Park Ave and Poppleton Apartments
±1 acre site south of Poppleton between Park Ave and 29th (the street immediately west of 480).
Got the re-zoning notice today. Going from R8 high density residential to mixed use commercial / residential with what appears to be two two-story MF and one four story MF and commercial. Not a lot of details otherwise.
Anything better than what is there now.

Interesting layout. I'm excited to see the renderings.

Looks pretty amazing and what we need! 51 apartments and some commercial, and not too much parking for the area IMO.

Re: 1303 Park Ave / inCommon mixed use
inCommon as the developer would almost certainly include at least some affordable units too.

This submission is only for Building 4 in the site plan, right? Have we seen anything about the "Park Ave Development"? Also, 51 units on basically an acre; another good infill project, especially for Park Ave. Also, I thought it was going to have a pool, but nope, it's a pickleball court.

Answering my own question; here is the information on the 1303 Park Ave property.ita wrote: Fri Jun 02, 2023 10:38 am This submission is only for Building 4 in the site plan, right? Three structures, with a row of 8 townhomes, a two story commercial building and a 4 story, 64 apartment unit building. Not in love with the layout and the retail could of been ground floor and more to the south closer to the existing retail strip. But with the Poppleton and 29th street apartment projects, that's 110 units to this neighborhood. And I need to correct myself, the two adjacent developments are on 1.1 acres of land, so that's really good density for the area.

Park Ave and Poppleton Apartments
Nice looking project on the SE corner of Park Ave and Poppleton looks like affordable housing and love the little commercial building addition. "The development plan for this property includes a two-story townhouse structure (8 units), a four-story multi-family structure with garage parking (64 units), and a two-story commercial building (3,720 sf)."

Looks like an affordable housing submission for the lot to the east will be presented soon, too.

This one got approval from the city council for some TIF funding, should start construction in May. The developer is still working on financing for the Park Avenue buildings.Brad wrote: Fri Jun 02, 2023 9:33 amMy bad, this link has the elevations in it. Look like the lot to the west is going now too:

Poppleton West is Phase III of a multi-phased project by inCOMMON Housing Development
Corporation. The project site is a single vacant lot immediately to the west of the recently
approved Poppleton Project East (Phase I) TIF redevelopment, which is nearly complete by
inCOMMON, the same developer. Brando Townhomes (Phase II) was approved by the City
Council in 2025. The Brando (a seven unit rowhome) soon to start construction and Poppleton
West share a lot. This lot will be subdivided into two parcels. Poppleton West will be constructed
on the eastern portion of this parcel.
Poppleton West will be a mixed-use project. It proposes a 63 unit multi-family residential
development built over a 1-story underground parking structure with 61 stalls which will extend
across both parcels. The parking structure will provide parking for both the Brando project and
Poppleton West. The project also contains a 4,400 square foot commercial space on the ground
floor. The project owner plans to target an MBE/WBE childcare provider

Re: Park Ave and Poppleton Apartments
Even though it gets its name from Poppleton Avenue, I love the name being used as much as possible. I read the book about this great man from Omaha's earliest days, and he's become a kind of hero to me. More Omahans should know about him, and perhaps he can one day get a statue and maybe even a plaza.Brad wrote: Fri Jul 31, 2026 8:47 am Look like the lot to the west is going now too:

His involvement in the Omaha Claim Club is pretty suspect…stadsborgare wrote: Sat Aug 01, 2026 10:16 amEven though it gets its name from Poppleton Avenue, I love the name being used as much as possible.
