Last I saw there was a big "For Sale" sign in front of it. I'm not sure if they've sold it yet.skinzfan23 wrote: Wed Aug 16, 2023 10:57 am Any word on what is going to happen to the previous Menards building?

I wonder if it will become another store like Lowes or if they would demolish it and use the land for something else.
There has to be pretty good demand for that land with all the other restaurants, car dealerships and retail near the area, not to mention being right off of I-80.

If Menard's owns the land, it's unlikely they'd sell it to a competitor.skinzfan23 wrote: Wed Aug 16, 2023 11:31 am I wonder if it will become another store like Lowes or if they would demolish it and use the land for something else.

You can count out other retailers like Target, Walmart or Kohl's as they all already have established locations nearby. Maybe a grocer like Hy-Vee would be interested.

Re: Mall of the Bluffs
possibly, but it's not undeard of for competitors to sell assets or land to a competitor. At my previous employer, we were actively looking for land to expand or move to in place of the location we were at. There were several competitors willing to sell, because they were looking to move as well. Turned out that one of the areas we were scouting was purchased by a different competitor in the same industry. Selling property frees up capital, maintenance expenses as they relate to upkeep (especially during the colder months where you have to ensure there is heat and electricity, even when unoccupied), and it also means you aren't paying taxes on property you aren't using.TheSeventhBrat wrote: Mon Aug 28, 2023 5:28 pmIf Menard's owns the land, it's unlikely they'd sell it to a competitor.skinzfan23 wrote: Wed Aug 16, 2023 11:31 am I wonder if it will become another store like Lowes or if they would demolish it and use the land for something else.

As far as it goes, I don't see Lowes entering Council Bluffs. I could be wrong, but it would seem home depot and and Menards have a pretty good hold on the available market share. With the vacancy at Menards, that means there are 3 substantial buildings sitting empty down there (Gordman's, Toys R Us, and now Menards).

Wow, didn't think about all 3 of those sitting vacant. Still think the area could expand, maybe more restaurants or something.
