An existing $6k seat soccer stadium owned by a private entity who, from what I hear, has no interest in sharing said facility. Keep that in mind. Just because something exists doesn't make it workable or usable for another group.

Much of that is probably a pipe dream for much of our lifetime. The streetcar isn't meaningful public transportation for the bulk of the city and we are decades away from something larger that people will actually use. 95% of Omaha isn't utilizing ORBIT and won't no matter how it's packaged.

Agreed. And an even stronger argument for moving services to the core as much as possible.

Incentivize better transit with more density and amenities in a smaller area.

Incentivize users of greenways and transit by having more modes and denser transit in general.

For those that for whatever choose the least healthy for the city mode of transit (e.g. "I'll drive anywhere in the metro for what I want to see and do") nothing really changes, except maybe we can get enough solvency from the density to better maintain the roads.

I live in Arlington, VA and this is exactly what they have done in the Rosslyn-Courthouse-Clarendon-Ballston corridor. They committed to developing things out and it has taken a few decades to get where it is today, but it is a fantastic area to live in. Being able to walk, bike, or take the Metro or a bus, I drive less than 100 miles a month (the bulk of that is on the highway to go visit my wife's grandparents in Maryland). Trader Joe's, Whole Foods, Safeway, and an Urban Target are all within a 10 min walk. Lots of shopping, as well as my dentist, doctor, and therapist are all within the same walking radius. The Wizards (and other major league sports teams that I don't follow) are all within a 20 min Metro ride/walk as well. And the museums and historical sites.

Omaha will never be Arlington VA or any East Coast city, unfortunately. I'm just a realist on these things.

I agree, and never thought it would be. But there are some things here that Omaha can draw from. More and better transit options could make the Downtown-Midtown-Blackstone-UNMC corridor a much smaller version of the Rosslyn-Courthouse-Clarendon-Ballston corridor, in terms of amenities, shopping, and development.

Regardless, I am moving away from soccer stadium discussion and will move on. Omaha79, there were some mentioned in the past but can you say locations being considered downtown?

I'd heard some slight chatter about the big empty lot near Gallup along Riverfront Drive. But, this was months ago and there has been no update. I'd have some concerns about accessibility in that location, but much of that could be worked through. I'd previously heard that they had an agreement on land up in the Makerhood area, but those involved got a better offer and pulled their offer to the soccer team citing it not fitting with the goals of that area and having something in mind that would be a better fit.

Everything I've heard is 3rd hand. No idea if any of it is true.

Yeah, that caught my eye. So they are not building any new parking. That's a win in my book.

Also, all in all, I am pretty stoked about this. Hoping the residential component has some real height. 100k retail is no joke. That rivals the Capitol District.

Just noticed they have mixed commercial/residential and hotel abutted right next to the stadium. No wasted space in this current plan. I know plans changes over time, but I hope this type of density sticks through the process.

Yes, I think there's a path/trail under construction that you will be able to use, right along Abbot Drive. I noticed it last month after flying into Eppley and driving home.

Definitely. In terms of really connecting the city to the riverfront with development this would be ideal. This is the one significant shortcoming of Lewis & Clark Landing.

Yeah, what a time it will be for Omaha development! MoO, stadium, streetcar. 2026 seems incredibly optimistic, but if they have financing already in the works, they could break ground by the end of this year. Now we just need to avoid a national recession.

Very cool plans. I have doubts on the retail being all that successful, but don't need to be wet blanket today. Will be a very cool addition to the riverfront and all those residential/hotel rooms will certainly help make the area more lively.

Again, still not going to happen. Have you looked at construction costs per mile of the streetcar. The city isn't going to back that unless there is major development along the route. As mentioned several times, a streetcar is not a quick mode of transportation and therefore not a good use to the airport.

Again, still not going to happen. Have you looked at construction costs per mile of the streetcar. The city isn't going to back that unless there is major development along the route. As mentioned several times, a streetcar is not a quick mode of transportation and therefore not a good use to the airport.

I never liked the argument that costs are what keeps the city from building better transportation. Costs certainly don't stop cities from building new stadiums or highways. Rather it's likely due to revenue streams. Stadiums generate revenue and highways lead to more houses and businesses that pay taxes. Systems like streetcars don't generate more than they cost, thus the lack of development.

The houses might pay taxes, but nearly enough to cover the highways needed to connect low density sprawl. The streetcar / rail is more solvent, not less.

Why is the stadium not on the North side blocking the view of the tanks? You could then put the hotel/apartments on the south so they have a view of the river. That also allows people coming from the airport to see the stadium versus a hotel and some apartments.

It seems like the current design gives the taxpayer paid stadium the prime views and the privately developed apartments/commercial the leftovers.

2. They said this would open the door to moving up to USL Championship level, but they didn’t yet confirm they would move up.
