Brad, thanks for the assist. Nice and flat. Between this and the potential Dodge Park redevelopment, CB could see a huge increase in housing stock and growth over the next decade or two.

Another update from MBJ is that the City will pay for and develop the street and utility infrastructure. They also intend to sell to myriad developers for no profit to keep end sales price low. How low? $175-250k. Will it happen? We'll see, but more information is anticipated in 2023.

The City of Council Bluffs is hosting a public meeting about the proposed East Manawa development, which would be located between East Manawa Drive and Mohawk Street, south of the Council Bluffs Country Club golf course.

The proposed project would develop the 93 acre property for mixed use residential housing and retail.

The land was purchased by the city in June 2022 using funds received from the American Rescue Plan Act, with the intent to create new housing for all income levels, according to Courtney Harter, director of community development.

Thanks for the update! 900+ units once all built out. I love that there is a substantial mix of different housing types and there is planned commercial/retail bays in the main street.

While I like this development here, there are a few other lots for sale to the south that I hope get added to the state park and not developed.

Using $4.2 million in awarded ARPA funds, the city bough nearly a hundred acres of land east of the lake last year with the goal of building new housing and retail spaces.

COUNCIL BLUFFS, Iowa — Council Bluffs is embarking on a one-time opportunity to build hundreds of new housing in East Manawa. This week, residents got to see the first drafts of the new subdivision project in an open house. All eyes are on East Manawa in Council Bluffs as the new development promises to change the entire landscape and bring hundreds of new residents to settle down.

"This is a one-time opportunity for us," said Courtney Harter, the community development director at Council Bluffs. Using $4.2 million in awarded ARPA funds, the city bought nearly 100 acres of land east of the lake last year with the goal of building new housing and retail spaces. It is something staff says they had to jump on. [/b]"We buy land, but on this magnitude, no, this is a rarity," said Harter. These 93 acres are currently just farmland, but the city is hoping developers can turn it into their newest neighborhood.
