If we could get some incremental development projects in Turner Park East, that would be awesome! While I appreciate the monster projects that are popular in Omaha, if we could get some other developers in the game with smaller scale infill projects, that would be great.

Funny to hear about the Alamo opening in the summer. Now it's pretty much winter and the Alamo at Midtown Crossing still has a sign in the window saying they're opening this Fall. That, and a package delivery notice from UPS which has been there for at least a couple weeks. Someone really should drop by and grab that.

I stopped by the Alamo in LaVista to ask and was told that the Alamo at Midtown is still expected to open, but a date hasn't been set yet. The only explanation I heard for the delay was a cautious outlook on new films coming to theaters. Personally, I can't wait to have an Alamo at Midtown Crossing and I'm eager to give them lots of business once their doors open!

Alamo in Midtown is hiring in anticipation of opening, but LeadBelly is closing. I'd certainly make that trade, but I'd like to see Midtown Crossing fill all those empty spaces and warm up again. How many more closures can be expected before the neighborhood begins to wither?

Also included in the document is the city’s intent to buy Mutual’s existing three parking garages on its midtown Omaha campus for $15,000 a stall — which equates to about $53 million.

I am happy about purchasing the garages in Midtown though. We have gone for a quick happy hour to the Crescent moon and it is hard to find parking behind the building, although Mutual has all those huge parking lots and garages right there. I hope that someday those lots can be filled with buildings and the garages utilized for the public.

Woth the rumor that a forum member shared awhile back about two condo towers and a "civic" building, I think the city purchasing the garages makes sense. It is a central point between Nebraska Medicine and the river and would allow people to park and take the streetcar.

While I would love to see $400 million in development at MC/MoO hq, I don't want to see lanoha attached to it. Have they been able to develop a project that isn't a box apartment complex? Seems like their grander projects have been pipe dreams.

I can only hope they have enough cash to be less conservative on this one. It sounds like MoO made their money on this project much slower than they anticipated. I hope this doesn't mean Lanoha takes their sweet time to build "meh" infill.

Five New Tenants at Midtown Crossing
Midtown Crossing, the seven-building, 16-acre mixed-use campus directly east of Mutual of Omaha’s headquarters is going through a transformation as five new tenants are opening for business. What’s more, part of the retail space on the complex’s north side has been converted into The Offices at Turner Park, an 18,539 sq. ft. office zone with high ceilings, large windows and attached outdoor patios.

The development is experiencing increased traffic lately as same-store sales are, on average, 10-to-15-percent higher than pre-pandemic levels. Midtown Crossing’s buildings have retail/commercial space on the lower levels with residential units on the upper floors. Residential sales have been strong as only two of 300 condos remain for sale.

Here’s a look at the new tenants coming to Midtown Crossing:

Red Claw plans to open a restaurant this October at 3157 Farnam Street in suite 7106. That’s on the south side of Farnam between Modern Love and Chase Bank. The restaurant will serve Cajun dishes, seafood and Boba tea. Fifty percent of the entrees will be seafood. Red Claw’s owner also has Mai Thai in Aksarben Village. The ownership estimates that 70 percent of the business will be take-out, but there will be a nice in-house dining space.

Sofra is coming to the former Grey Plume space at 220 South 31st Avenue. Owner Nils Gjoca is planning to open by the middle of July. Sofra will serve food with a European focus and will be known for plated brunch item plus the usual American favorites of burgers, salads, soups and breakfast items.

Chef Around the Block plans to open around September 1st next to Smokin’ Oak at 220 South 31st Avenue. This will be a pop-up shop designed to help support local chefs with multiple chefs using the space. Chef Around the Block will be open Thursdays and Sundays and will be able to host private dinners.

Milan Laser Hair Removal is planning its third Omaha-area location at 3201 Farnam Street just west of Alamo Drafthouse Cinema in the fourth quarter of this year. Milan is a fast-growing, Omaha-based retail chain that started in Papillion and just celebrated the opening of its 200th location in June.

Visit Omaha, the city’s official convention and visitors bureau, will open in about 6 months in the former Cantina Laredo space, part of the aforementioned Offices at Turner Park. The 3,000 sq. ft. space has a conference room with a nano wall (a glass wall that can move), which opens up to an outdoor fireplace patio overlooking Turner Park.

One last note, Midtown Crossing is in final lease negotiations with a sixth new tenant – a retail service provider shop. Details are expected within the next week.

Jazz on the Green will start its six-week run on Thursday

After gracing the stages of musical competitions "The Voice" and "American Idol," as well as making it to the semifinals on "Tengo Talento Mucho Talento," singer Alexis Arai will open the 2022 season of Jazz on the Green Thursday. The free outdoor concert series is back in Turner Park at Midtown Crossing. The 2022 season will feature six shows on consecutive Thursdays through Aug. 11. Arai’s offerings cover salsa, mariachi, Latin jazz, pop and more. She will be joined by her band, The Latin Group, at 7:30 p.m. Musician Matt Wallace and Latin Knights will open the concert at 6:30.

The lawn at Turner Park opens at 5 p.m. each week. Blankets and chairs are encouraged. Leashed pets are welcomed.

Opera Omaha kicks off its 2022/23 season with the 10th annual Opera Outdoors on Friday, August 19th at 7:00 pm in Turner Park at Midtown Crossing.

