Yeah but im sure these are a fluke keep building with this guy...
Are these listed somewhere? I remember back when I heard about the LBP&K lawsuit against NEX I could not find any reference to it anywhere. Does someone have a link to a filing or a docket number or whatever for any of these?

Other than the Coyotes organization being a disaster and that area having way to much parking, it turned into a great live/play destination.
The Coyotes won multiple Super Bowls???? Funny, I thought hockey teams played for Stanley Cup...

That said the Coyotes have Zero Stanley Cups, and Zero conference Championships.

Also, the Coyotes are currently Homeless playing at Arizona State.
Sounds like you are into sports and should know what I mean. After the developer built a hockey arena for the Coyotes, the Arizona Sports Authority picked picked that same development for a stadium. That stadium hosted the 2008, 2015 and 2023 Super Bowls. They have developed an outlet mall, entertainment district, condos, hotels and apartments there. There is also a $1 billion dollar VAI Resort going in just south of there. Yes, I know that the Omaha metro is not the same as Phoenix.

I agree about the Coyotes and said they are a mess. I expect them to get an arena by Talking Stick Casino (Also the outside of Phoenix)

Rod Yates’ ‘Good Life’ vision grows further to $5B, 3,000 acres. He’s got fans, critics, history.
Cindy Gonzalez
Rod Yates walked his way onto a Huskers split end spot in the early 1980s and has been making bold moves ever since to try to nail the next big play.

Take the Iowa native’s quest to woo a pro hockey team to Nebraska. He not only flew “secret weapon” data gurus to New York last month to make a pitch to franchise executives, he recruited K.C. Belitz, the state’s top economic developer and Gov. Jim Pillen, also of Husker lineage, to come along.

While working years ago in Arizona, Yates “cold-called” the Nebraska Crossing owner to request a role in turning around the distressed mall. He later took it over, at one point creating a national buzz for the business with his $30,000-plus charity bid to win legendary Tom Brady’s football cleats. He caused an even bigger stir with a plan to be the first shopping center owner on the continent to re-open as the pandemic was peaking.

And still fresh for many Omahans is how Yates for six years captivated City Hall with a pledge to bring an elite retail lineup to the dying Crossroads — a show of hard-charging salesmanship for a makeover that never materialized.

Now Yates, 61, is upping his game, turning to the Nebraska Legislature for an unprecedented public incentive package to help create what experts agree would be the largest mixed-use real estate venture in this state’s modern history.
This is a really good article, looking at this project and Yates from different angles. I recommend reading the whole article. While I have my criticisms, Yate's audacity is unlike most developers in town, so let's see what happens.

A big part of his failure at Crossroads was that he wanted Omaha to give him incentives in the caliber that Gretna did. Omaha could afford to hold their line. He did a great job leveraging a competing proposal from La Vista for a factory direct center. Obviously only one was going to go forward, so he had a play there. He didn't have the same leverage against Omaha.

This was interesting for that Nebraska Examiner article:
Nebraska Examiner wrote: Yates tapped Nate Maniktala of Nebraska-based BranchPattern, who he didn’t know previously but has brought on as a partner tasked with attracting business and creating an environmentally friendly Good Life district.

Yates said Maniktala already has identified a 1,000-employee out-of-town corporation that’s considering relocation to the area.

No kidding - as previously mentioned, he "confirmed" to me a few weeks ago that LEGO was building at NEX and plans to open by summer. After that I've had radio silence when I've asked for more info.

It doesn't help that LEGO sucks balls at trying to get any answers from them - no one there either seems to know anything or cares about us asking. According to LEGO's own retail location website they don't even show future stores at this time. We know definitively that Des Moines should be happening this year.

Anyway, LEGO aside, he blew Crossroads because he was asking for the world. The one thing I really don't get is even if he's convinced others (ie, Pillen) that his ideas are good, I'm shocked he could get him onboard to travel and lobby for it. Plus if it's going to cost the govt or citizen of Nebraska $$$ as a big time conservative why would Pillen want to back that?

Would love to see great things happen, but I've learned to not hold my breath on his plans. $5 billion... that's like 2-3 Disneylands. Or, 2-3 NFL stadiums. Dude must be one something REALLY, REALLY GOOD!

