I think the plans have called for a midrise office building at or around 10 stories tall. I think that's been a part of the plan since Lockwood became part of the project. It's interesting development since there was a rumor about Medical Solutions as a possible tenant. I thought that company is primarily remote right now, but if they can be an anchor tenant for Crossroads in the possible 10 story building that's a nice addition to the project. Also, in context, 10 stories isn't too tall for the area; there are some decent midrises at UNO, and within eye shot, Children's/Methodist campus and the former Travel and Transport high rise/Askarben midrises.

Either way, an exciting development for the area.

In immediate area, it will stand out. Maybe some of the other planed buildings, like the residential and hotel, will be close to 10 as well. Sme of the previous rendering had the just under 10. Who knows at this point though.

HDR and BCBS buildings are both 10 stories.

You’re right - my mistake. HDR is 10 floors though looking at it, it’s a bit tough to tell how many are there. According to their website it’s 10.

I worked at BCBS, and from memory yes it was 10.
Well, the 10th floor was just the mechanical floor, I use to work there also, it was supposed to be just higher than HRD….
That explains why I can't ever remember going to 10, just seeing it on the elevators.

Honestly I get it. I like how WOWT is staying on top of this. With the history of this project and it's delays it's nice to actually see ongoing coverage.

I am a bit surprised that if we know where to pull permits and what not, WOWT doesn't know where to find them. Well, not that surprised, just disappointed.

I agree to an extent - if the history wasn't there already where this project should have likely been finished about a decade ago the media or general public likely wouldn't be micro-managing the thing. People have to understand and admit that the mall itself sat there for what seemed like an eternity smack dab in the (old) middle of Omaha for years and years!

I was honestly excited to see all of the progress with the demo because it actually looked like something was getting done. Granted covid certainly was no help, but big developers have contingencies and I'm assuming also factor in over-budget expenses to try and cover a lot of "what ifs". Pandemics are not something easily planned around, so they've made good progress I think given the circumstances. But if it ends up sitting as idle flat dirt for 2-3 years then that's not much fun, either.

Pre-covid and other recession increases I felt like this was going to be an amazing redevelopment. I swear at one time there was talk of Omaha's second Apple store possibly ending up there, maybe an REI or some other new to market places... but I don't really see that happening given the way the overall design has been adjusted. Sure, it's still in the middle of Omaha if you gauge 72nd and Dodge to still be that spot, but I wouldn't drive from 168th and Center to 72nd and Dodge just to visit perhaps a second Apple store.

Hopefully they prove me wrong and this turns into something remarkable, but until the first set of new shops pop up, I remain cautiously pessimistic.

That might be true, but in the past big delays haven't bode well for the project.

Work on Crossroads development is underway;
project now likely to cost $600 million


It's been more than a year and a half since demolition equipment tore into the former Sears Auto Center of Crossroads Mall to clear the way for long-awaited redevelopment. Since then, a roughly 40-acre area of dirt has replaced the dying shopping center that for decades sat near the northwest corner of 72nd and Dodge Streets. To passerby, those piles of dirt may not look like much, but project developers say work on "The Crossroads" venture is underway. Architects, engineers and a team of builder partners have begun work on infrastructure that can't be seen from street level, including work on sewers. Initial building construction will begin within the next year, said Chip James, president of Lockwood Development. Originally expected to cost about $500 million, James said the project is trending closer to $600 million. The increase is due to "a variety of reasons," he said.

Nice, we got a developer straight from Chip. I am glad they had chance to address concerns about the status of the project.

I know he has to say the things he does because he is leading this project, but this bombastic talk about crossroads just gets me every time.
"We're excited to see stuff coming out of the ground next year," James said. "If this isn't the heart of Omaha anymore, that would be a tragic thing."

I dont know where the original arrival got the idea there was no progress being made. You can clearly see where the streets are going to be, and there are loads of pipe, as well as an excavator and a dump truck on site as of today.

The pipes are new, but equipment has been parked there since early June.

I saw those too. They are sanitary sewer manholes. Sanitary sewer pipes are usually the deepest and go in first. The storm sewer is usually not as deep and goes in after the sanitary.

Noticed a lot of Storm Sewer manholes and Pipe on site now as well.

Little while ago they tore out the road behind target between target and the parking garage for sewer construction. They installed the sewers and they have already started putting the road back in.

They had add to the joy of South bound 72nd. I think M.U.D. still has it torn up.

That OWH video of Crossroads through the years was so bad. One picture they have reversed (the outdoor strip mall shot) and the supposed shopping for mad sale with cheap radios in 1966, was actually 1980 and the closing of the downtown Brandeis Store. The clothes, hairstyles, and especially the glasses, date what decade that picture was taken.

It's likely the developer had a construction loan(s) in place prior to the big rise in interest rates. If anything, scale might be affected due to rising costs of labor and materials, but I am pretty confident the project is moving forward in some form. If anything, the proposed completion date, 2024, gives them a few years before they have to convert/refinance those construction loans. Hopefully, for the developers, interest rates have improved by then.

With Medical Solutions, who was rumored to be the major office tenant at Crossroads, possibly going to the Mercantile, where does that leave this project? Is there another major employer that could possibly relocate here? Fiserv? I don't see an incentive, other than being in a new building, but the amenities, may or may not be any better than their amenities at their near Aksarben offices. I wouldn't mind a pivot for the development for more residential, but any updates or insight is appreciated.

Crossroads has to be in a tight spot with such strong headwinds.

- Primary driver of the project dies
- Anchor tenant pulls out
- Financing balloons in cost compared to when it was proposed
- Still historically high construction costs

I hope they keep going. I like your suggestion of more residential
