I can’t wait to see the disaster of finding a parking spot unfold now that stories and TGL are both open! I know they’re constructing another lot at some point but it’ll be interesting until then around lunch and dinner times

Developer anticipates investment eventually to hit nearly $200 million


GRETNA, Nebraska — About 170 acres of former farmland near the Nebraska Crossing outlets is expected to turn into the Omaha metro area’s largest contiguous industrial park. Developer NewStreet Properties believes that the project over time will lure investment of up to $190 million. The Gretna Logistics Park, as the site is called, is to kick off with construction of a 400,000-square-foot warehouse. That structure will be a speculative build, meaning tenants have yet to be secured. Early plans also call for a second building that will stretch up to 300,000 square feet and employ up to 200 workers. That employer is known, but NewStreet declined to identify it yet, as the sale of 25 acres for the assembly and production plant is still being finalized.

In all, the broader development site could fit some 2 million square feet of industrial and warehouse building space for uses such as manufacturing and distribution, said Peter Frei, vice president of investments for NewStreet, which bought the Sarpy County ground last year south of Interstate 80 off the Nebraska Crossing exit between Omaha and Lincoln. The Gretna project signals continued strong demand for industrial projects that Frei believes will pick up in the region during the next five to 10 years. He said NewStreet wants to be ready when potential tenants come calling, so as not to risk losing another business to a different city that has more move-in ready sites of that size. “We think the tailwinds that the industrial market has been experiencing, and that have been exacerbated by COVID, will continue,” he said.

‘A lot of dirt’

Construction on the first speculative warehouse will begin soon and likely be done in late 2023. NewStreet is so confident one or more users will come forth that they’re starting construction without any secured lease. Frei said that there is a shortage of jumbo manufacturing and distribution spaces in the Omaha area and that suitable tracts of land on which to build them also are becoming scarcer. Indeed, much of the new and larger industrial space has sprouted nearer Sarpy County’s Papillion, along or near Highways 50 and 370. But that growing area, Frei said, has become busier with traffic and area housing, which is partly why NewStreet started looking for a development site near a different Interstate interchange. His team found and bought the 170 acres of hilly farm ground near the open-air Nebraska Crossing mall. Land preparation was extensive, he said, requiring about one million cubic yards of dirt to be moved around to flatten the area. “That’s a lot of dirt,” he said. All streets and utilities are to be installed by mid-2023. The developer created a sanitary improvement district to help fund public improvements. The park is to be developed in two phases. The City of Gretna has approved necessary platting. The first building is to have a 36-foot height clearance and a cross docking feature that enhances speed, flow and efficiency when dealing with certain inventories.

Boundaries are stretching

Dennis Sciscoe, an industrial broker with the Cushman & Wakefield/Lund Co., is the listing agent and said the 400,000-square-foot planned structure stands out as the area’s largest industrial-use property to be built on a speculative basis. When all park phases are complete, Sciscoe said, the Gretna project would be the Omaha metro area’s largest contiguous industrial park. “The boundaries of industrial development are pushing outward, which is a good sign that our market is expanding,” he said. Other industrial parks are under construction in the metro area as well. R&R Realty of West Des Moines, for example, has been building a huge development in Sarpy County near Highways 370 and 50 that rivals the overall size envisioned at Gretna, though the R&R property splits and is not contiguous. Omaha developer White Lotus hopes to build about 1 million square feet of warehouse industrial space on 71 acres near Lincoln, and also is developing the 138-acre I-80 Logistics Hub in Sarpy County at 132nd Street and Cornhusker Road. A sample of tenants occupying I-80 Logistics: Amazon, United Parcel Service, Home Depot, GXO Logistics, Scooters. The Opus Group plans to develop about 550,000 square feet in Council Bluffs and, said Sciscoe, has leased a sizable chunk to Packaging Corp. of America. The Omaha-Lincoln area offers attractive middle-America location and easy transportation access points, Frei said. But he said he has known potential users who have flirted locally then turned elsewhere because of the shortage of readily available large spaces, notably in the 300,000- to 700,000-square-foot range. Frei said the NewStreet project hopes to provide hefty industrial spaces for businesses seeking a relatively fast ramp-up for a project launch. “There are users out there who need a home,” Frei said. “We’re positioning ourselves to grow along with these tailwinds.”

The Beanery is opening another location at 168th & Giles. That will bring them to 4 locations (original Gretna location on Hwy 6/31, downtown Papillion, Hwy 6 in Ashland, and now 168th & Giles).

Looks like Jenson Tire is on the agenda for zoning approval at the next Gretna City Council meeting. The location is off of 186th & Hwy 370 in lot 1 of the Aspen Creek Development along 270.

They were quoted as saying they look forward to shopping at Fairway and not having to stock the shelves etc.
After McKinney's closed and Fareway opened, I noticed several former McKinney's employees working at Fareway (I can think of at least 4). I have seen any of them in Fareway in probably a month now. Maybe my visits aren't aligning with their schedules, but I suspect they don't work there anymore. One or two? Sure. All four? Hmm...

I spoke too soon. I'm positive I haven't seen any of them in over a month. Then I walk into Fareway the day after writing this and there was one of them. lol Though, I haven't seen the two sisters that worked there in a while. Perhaps it was just them that moved on (I will now see them within 24 hours... lol).

Looks like there will finally be a new use for what was formerly Spikers in Gretna. The bar/volleyball facility that closed a while ago.


Custom Diesel Driver Training, an Omaha-based truck-driving school, plans to move its headquarters and classrooms into the former Spikers Sports & Spirits in Gretna.