Yeah and with the renderings? I really hope it isn't only of that size. For five billion dollars and the goal for a huge entertainment district, it doesn't seem promising at all.

I mean seriously - $5 billion. Aren't we talking just a mountain of money? Like enough to probably build a Universal Studios or Disneyland themepark plus have about 1/2 that leftover to do $2 billion worth of improvements elsewhere?

Even post covid that just seems like stupid money.

Even with the towers, I could be kind and say it rounds up to a billion. But for the intentions of being the next "Mall of America" I just don't see it. It's just so underwhelming. I know renders aren't the final product but it does put out an image of what's intended and if this is what he's proposing, then I don't know. 🤷‍♂️

This is just small portion of what’s being proposed. If you go back to the previous page with the last rendering you can see the small section this comes from. That said, it seems like this could all change again…

Bill advanced to finance development of ‘Good Life’ retail districts with little debate

LINCOLN — State lawmakers gave first-round approval Thursday to a measure that would allow communities, by a public vote, to provide a generous tax benefit for unique retail developments. There was very little mention, however, of the “Good Life District Economic Development Act” during the debate over Legislative Bill 1317, a combination of several bills advanced from the Revenue Committee. Instead, most of the discussion focused on one of the aspects of LB 1317 that dealt with installing electric-vehicle charging stations. It has generated a fight between service stations and public power over fair competition and who should be allowed to build the stations.

Nebraska Crossing has big plans
Rod Yates, the developer of the Nebraska Crossing shopping complex, has said that he is planning a $5 billion development spanning 3,000 acres along Interstate 80. It would combine unique retailers and restaurants, a massive youth sports complex, high-rise apartments and high-tech businesses that will lure out-of-state visitors and help retain youth in the state. Yates has often touted his plans as rivaling The Legends district in Kansas City, the largest tourist attraction in Kansas, which includes a NASCAR track, pro soccer stadium, and 100 shops, including a massive Nebraska Furniture Mart. Yates has also said he wants to attract a National Hockey League franchise to Nebraska Crossing, though the Omaha World-Herald recently reported that the league is not seeking new franchises. Nebraska volleyball coach John Cook joined Yates at a recent legislative hearing touting the possibility of relocating USA Volleyball’s Olympic training facility from Anaheim, California, to Gretna. But repeated calls by the Examiner to USA Volleyball in hopes of confirming their interest have not been returned. During a public hearing on the Good Life District concept, rival developers complained that the bill gave Yates too much power, which von Gillern said has been resolved in the new version of LB 1317.

State lawmakers advance fixes on Good Life District bill
‘before things spin out of control’

LINCOLN — State lawmakers amended and then advanced a cleanup Wednesday of last year’s “Good Life” District incentive bill, which was designed to give millions of dollars in state incentives for one-of-a-kind developments. Some of the amendments were crafted in the Capitol Rotunda, as debate on Legislative Bill 1317 was underway, underscoring the last-minute scramble on what was the final day of the 2024 session to amend and advance bills from second-round debate. Last year, lawmakers passed the Good Life Transformational Projects Act. It was designed to provide state incentives for development of large shopping/youth sports/hotel complexes that could lure out-of-state dollars and visitors and new-to-Nebraska retailers, such as IKEA and Crate & Barrel.

Well, the only NHL franchise that was prime for relocation, the Arizona Coyotes, are heading to Salt Lake City. Not that NHL in NE had a great chance but in my mind this would be the nail in the proverbial coffin.

That’s what I thought. So basically Phoenix takes SLC’s place of those 4 cities if the owner can get his stuff together otherwise, Omaha might be one of 3 cities for expansion.

Rod Yates dropped Ryan Smith’s name in his Grow Omaha interview and said they were neighbors. Assuming that’s true, perhaps that relationship could boost Omaha’s very slim chances.

Maybe, Rod was trying to steal the idea from him and he was secretly trying to beat him to it! Lol. Seriously though, that might have legs to it if he could get him to grease the NHL for him.

Yes, expansion is what Yates was selling, but iirc the NHL isn't looking to do so. A relocation would've been the next best thing.
