SE Corner 180th & Harrison

Hello everyone. Does anyone know what they are building at the corner of 180th And Harrison? Would be the south side of Harrison, Sarpy County.

According to Sarpy County, all the lots except one are still owned by the developer. The other one is owned by "Comesitstay LLC" which I believe is a dog place called "Come Sit Stay".

Does anyone know what the foundation is for on the SE corner of 180th & Harrison? It's just to the south of the Scooters shack that's new. They just dropped off lumber last week for the structure, but I have no idea what it could be.

Although it's safe to rule out a freestanding coffee shop... just seems like it would be a spot for some type of quick serve food place.

It looks like the dog day care is moving. On 5-29-22 COMESITSTAY LLC purchased the lot. They are currently leasing across the street.

I believe that’s correct as I had read that elsewhere as well! I think it’s going towards the southwest corner up on a slight elevation compared to the road beside it.

The slab behind Scooters would make me think it was going to be for a coffee shack but that can’t be the case. Perhaps some type of quick serve or fast food spot?

Any news or input on this one yet? I drove by this morning after dropping my daughter off at school and was going to snap a pic but there was quite a bit of traffic moving through that corner (likely due to the Scooters). By driving by I was able to tell the building is fairly small compared to most fast food spots throughout Omaha. However, it was larger than the little coffee shacks (ie Scooters) that have been going up.

I wouldn't think another Abelardo's would go up (honestly I don't know what people see in that place; personally I'd rather have Taco Bell or Taco John's... and definitely La Mesa over Abelardo's).

It does somewhat resemble the smaller Amigos drive thru shops... maybe one of those? Although they already closed down their store on 108th and Q St (probably over a year ago by now).

Wouldn't think anything new to market on 180th & Harrison... the traffic there is atrocious (another one of those streets they should have made 4 lanes wide instead of 2 lanes).

Which lot? Its a lot harder to find information in Sarpy County.

It's kinda where the 254.9' on lot #1, maybe not that far south. There's a road that comes in off of Harrison to the north there that passes by Scooters and it's just south of the Scooters.

I tried to post my own pic but since I'm on a work network it blocked it for some reason.

Looks small. Look by the construction entrance to the lot (Usually gravel), there might be a white sign with their storm water permit info. It may have the business name on it.

I'll have to see if I can stop by for a sec and check it out.

To me it looks somewhat like those Amigos stores they've built. Can't be Starbucks because Scooters is literally right next door. I would imagine some type of food place given the shape/size. I imagine they'll end up cutting out at least one drive thru window on the east or west sides.

I drove by again this AM thinking I could possibly pull something from a sign and noticed a tiny yard sign in front of the building with "G Fairways" on it. Thought perhaps that was a contractor's sign or something else, turns out that's the actual business building the structure: https://gfairways.com/about

Never heard of it, but I suppose it could have its need especially in a market like ours that's so seasonal with golf. Although I wouldn't spend $100+ a month to have access to it, but I'm not an avid golfer (actually, I'm a terrible golfer but I do enjoy playing).

Drove by this corner last night - Tommy's Express Car Wash is opening here. It's basically next door to the Scooter's they opened there. So I guess this is in line with the theory of these car washes popping up as often as a Starbucks (or Scooter's).

Seriously these car washes are that popular and profitable? The group opening these must have deep pockets - I'm guessing at least $2 million per location to develop and open.

It is private equity groups with Billions of $ behind them. Investors like the recurring subscription revenue and number of users to be profitable is not that large. Their end goal is to get acquired or go public and do the acquiring. Once the industry consolidates they can raise prices.

There still may be room for a smaller storage facility! Perhaps Mega Saver can dump a slum station up there, too.

Or another coffee pod (pun intended) could be added.

Is the doggy day care place to the west by Caddy Shack no longer relocating to the SE corner? I thought they had purchased property up there but the lot has a "now leasing" sign on it.
