Interesting. Is Gunderson’s moving from Village Pointe then? That seems awfully close for two locations.

Well that explains why some of the land is owned by Gunderson's Properties LLC then lol. With them currently located at VP, I didn't think it was that and was trying to see what else they run.

Btw, I think Charleston's should be 105.

mostly stand-alone buildings? maybe a strip mall? I understand it was a stretch when they were advertising this project as an urban-style development. But it looks like the project is doing the exact opposite and sticking to building a suburban park with a couple large corporate offices, a car dealership, strip malls, and parking lots. boring.

From their website:
"The Heartwood Preserve development is a complete re-imagining of what urban development means. With nearly 500 mixed-use, pedestrian friendly acres it is poised to become the cornerstone for living, working, shopping, and playing in Omaha."

should be more like "500 car-friendly acres with drive-throughs, a dealership for your car to see other cars, and workplaces you can drive your car to". Sorry for being harsh, but it stinks seeing a good project idea pivot in the wrong direction. Pedestrian-friendly obviously has a different meaning to these developers. whatevs.

You're not being harsh. This project has been heart breaking.
When they opened Applied Pkwy just south of Dodge, I knew it wasn't going to be pedestrian friendly.

They are rental. That Exhibit B (Sheet 6) would show individual lots for buildings that were for sale and it does not so that would make them rental.

also notice the lack of trails in the latest rendition. that was a center piece to the project noddle sold to the neighborhood. not seeing the pacific street ped bridge either.

the sea of parking lots is going to make the rents artificially high, and it will struggle to keep the mix needed to sustain the vision of the project.

were coming up on 10yrs on what noddle said was going to be a 20yr buildout timeframe with only about 25% completion, and lack of core features (the core). i get commercial realty is tough today, but even without rona, i saw this was going to be a slog in a already realistic soft market.

im guessing the applied underwriters hq is prettymuch on infinihold as i never really see any progress over there.

This was all announced in 2016 and didn't really start construction until 2018. So it's only been about 5 years. Also, ita's post with the updated site map still shows trails and the bridge over Pacific.

While I doubt this will end up anywhere close to what was envisioned, one thing to remember is that the buildings along Dodge were originally proposed to be big box stores. Other than the car dealership, they ended up doing a lot better along that stretch.

omaha seems to get slideways by listening to the always shamefully overly optomistic real estate heads in town when doing this stuff and the projects always come out half baked overdue and over budget.

Nothing we’ve seen so far is out of line with the plans that were initially presented. We’ve known these more suburban elements we’re going to be built since the beginning. There’s been more progress on this site than any development Omaha has had in years up until Mutual.

I don't doubt there were things going on that far back, but looking at this article, the land wasn't purchased by the developer until 2016 and the groundbreaking wasn't until 2019. I could be wrong, but I don't think the build out time really starts until groundbreaking.

I agree - I feel this development has been progressing just fine. Especially considering a pandemic/supply chain shortages along the way. I also feel like what’s being built is pretty much as expected although TBH, with all the disappointment in the comments, I wondered if I somehow missed something and that things really were off course or something…

One of the reasons we move to Harvey Oaks was because of this development, which is humorous because many of our neighbors hate it. It wasn’t going to be cornfields for ever and this is leagues better than 1,000 Celebrity houses going in there.

2 major reasons for the delay was Covid/Supply Chain issues and then the Ovation fire. I’m sure if the fire didn’t happen there would’ve been more movement so far. Limber will be headed there before we know it and all hands will be on deck, a new GC is doing it which is a positive.

There is one more reason though and that is that Applied Underwriters is running it themselves now. My heart sunk when I found out Noddle was out. This has tempered my expectations greatly.

With that being said, the Pedestrian bridge is still going in, hopefully all of the trails will be built, Broadmore is still building their apartments, and now that the Mutual tower is moving forward Lanoha can refocus on finalizing The Row. I’m hearing this is almost all in place to announce so hopefully by end of summer they finally do so.

My contacts at Jackson Group have been silent on anything besides the expensive lots over by the church. Every time I ask I just get a "we hope it starts moving soon" reply.

Walked through this area the other night. The trails are finally starting to take shape along with the water features at the west edge. Grading has been done and it looks like they will probably pour the next stretch soon from the existing portion next to Valmont.

There's a couple new roads intersecting the area bound by Canopy Ave, 145th St, Dewey Ave, and Applied Pkwy that look like they will eventually have brick placed over (the curbs are deep and the drainage grates are raised up).

A foundation has been started at the east lot 102, so it looks like Starbucks has started construction. That makes a total of four retail buildings going up in that area.

Gunderson's is pretty far along with siding going up and a parking lot already poured.

Have you been to Aksarben? A garage hidden behind all the buildings they are supposed to be building.

And to clarify, the new parking lots they are pouring are by other massive parking lots of those corporate buildings across Branch ST.

This mindset is exactly why this development will be a massive disappointment compared to the original renderings.

This is definitely a major disappointment. I like the original South Farm name and design better. Rustic small town community with main street. Walkable and dense! The barn top was supposed to be part of farm themed farmers market.

Yes, massive parking lots next to more massive parking lots with not much to do. I guess it creates a blank slate when they decide to do it over.

There’s so much just flagrantly wrong with your comment I don’t even know where to start. But instead, I’ll just remind you that ever parking lot you see is a waste of space and woefully inefficient for taxpayers everywhere. Big beautiful parking lots = complete lack of economic, cultural, and human activity.

Even the Omaha chambers admits, that their quest for increasing parking stalls in the past, only ended up reducing economic activity of Omaha. OC, based on studies, show that building more densly, with less parking stalls is the way to increase economic activity.

Parking lots are an eyesore and the more parking lots there are, the uglier the surrounding area looks.

There's a reason why the area west of 72nd and dodge is ugly and unpleasent to be in (big parking lots) and why Midtown Crossing looks pleasent (parking stalls intelligently placed and parking garages)

It's not about banning parking lots, but reducing the number or using side street parking and or using a multilevel parking garage. Also, providing multiple transit options, allows traffic congestion to be better controlled, because having everyone clogging the streets makes everyones commutes longer, don't you want those that want to use transit to use that, instead of contributing to the congestion that keeps getting worse in west omaha?

What you are envisioning are what Texan cities do, big "beautiful" parkinglots, with almost dead downtowns and traffic congestion out of control. The city pays with less economic activity and the residents pay, by spending more time behind the wheel.

Mahogany, Charleston's, the Cigar Lounge are all vertical and mostly enclosed. The retail strip is the only building not vertical.

Noticing infrastructure work at the residential neighborhood at the corner of NW Pacific and Applied. City council recently approved a replatting of that portion of Heartwood Preserve. Also, there is a lot of ground work happening north of the High School where an apartment project was planned. I am hoping we get start seeing those areas going vertical with housing within the year.

I walk through this area periodically. I'll have to check it out this weekend. I'm hoping the trail is continuing to come along.

I recently had this website shared with me by a colleauge that said this is coming to the Heartwood Preserve. The website says coming to Hartwood Preserve(Yes, spelt Hartwood
