As much as we all like to reduce open lots I think most here would raise you 1313 Farnam. The lot in question is indeed big and ugly, but if your point is partially about balancing the skyline what about the lot NE of 15th and Harney? The building to the east isn't exactly a landmark either.
Specifically just from a "What would it look like" to pull the skyline out there a bit.

I’m game for us to do both!

I know there are some who would prefer shorter, more dense buildings, but I believe the high rises do provide a sense of “marketing” for the city. There have been many stories shared about “I didn’t realize Omaha was like this!”, and I believe having the “look” of a large city goes a long way in smashing misconceptions about Omaha. Video shots from the CWS showing 6-7 tall buildings instead of the 2-3 we have now can change perceptions. It’s advertising.

It’s the truth though. It’s progress, importance, whatever feeling it conveys…..but Omaha “looks better” if we were to have a bunch of 25 story buildings than if our skyline maxed out at 12 story buildings.

Yes. And if the city becomes successful in securing a 400ish footer here and a 25 story residential tower, that would be a huge image changer vs the two tower postcard of the last 20 years.

No new information, but I came across this recent development in Arlington, VA, thanks to another member. It a trio of residential mixed use towers, the Evo, Aubrey, and Pierce. The first two total 780 rental units, while the Pierce boasts a little over 100 condo units. Condos are high end, topping over $3M for the tip top. Anyway, this kind of intense density residential mixed use project would be awesome at this spot. There is the usual incorporated office and retail space, but also a fire department station!

Arlington is probably the national poster child of going from a bedroom community suburb to a mixed use urban hub. Their shift to TOD since WMATA opened has been stellar.

You could almost go without a car in Arlington, if you live in one of the urban villages. My wife is from there and we are moving back in a few months to the Clarendon/Courthouse area.

Another development in the Arlington area in Rosslyn that could fit here is something like The Key. It is a dual hotel/residential tower, kind of like Lanoha's original proposal but two separated towers instead of with a connected elevator.

According to the developer's site, though, it's like 6400 a month for a 3 bed. It certainly looks premium, but hot damn that's a lot of money

I was in Arlington 2 weeks ago and I have to say, I was impressed with Reston, nice walkable area.
As for going without a car, I think it is best for going away without a car; as though I had to rent a car to visit Sterling (which is a suburb); the tolls amount to $7 each way and about $11 on peak time, parking was $26 per day in Crystal City Arlington. I do have to admit though, all roads are basically deep black in color with well painted markers.

Traffic congestion is terrible in rush hour and I was glad to ditch the car and use the Metro instead in the Arlington/DC area. I just love the DC metro much better than NYC, looks much more clean, modern and honestly one of the best in the US.

Some of the locals I talked with said they wanted to move out of the DC area and into a city that is not unstable in cost or in surge in crime because the DC area is becoming unstable in terms of cost and there's an uptick in crime.

"bad neighborhood lots of drugs and crime and dilapidated structures and police are always called from crime issues got my packages stolen all the time here"

Maybe the premium rent is worth it?

As for the development you posted, this reminds me of the Nystyle's Atlas Apartments in Omaha with the upper terrace but it has a much larger upper deck and a pool on the upper floor that can easily be both indoor/outdoor pool.

Clarendon and Courthouse do not have a drug crime issue in my experience. Half of the population in these two urban villages are 25-34 and the median household income is over $160K. My wife and I are moving back to Courthouse in a couple months and her family lives just a 10 min walk north of Clarendon. Their neighborhood is full of multi-million dollar homes and they walk or take the Metro to Clarendon, Ballston, Courthouse, and Rosslyn all the time with no issues. This is with children.

Reston is nice, though not part of Arlington. The silver line does go out there, though only one station on the very east part of Reston. In my opinion, the most walkable and accessible area is the Rosslyn-Ballston corridor, which includes Clarendon and Courthouse. You can walk from one end to the other in 35 min or take the Metro and get there in 10. Lots of foot traffic, lots of nightlife, restaurants, shopping, lifestyle amenities, etc. Plus, just across the river from Georgetown and DC and 40 min on the Metro to Tysons.

I hope Midtown-Blackstone-UNMC becomes a mini version of this corridor with the streetcar. Close to downtown and the river, Aksarben, and Crossroads.

Of course Reston is not part of Arlington, its just a midway point between Arlington and Sterling; three areas that were distinct and that I was in, this time around.

I do not know how many years you were in the Arlington area, things may have changed over time, but that comment came from a resident posted yesterday as the time stamp says.

Another comment from a visitor to the area two days ago, I am not sure why:

"Don’t walk your dog alone. especially if you’re a woman. I wouldn’t leave your car parked in the street unless you’re okay with people sideswiping it "

or this one 4 days ago:
"I don’t know nothing it’s boreding it’s gang and violence you can’t get any peace half of the time. "

or this one from a ressident 4 days ago:
"The city views are the only thing special about Boyle heights other then that it’s infested with streets gangs "

or this one from a resident 2 days ago:
"There are no special community events, just lock your doors people steal here and there are a lot of people who like to fight in the middle of the night and break things "

Of course there are other recent comments saying that the neighborhood is good and that's the majority; though its good to wonder why those negative posters, post their concerns.

Interesting...Good observation, thanks for pointing it out; I see the same comments on a different neighborhood, Trulia has to change whatever that section of "what locals say" comments appear. I take back what I said on the Clarendon/Courthouse neighborhood.

I can’t recall a new one. Maybe they’ve been focused on getting Mutual, the streetcar, and Civic Square off the ground that RFPs for this site have taken a back seat, especially given present economic conditions.

They mayor said on Grow Omaha that they are holding onto the RFP because they have a specific vision for the site (she wants minimum 15-20 stories, mixed use), and apparently developers that have come forward with ideas have not met that vision (she said one wanted to do a residential development of “a couple stories”). She also said they are holding off because the site might be used as a staging area for streetcar construction.

This is a good move. Keep holding out for more density. Plus, we need a large enough project that help pull pedestrians to Capitol.

Mayor said on Grow Omaha this past Saturday they are holding on to this lot. Short-Term it may be a laydown yard for the Streetcar Construction. I am expecting/hoping this site to be developed at the end of this development cycle and kind of book end it in the same say the Mutual HQ and streetcar started it. The mayor has said in the past that they were hoping for something very tall with office/hotel/residential/retail but if a hotel goes to Lot B, I'm thinking we will end up with something mixed-use and "just" in the 300-400 ft range.

Remember, that is this mayor. If the mayor changes, you might get a "few stories" just like the Hilton Hotel, if anyone remembers.

I can’t say who sent it to me but I heard 30-90 days for the announcement!

That’s a rendering of the Marriott that was going to be where the Hilton is. It was Daub’s proposal, changed when Fahey came to office

I think that the new fire and police headquarters could go here plus the state bldg. Open up the state bldg to development.