Currently, in South O. per the story, they were originally near Sapp Brothers.

While I was at the Gretna Nebraska Crossing Mickey D's (because the one at I-80 and NE-50 was out of CO2 for the second time in a month) I noticed the Super 8 was dark and no customers. There was a sign on the door, but I couldn't be arsed to check it out, because...it was a Super 8...!

I too noticed that Super 8 in Gretna had absolutely no cars in its lot when I stopped at the adjacent Pump & Pantry a week and a half ago. I made a mental note to check it out, but my mental notepad failed me.

A search of Super 8's website for a hotel near Gretna, Nebraska, does not return the Gretna location in the results. If you go directly to Super 8's website listing for that hotel, then no matter what date you select it says, "This hotel is unavailable for the dates selected." If you try calling their phone number the call does not go through. So, it appears to be at least be temporarily closed. I'm not sure if it's permanently closed.

Super 8 owners do seem to have a bad habit of losing their brand association for failure to maintain franchise standards. There's a lot of hotels where you can tell by the shape of the sign they used to be Super 8's. Though, that particular one has been around quite a while.

I would imagine that's a pretty choice piece of commercial real estate. There may have been more money in selling it to a developer than continuing to run a discount hotel on that spot.

That Gretna super 8 has had the same owner since January 2010.

Side note:
Another super 8 (118th and West Dodge Road) has a whole bunch of hotel furniture in the parking lot today.

I drove through the parking lot last night on my way home. There is a handwritten sign on the front door on reg-size printer paper that says, "Closed for Tonight due to water damage"

Who knows what the real story is.

One of my daughter's friends is a regular customer there. She said they told her August as well. Something about they just don't have enough sales to stay open. Though, I agree it seems a bit far in advance. Perhaps someone who wasn't suppose to say something yet did and it's just working its way through the grapevine.

It might have something to do with the timing of their lease too. Even if that is the case, it is still "out there" too far in advance.

The other conspiracy theory is it was let out to increase traffic to the store.

On Have seen a few, and repeat few, construction-type trucks in the lot recently. Have also seen trash outside. Was at the mall yesterday and did a drive around the Super 8. Most of the rooms had no window coverings on them. The dumpster out back had a LOT of boxes in it from flat-screen TV's The sign on the front door now says something to the effect of reopening soon after remodeling.

I drove by the old Gretna Super 8 motel yesterday. Parking lot has been resurfaced. Looks like the Super 8 signage is coming down and it's now a Red Lion Inn & Suites.

The now Doubletree downtown at 16th and Dodge used to be a Red Lion. Is the brand so greedy/desperate/whatever that someone said "Sure! You're a perfect example of our brand. Rural Gretna-the new downtown Omaha"

They're one of those companies with multiple brandings. So, there's Hotel RL, Red Lion, and Red Lion Inn & Suites. Red Lion Inn & Suites is sort of the econo-brand.

Gretna is the Richest City in Nebraska. :)

Honestly, there aren't too many hotels in the sub $100/night that I would want to stay in anywhere. $120-$150 seems to be the new normal.

Average hotel room in the US is a little over $150 now. Plus, I just checked the Red Lion Gretna, they have rates starting at $80/night. Are you happy now? Haha. Seriously though, it's the hotel that serves the tourist attraction that is NEX, so give it some respect (sorry, also sarcasm).

LOL.

Serious question though: Do people tend to come from far enough for NEX to need a hotel? I imagine a couple at least here and there, but it isn't a two day event. So I'd expect the average tourist to stay in Omaha and make the 15 minute drive for half a day of shopping.

Average hotel room in the US is a little over $150 now. Plus, I just checked the Red Lion Gretna, they have rates starting at $80/night. Are you happy now? Haha. Seriously though, it's the hotel that serves the tourist attraction that is NEX, so give it some respect (sorry, also sarcasm).

Serious question though: Do people tend to come from far enough for NEX to need a hotel? I imagine a couple at least here and there, but it isn't a two day event. So I'd expect the average tourist to stay in Omaha and make the 15 minute drive for half a day of shopping.

Gretna is the Richest City in Nebraska. :)

That hotel building has been there since 1996, so long before the current incarnation of Gretna's outlet mall. My impression is that it was built there because of I-80 and, just like the other economy-priced hotels you find along random interstate exits, it's there for travelers not tourists.

PING: One of you wonks that know how to look at Sarpy property parcel ownership: Heard from my brother who lives in Echo Hills that the Mackey Elevator on Chandler close to Chalco has been sold. I did not hear who bought it, and for the life of me, I don't know the intended development purpose. Any ideas?

Looks like Gretna's Juice Stop is closing in August.
I had seen that on the Nextdoor app over the weekend. Find it interesting that they would make the announcement this far in advance of closing, so I am a little suspect, but probably true.
The Gretna Juice Stop closed on the last day of July. Over the weekend, I see that all the signs were down now off of the storefront and the drive threw menu board.

Sounds like they have just bought the land for a possible future store. The OWH article on this has a more complete quote:
“The answer is that we love the Omaha area and have purchased property in Gretna that is suitably sized and located for a new store,” he said. “The other answer, though, is that we cannot confirm it will happen, or when it will happen. We just don’t know. Hopefully these decisions will be made in the near future. Stay tuned.”

They're grading a lot close to 370 in the Tiburon Ridge apartments development. Does anyone have an idea of what is being built?

Sing says hiring is now underway. Looking at what could be seen through the windows there is interior work to complete but that will go fast.
