Park Ave and Poppleton Apartments

±1 acre site south of Poppleton between Park Ave and 29th (the street immediately west of 480).

Got the re-zoning notice today. Going from R8 high density residential to mixed use commercial / residential with what appears to be two two-story MF and one four story MF and commercial. Not a lot of details otherwise.

Anything better than what is there now.

Looks pretty amazing and what we need! 51 apartments and some commercial, and not too much parking for the area IMO.

inCommon as the developer would almost certainly include at least some affordable units too.

This submission is only for Building 4 in the site plan, right? Have we seen anything about the "Park Ave Development"? Also, 51 units on basically an acre; another good infill project, especially for Park Ave. Also, I thought it was going to have a pool, but nope, it's a pickleball court.

Answering my own question; here is the information on the 1303 Park Ave property.

Three structures, with a row of 8 townhomes, a two story commercial building and a 4 story, 64 apartment unit building. Not in love with the layout and the retail could of been ground floor and more to the south closer to the existing retail strip. But with the Poppleton and 29th street apartment projects, that's 110 units to this neighborhood. And I need to correct myself, the two adjacent developments are on 1.1 acres of land, so that's really good density for the area.

Nice looking project on the SE corner of Park Ave and Poppleton looks like affordable housing and love the little commercial building addition. "The development plan for this property includes a two-story townhouse structure (8 units), a four-story multi-family structure with garage parking (64 units), and a two-story commercial building (3,720 sf)."

This one got approval from the city council for some TIF funding, should start construction in May. The developer is still working on financing for the Park Avenue buildings.

Even though it gets its name from Poppleton Avenue, I love the name being used as much as possible. I read the book about this great man from Omaha's earliest days, and he's become a kind of hero to me. More Omahans should know about him, and perhaps he can one day get a statue and maybe even a plaza.
