks of land not graded yet.

That same group had a bunch of people still saying it is a sure thing that there will be a Costco at the old Menards site in CB. Pretty sure that has been shot down a number of ways

I don't think it's a terrible location for Costco, given the growth to the north toward Bennington. The entire area will never be served well by freeways but will be home to a large population.
The location does feel a bit close to the other Costco, I'd probably find the rumor more credible if it were further north or west.

Someone called in about this Rumor again today on Grow Omaha. I forget the exact wording but Jorge said something along the lines of "Competitors in other markets have basically confirmed this Costco is a done deal".

Agreed. Opening the one in La Vista didn't make a dent in the crowds on Dodge. I never understand the logic of developers and realtors who put these maps together. What relevance does regency have to a project on 180th and Maple? Why would you not label anything on west center if you are going that deep into it?

They might have done something as simple as looking at all shopping centers within a certain drive time. Costco is on the Southeast Side of Maple & 180th. Not sure which side Fleet Farm is gonig to take. They might be on the Southwest Side of Maple?

In any case, it appears the map is indicating point of interest shopping locations just north of Pacific and stretching to Fort from 102nd to 180th. Like an airport, perhaps it’s considered a “catchment area”. But Regency to Maple at 180th is quite a stretch…

Neighbors concerned about possible new Costco location in West Omaha
The plan to re-zone the property will then go before the planning board on September 7.
Neighbors in West Omaha are expressing concerns about public safety after learning more about the possible new development across the street from their homes. It’s clear now that it could be Omaha’s second Costco location. According to the City of Omaha planning board agenda, the property on the southeast corner of 180th and Maple is set to be re-zoned from agricultural use to mixed-use at the September 7 meeting. On August 25, neighbors in the Andresen Meadows Estates received a letter in the mail notifying them of a public meeting to learn more about the proposed development just a few hundred feet from their homes. Calli Hite is one of the many neighbors who attended the meeting Monday night.
“The meeting was hosted by Olsson and Costco,” she says. “They shared plans for the development behind us, their plans for building the biggest Costco in Omaha right next to the homes where we live, and where our kids ride their bikes and our families live and play.” The drawings shown to neighbors at the meeting, and that were shared with 6 News, show a potential layout of the property, which includes an exit from the Costco parking lot at 178th and Emmet—a direct shot into the neighborhood. They say it’s a major safety hazard for the families that live in the area. “It’s genuinely from the heart of a concerned parent,” says Paige Zehnacker, who also lives in the neighborhood. “We’re really concerned about the safety of these kids, and what this would do to add this kind of volume traffic to a neighborhood that just quite frankly was not designed for that.”

I get that this site is about as pro-developer as it can get, but the concern about the exit entering directly into their neighborhood should not be dismissed as a sappy nimby quote. It's worth study. At least at the level of volume and traffic safety. Consider the modifications to the south exit at their 120th location and all the traffic hassled that caused.
Let's try to maintain a sense of the null hypothesis here. It is possible for you pro-any developer that has a blue print people to be wrong.

This is not much different than the Walmart down the street dumping out on 171st Street. There are not even any houses facing Emmet. There isn't anything to study. People leaving Costco to the South need will need a way to access 180th street. Evans is in all likelihood to close to Maple to put a light there. I'd assume that ends up being a divided median that allows exits to the North and entrances from the South. Here's the section of Emmet Street it would connect to: Google Maps
It goes right out to 180th Street where they are putting a traffic signal. All the houses around here front the numbered streets; none of them front Emmet between 180th St and HWS Cleveland Blvd (~174th Street). This road is designed as a collector for the area and is really not much different from Bedford Ave that the Super Target off 168th connects to.

Why couldn’t Costco only be accessible from 180th Street? Why the need for a second access point on Emmet? I understand the neighborhood opposition to that. I live 2 blocks from a Costco in Puerto Vallarta. It has ingress and egress on 3 adjacent streets, and each of those is constantly busy. Emmett Street would be backed up frequently if there was a connection from Costco to that street. And with housing directly across the street that would be a very poor fit.

Emmet is a quarter mile away from Maple. The city typically does not allow new full movement intersections any closer than that anymore. I haven't seen the plans but I'm guessing this entire commercial area will connect to both Maple at 177th and 180th at Emmet. Yes, it would be different as the houses added around the Target came after the store or were built to come out to Maple to the West of the store. In this case, the Costco would increase traffic coming off Maple and would increase congestion on Emmet east of the creek and make it more difficult for the neighbors to get to Maple. This needs more traffic safety analysis before we build ourselves another 120th and Dodge mess.
