I can't say a thing. But the rumors have been quiet for a while.

It makes me suspect something big is going to be announced sooner rather than later.

It’s probably one of the most prime parking lots in the city. Fingers crossed it gets something big.

A while ago somebody put out a rendering for an ~ 20 story residential building. I thought it looked pretty good. If it had been done, it would have been there for a while now. With the streetcar coming and everything else going on down there, I wouldn't doubt we could set our expectations even higher.

Does anyone know what the plans are for the old Michaels Cantina across the street from here? They have been moving stuff out for the last few weeks and I noticed it’s not listed for sale anymore. Would be nice to have something fill that space as well.

Yeah, that's it. It wasn't even a proposal. It was on Meridian Development Group's website and was easily identified as this site. It was up for a month or so and has since been taken down, but is still in the background of their homepage. They really haven't done anything, even with their other projects since that photo was discovered.

This does serve as a good example of what we should expect for developments along the streetcar line; increased density and height, mixed use with ground level commercial space, hidden parking. This particular example is inline with Vancouver high rise condominium projects. If we keep getting stuff like the Brickline along the streetcar route, I would be disappointed.

That had to be it, though I sorta thought I remembered a view from the east and the tower part itself had more brick. It very easily could have been a dream. But yes, I'd love to see that all along the streetcar route. I'd like a taller and more slender building like this with a better ground level scale, like the idea above. You all know how I feel about that building next to Cottonwood Hotel

Loopnet (which is still listing the property for sale)is also stating Voodoo Taco will occupy the former Michael's in October.

I’d have serious doubts. They have had a few spots shutter already (and not dogging the place - I like it), so I can’t see two locations essentially a mile from each other.

I would say 6-8 months under contract is normal. 12 months during tougher markets. HOWEVER, almost always that time is for getting the project incentivized and entitled. Probably would have heard about it by now. Lots of great projects across the US are pencils down due to high rates and pricing that hasn't receeded.

Due diligence and the current economic climate are completely reasonable. And yeah, we haven't heard anything for some time. Therefore, if whatever was envisioned here or anything else materializes, don't hold our breath.

Is it the whole block? Or just the southern half that was up for sale?

Drury's new builds seem to be similarly bland and 8 stories. I'm trying to wrap my head around how Drury can pull off something "cool and tall", like OmahaJays rumor about this site.
OmahaJaysCU wrote: Sat Apr 27, 2024 7:28 pm I truly wish I had more specifics, but the source this came from is too legitimate to not post.

I was told yesterday that whoever is buying the parking lot that’s been for sale here (north of Harney) is “doing something pretty fricken cool and tall.”

I’m hoping the other sources on here can help piece this together.

Bland like the one for Lincoln.

Perhaps a parking garage get it over 8 stories.

Meh. Hoping it was residential, not hotel. But it's better than a parking lot, I guess.

I hate to complain about a surface parking lot getting built on but agree with others, hopefully the design is better than their Lincoln location.

Well that’s a mild bummer if it ends up just being a hotel. A good podium building with a residential tower as has been rendered before would have been perfect. Hopefully they have ambitious plans in mind I guess.

Just to clarify, are we talking about the lot on the north or south side of Harney?

I'm assuming the north. The South side is Mercer land and I don't believe listed for sale.

Yeah this Nashville one looks like the best new build in their portfolio.

I think this is a different rendering than the previous Lincoln proposal, but that would be a big disappointment for this site.

Definitely. The only negative to the Nashville one is that it turned out to have the white brick/stone facade instead of the more tasteful brownish look in the rendering above. I really hope whatever they do here meshes well with the O.M.

I feel like the city has been pretty decent at pushing buildings to be relatively contextual within the Old Market. Hyatt Place does it ok, the new Moxy does pretty well, etc. So maybe they'll push for certain design standards on a build like this.

I hope they come up with a good design. I also realize many on here want the cache of a Omni or a W downtown.

That being said, a large Drury really fits in with all of the family oriented attractions Omaha has added or in the process of adding/expanding downtown (like the Children's Museum).

When our kids were younger and we traveled, Drury was our top pick. They offer so much more with the room rate. Free breakfast (an upgrade over what HI Express and Hampton have), the afternoon kickback with almost a meals worth of food and a couple adult drinks. My kids loved the pop and popcorn machines in the lobby. For these things too, when coaching travel hockey, I would try and guide our team to stay at them as well. With it being downtown, it just brings more of these type of groups plus families. Really glad they are choosing DT Omaha vs out west.

Agreed on this. An Omni/W works better on the old UP site as part of a mixed use, or in conjunction with the convention center expansion.

Thats nice to know about Drury. We stayed at a hotel once in a Chicago suburb and they offered the popcorn and 2 adult drinks, it was a nice touch and the kids really loved the popcorn to snack on.
