It does look like they’re protecting the lower level parking garage with an approximately 12 or 15 foot high flood wall along Saddlecreek. I’m surprised how high and wide the bridge is above Saddlecreek. It must be about 40’ above saddlecreek road passing under it, which is good so that more sunlight will get under there. It probably still won’t be a very fun place to walk under that bridge, unless it is well lit. But overall it is a very exciting project!

Any new projects like this come with stormwater retention plans, especially multi-acre projects like this. Not saying it will never flood again, but there should be some mitigation efforts included in the construction here.

That’s a good point. The amount of green space coverage shown on the site and bridge may very well be part of that mitigation plan. It will catch and slow down storm water run-off and will likely route it to underground detention basins. They will probably actually reduce the speed of the current run-off compared to all impervious hard surfaces there now.

The biggest piece of midtown Omaha's new Saddle Creek redevelopment site should start rising as early as next spring: a 350,000-square-foot administration facility serving the University of Nebraska Medical Center.

Planned for the southwest corner of Saddle Creek Road and Farnam Street, the tiered complex could stretch as high as 17 floors and will house work and office space for clinical faculty as well as shops and retail bays.

Perhaps the most notable feature: The roof of the low-rise parking garage will resemble a small park that extends east and over busy Saddle Creek Road. Serving as a pedestrian crossing, the landscaped bridge could be as wide as 60 feet, and will link the new development to the existing UNMC campus.

When the overall, sprawling Saddle Creek redevelopment site is completely built out — that could take a decade or two — it should contain about 1.75 million square feet of building space, said Brian Spencer, director of facilities and clinical space planning for UNMC and Nebraska Medicine. That adds to the 9 million square feet of buildings already at the medical campus.

Spencer expects the administrative complex to take up to 48 months to complete. A deteriorating industrial building is to be demolished to make way for the facility.

Passersby in the Saddle Creek area might notice a dirt construction area on the northwest corner of Saddle Creek and Farnam. That corner also is controlled by UNMC, Spencer said, but plans for what might rise there have yet to be made public.

Crazy that it might take 4 years, so construction should be completed around Spring 2026.

That's a long build time. There's got to be something going on with this building that they haven't already disclosed. Also, the City is going to own the parking garage; made me thing about the ownership of the other garages on campus? Last thing, this quote:

I know it's not a secret that UNMC is accumulating land to expand, but they seem to be more and more aggressive.

I think the building looks super sharp and I'm glad they're preserving it while utilizing it in a new way. It's really nice they are including a permanent protected bikeway, I am sure workers at NE Med will be happy. If I remember correctly, the proposed beltline trail runs through this area as well, maybe on the elevated crossing over saddle creek? I haven't seen it in any of the renderings and was curious if anyone knew.

The two things that if we had to tear anything there down, it would be those right now.

The University of Nebraska Medical Center formally broke ground on the Innovation Hub at Catalyst in Midtown Omaha.

It’s a facility where leaders in medicine, technology and business will come together to create products for the world.

“This project and the neighborhood that will surround it will revolutionize the western edge of our campus here in Omaha,” said UNMC Chancellor Dr. Jeffrey Gold.

The giant shell of an old steel plant in midtown Omaha is to be transformed within a couple of years into Nebraska’s new, roughly $65 million hub of medical business innovation.

Called the Catalyst, the 170,000-square-foot structure on the west side of Saddle Creek Road near Farnam Street will be operating in tandem with its neighbor across the street, the University of Nebraska Medical Center, said Dr. Jeffrey Gold, UNMC chancellor.

In past years, Gold said, the medical center’s “broad and deep research” has led to hundreds of medical inventions and patents. But those largely have been licensed for commercialization by companies based in Silicon Valley and elsewhere, he said, since Nebraska lacked an adequate biotech and bioscience corporate footprint.

The Catalyst, expected to open in late 2024, is designed to provide a home and incubator for startups that would bring high-paying jobs and economic development to the area.

Budget is up $20 million from when it was first announced in 2021. Really exciting project for the City.

Drove by this place this evening, pretty impressive structure. It's not everyday you see a structure like this in Omaha. It looks like something you might see in Chicago or Pittsburgh. I have not been real familiar with this particular project, I'm going to try and watch it more closely now.

Rezoning request. Lot 1, the admin building will to TOD-1-MX, the remaining lots are TOD-2-MX. We already know the admin building is not going to be very tall anymore and TOD-2-MX limits height to 96', so don't expect anything really tall at this part of the campus. Notwithstanding, I am excited to see this part of campus fill out and up.

The University of Nebraska Medical Center will unveil the name of its new district just west of its Omaha campus. The 30-acre district initially will contain an innovation hub named Catalyst, UNMC’s CORE (Campus Operations and Research Excellence) building to support computer-based research and wet lab-based research for drug discovery and oncology research, as well as a 750-stall parking garage. The district will cultivate collaboration, scientific innovation and economic development.
