Not that it means anything, but there is a firm out of Austin whose Founder/CEO is a UNO grad. They have done mostly student housing, but appear to be doing ~25 story multi in Austin and Phoenix right now. Again there are probably dozens of developers in ATX w/ high rise capability, but a potential local connection.

You're referring to Lincoln Ventures (LV) right? They are also currently doing Paseo in Austin, 48 stories and 567 ft. Paseo at 80 Rainey

Their SVP of Operations also went to UNL. But I was told that they are not the developer behind this. However, they could have just been lying lol.

Yeah I was glad I didn't take the bait on the other thread but got caught here. Oh well. There are still cool things going on DT. Just went by the foundation for the new apts on 24th and Howard. Going to be a huge presence there. Going to be quite a few market rate apartments in that area.

I mean, it IS a "rumor section" (most people aren't going to just blindly 100% believe anything shared). I hope they reach full success. I hope they see skyrises build up, strong philanthropists and a great quality of life for all their people.

I strongly believe in regional synergy. A strong KC, Lincoln, Omaha, Sioux City, Sioux Falls, Minneapolis etc. will only tide up the growth of each other.

A one off is a limited and short lived one.

This is supposed to be along the streetcar line with an adjoining block, I think 10th and Harney.

In the Creighton development thread ita posted a rendering(see below) that shows tall structures on both sides of 480. Either location seems more plausible than 25 stories at 10th and Harney. Turner Park East would be a good location too but not so much now as in 3-4 years.

I think a lot of these buildings they filled in for the Urban Core Strategic Plan are all what they want to have there, as sites like the State Building and the old UP site had 400 footers and we know nothing has been proposed for either spot.

I look at that rendering and can visualize the potential the river front has. Parks, proximity to the air port, and proximity to jobs and hopefully more to come. I’m not saying we need huge skyscrapers all down the river, but more river condos size buildings could pop up easily

I am honestly quite surprised there isn't more mid and especially high rise housing going up already downtown. With everything going on right now (Leahy mall-riverfront, Steelhouse, Josylyn), what recently opened (Capital District), you would have thought it would already be happening.

It's probably the one thing that I would say is disappointing downtown right now. Development-wise that is.

Good points. I think that since the Riverfront Parks were announced, there have only been a few of nearby new construction residential projects that we know about. These include the Brickline, the Riverfront Plaza low rise condos, and Flatiron affordable housing project. Now, CUJays dropped that rumor that there may be up to $1 billion of streetcar related development under wraps right now. Surely, a decent chunk of that will be those residential developments we want to see downtown.

Yeah I think people will be shocked by the amount of projects coming after they start the streetcar. Look at Kansas City they really didn’t have many residential towers now they have what like 5 City Light residential towers now?

yes...but I'm still skeptical. Not because I can't see it happening, but it seems like many people in Omaha have sticks up their butts...and those sticks have sticks up *their* butts. I don't know that I'd call KC progressive, but it seems like there are some really 'Nebraska values' types that are super vocal here and somehow manage to speak for a bunch of people who don't care enough to vocalize their own opinions.

Ahem, the Gold Building rumor is 23 story mixed use building.

I will be extremely disappointed if we do not get a few significant residential high rise along the streetcar route in the next decade.

I'm sure it's inevitable in Omaha. But I wouldn't be surprised if it happens outside the CBD. Blackstone or near UNMC or Creighton for example.
