Elk Creek Pines (NEC 168th Maple)

Couldn't remember seeing this on here.

Elk Creek Pines to be located on the NE corner of 168th and W Maple Rd, straight east of the new Super Walmart. On the Grubb Ellis Loopnet site. Looks to be suburbia business park action to me.

Last time something was proposed for this location the Omaha City Council rejected the plan because the Neighbors in Elk Creek Crossing opposed the Bridge that was to be built in to the neighborhoood because it would put too much traffic in the neighbordood. However by the green arrow you can see that it was called for on the origional plat, but once again new homeowners did not do their homework.

Looks like this time around the bridge will not be included.

We were not opposed to the development. We did not want the bridge. The new proposal does not include a bridge. So am I missing something here.

From what I can see the plans look attractive. At least for suburbiaville. (That's a nod to my more urban-minded friends!

Seems like the bridge would have been a nice addition. I can't imagine it would have driven up traffic, given it doesn't appear to take a path to Maple or 168th. On the other hand, it would have given the development an uncharacteristic (of suburban development) connection with the adjacent neighborhood. This is one appealing attribute of the Lakeside development... no bridges, but the commercial and residential co-exist well with one another.

More traffic, as in hundreds if not thousands of cars using one's street as a through street.

I am not disagreeing that the bridge would create a problem. If I was a resident that lived close I would oppose it also, not only due to the traffic, but also if they build a bridge, there would be a lot of trees lost also.

As far as the reasearch, if you look at the Elk Creek Crossing Plat that was filed with the Douglas county engineer, that road was planned since the beginning before a single house was built.

I would call it more of a parkinglot for the bike trail. A bridge would be nice, but Benchmark could have planned it much differently to lower the impact on the neighborhood.

Also, speedbumps on North Branch Drive would help the traffic problem.

I live in the subdivision. The neighbors concern is that the bridge would make Sahler St a connector to 156th Street. Plus, it was feared that the neighborhood east of 156th Street would find this a convenient connector as well. The street is the only one that would have run all the way from about 150th to 168th.

The Neighborhood Association hired a traffic consultant that bore out their concerns. Chuck Sigerson, of the Omaha City Council, looked at the plan for the bridge and the anticipated traffic flows and sided strongly with the neighbors. Considering he is not going to get votes from these people his strong stance against the bridge was all the more notable.

I honestly don't know if this would have created all of this traffic. But the association did a lot of homework and apparently created enough believers on board to stop the bridge.

I just hope they don't get a drive thru fast food joint in that new development with a loud speaker that keeps me up late at night with the repeated chorus of "Welcome to Taco Bell".

Actually they are building a Taco bell next to the Runza on the SW corner of that intersection, across from the Walmart. It will be like 171st and Maple on the south side.

It is impossible to find your way through that neighborhood with out a GPS and a trail of bread crumbs. I am sure they were afraid people would wander in and get lost for ever, driving endlessly up and down the roads.

There really should have been an access to the east from the commercial corner. The plan for a bridge was indeed in place prior to all of the housing. Unfortunately, whining residents almost always carry a lot of weight (more so than good traffic planning anyway). The lack of a connection will, in the end, hurt the corner and inconvenience the residents too. All of those near Village Point screamed at the thought of connections and now they have put gates in fences and other things so they can get directly there!

BTW, the current plan is different, although not enough to matter (site is too small to change that much!)

i read about a month ago that first national will have a bank at 168th and maple thatll open spring/summer 2007. i wonder if #1 on your map is fnb?

Hmmm. Now that you mention it #1 does look like a bank with drive thrus and an ATM machine at the end like many FNBs in town.

I can't believe all the development in NW Omaha. Like today, I was at 144th and Ida streets, and I could not believe all the housing north and west of 144th & Ida. For a second, I was literally disoriented. I could see the 144th street sign ahead of me, but I thought I was on Fort Street looking north (towards Ida). Instead, I was on Ida looking north. It is hard to believe.

The two pictures of this place above my post were both from 8 months ago and it looks exactly the same today. Between 144th and 168th there is a ton of open spots in newer buildings, yet they keep on putting 'em up. It amazes me.

Also: Random new thing I saw when I drove to take these photos. This site is over near Kum & Go, fnbo, and Geno's Bar & Grill off of the Northeast corner of 168th & Maple. Anyone know what this will be? (EDIT: I did some sleuthing and it seems it could be owned by the same family that just built the SmileStation office next door.)
