Could be in their due diligence period. I would guess the drilling at this point is for environmental reports, a site like this that was originally developed well over a century ago wouldn't shock me to have some issues you want to be comfortable with before closing.

What would y'all like to see on the ground floor?

Personally, I'd love to see a drugstore like CVS or Walgreens downtown, and this would be a pretty decent location. It isn't glamorous, but it is one of the stores that is really useful in daily life, and that I'd like to have access to within walking distance. Last time I stayed in downtown Chicago, I ended up going to the CVS down the street like twice a day. It is by no means a substitute for a grocery store (still hope that happens downtown soon), but a drugstore is more compact and is often good enough for a lot of needs.

In addition to ground floor retail, I would love to see a couple floors, 2 and 3, reserved for office space. I know the office sector is struggling, but would like to see more Class A speculative office in downtown.

DGX is positioned well with the heavy residential near or around 16th street for walkability, including the rumored 400 unit conversion of Central Park Towers. A CVS or Walgreens on 10th and Harney would be about .5 miles away from DGX, but would serve Old Market residents and pull people from the Capitol District. The streetcar changes the equation, but having more options is key to getting more people to choose to live downtown.

Agreed. I can't see a downside to a pharmacy here.

Also, I'd expect some differentiation between the two. DGX does go very cheap, and not "value" on many items. Need trashbags and have $2? DGX. Need trash bags and want something like Glad Flexy-Hexy bags? CVS.

I'd want nothing short of that proposal on page 1. But I agree, a Walgreens would be great down there. It would pretty much be yet another convenience store, but add meds, toiletries, and some food, there might be enough of a market.

I was thinking 1416 Dodge would be the ideal class A spot. Here office space would be fine but I'd rather see condos or apartments to keep boosting the downtown population.

A pharmacy would be ok but if there were full service grocery in the vicinity would we need another pharmacy? It may not be the ideal spot for grocery but I sort of look at a Walgreens like pharmacy as another convenience store that has some items in common with full service grocery without fully committing and not keeping me from having to get in a car for produce and a diverse meat selection. I'd also rather see a local pharmacy.

Hyvee has everything you need and IMO anything short of it leaves much to be desired. I even think that rumored Trader Joe's would be a let down. This wouldn't be a bad location for a full service grocery store by any stretch.

I think an urban Target would be a great ground level option. You get a small grocery section and basic house/clothing/electronic stuff.

If they could fit a HyVee (or similar) onto this lot, it would be great. But I think that this location is too small, especially after accounting for room for delivery semi trucks. I'd rather see a full-sized grocery on the Civic lot. Or, as long as I'm dreaming, on a redeveloped lot B/D by the baseball park so it can be serviced by the streetcar.

Or actually now that I compare sizes, this lot would be big enough for a Trader Joe's as well as a Walgreens. Maybe best of both worlds? (I didn't realize how comparatively small Walgreens/Trader Joe's were until now).

Maybe my standards are too low but I would say even a 4+1 is better than a parking lot!

I would think it would at least be equal to or more than the Brickline (5 stories). So pushing a 7-8 story building seems like a reasonable get. Getting a CVS or Walgreens would be a great for the area.

Make sure they stock up on lawn chairs, sun block, and Frisbees for the park goers. HA!