Opera Outdoors is a FREE, family-friendly outdoor concert featuring a sampling of opera’s greatest hits and previews of Opera Omaha’s upcoming season. The concert is open to the public; no tickets are necessary, and this year’s event will be hosted in English and Spanish. In addition to spectacular singing, the evening will include pre-concert activities in the popular FREE Kid’s Zone, featuring balloon animals, arts and crafts station and lawn games for all ages.

Opera Outdoors will feature live performances by Opera Omaha’s Holland Community Opera Fellow, Jaime Marie Webb, as well as special guests Mezzo Soprano Hilary Ginther, Tenor Taylor Stayton, Bass Kevin Thompson and the Opera Omaha Chorus, comprised of local artists. Opera Outdoors will be conducted by Opera Omaha’s Head of Music, Sean Kelly and directed by Frances Rabalais with lighting by Aaron Craig, and will be hosted again by Holland Community Opera Fellow, Fernando Antonio Montejano.

The opera program will include selections composed by opera greats Giuseppe Verdi, Arrigo Boito, Pietro Mascagni, Jerome Kern, and Leonard Bernstein. Lawn chairs, blankets and refreshments are encouraged. A rain date of Sat. Aug. 20th is also scheduled.

Opera Omaha’s free live outdor concerts are part of Opera Omaha’s mission to share opera with the broader community and make its events accessible and welcoming. They have drawn more than 15,000 people of all ages since 2013.

Fourth annual Chalk Art Festival returns to Omaha

Sunday's weather was perfect for the 4th annual Chalk Art Festival with this year's theme being Chalking on Sunshine. Forty local artists spend the day transforming sidewalks on Farnam St in Midtown, spreading from Turner to 33rd street into beautiful masterpieces. Organizers say it's a great way to promote the creativity and vibrancy of the arts community here in Omaha. "I think what's amazing about it is this is artwork that artists come and they spend two whole days or in this case one day working hard on and it's not here forever so it's interesting to see how much effort and talent and creativity goes into something that's only going to be here for a few days," said Elizebeth Murphy, president of Emspace + Lovgren. There are two winners from Sunday's event — best in show chosen by panelists who received a $1,000 prize and the People's Choice award winner who won a $100 gift card to a business of their choice.

Someone mentioned previously that the scheduling and frequency was less than ideal. With what is on the horizon with the streetcar and redevelopments nearby, someone has to pick this up. Maybe the Aksarben theater family takes a shot at making this work?

I think that was me. I hate going anywhere further west that about there... Or Dundee since I moved here. But Alamo Midtown never had what I wanted to watch, anywhere near the times I wanted to watch something.

Was talking with friends even before this happened. Midtown has really kind of struggled with tenants since it opened. Crazy how they are continually struggled compared to the seemingly runaway success at Ak Sar Ben.

The MTX really bothers me because I have seen events like jazz on the green draw thousands of people into the area on a weekday none the less! But if the rent is really as high as everyone says it is, then it's no wonder it's viewed as a failing project. What bothers me is Mutual's willingness to sit on such huge-well positioned piece of land and squander it for what??? You would think if they dropped prices it would fill up quickly. I can't imagine the front offices are so greedy that they don't see it this way or am I missing something?? Any insight or other viewpoints are welcomed!

I think if you compare MTX to Aksarben you have some key differences. Aksarben has multiple large corporate offices that feed daytime traffic to resturants and stores. Aksarben also has the UNO campus to draw on for people to spend money. Aksarben has free parking garages and free on street spots. Aksarben is flat making it a bit more walkable---or perceived as walkable. If you look at the housing stock surrounding Aksarben its dense 4 story apartment blocks.

By contrast MTX has one corporate office (thats probably been empty for 2 years which its losintlg to downtown) it has condos but the surrounding area is mostly low density single family housing that is relatively rundown or old. MTX is competing with Blackstone and downtown---downtown has better restaurants, Blackstone has better bars so why would anybody go to MTX?

I think what you have here is an identity crisis. MTX should focus on services, high end retail, fast casual food. Leave the entertainment and bars to Blackstone and Downtown. It should be a destination to go to during the day to get errands done and a place to start the night to eat and then go east or west to other destinations for entertainment.

I appreciate the location of MTX - it's a great atmosphere! However I can tell you from research I did a couple of years ago about rent... it's ridiculous there (IMO). If I were to open a business and pay $30/sq ft it would be at Village Pointe before MTX.

Either way, $30 sq/ft is nuts... but that's what they want at premium centers.

No data on hand, but MTC always has a more of an oasis feeling to me. MTC is very livable, and walkable. But there is a huge difference in the cost of a condo there, and the houses a block away. Not to mention the blocks of parking lots to the east and west, and having to cross 480. When I lived downtown, I would bike to MTC a few times a week, and there are definitely areas near MTC that need development.

Although, I'm sure the prices aren't helping anyone.

I would like to assume that the property managers/owners know the issues regarding prices and it doesn't seem uncommonly high. Retail space is listed at $20/sq/yr. That's not crazy high. Property managers had tried to generate more daytime traffic by make the inner retail spots open for office users. If those fill in, that will help businesses.

I do like that the district has neighborhood amenities like a mail business, barbershop, salon, grocer, new bank branch. I wonder if it struggles because they want it to be a destination, but tenants make it more of a neighborhood district? I think the only destination type businesses is the theater. If it had a bunch of national retailers, particularly exclusive to the region, maybe it would retain retail tenants better. I've brought this up before, and this is related to your point Athmosfere, but as the years have gone by, I think this was built with future development at Turner Park East in mind. I think MTX still has a chance to shake the reputation it has, but I think it will take future development around it at TPE and MoO's old HQ to take it there.
