NuStyle Owned lot NWC 20th/Farnam

On Grow Omaha, mayor Stothert mentioned NuStyle said that they’ve been holding onto the surface parking lot west of Wells Fargo on Farnam (she said 19th but I think she meant 20th) and that they were originally looking at building a 4 story apartment building but were now looking at a 8 to 10 story building because of the streetcar

Has NuStyle ever done new construction?

Aside from the State Office Building lot, I think this is the most pitiable spot in downtown. This is begging for something decent across from The Rose.

Highline phase 2 and they are finishing a new build on 24th and Howard right now.

This is the area that I am most excited to see what the streetcar can do. We go to shows at the rose and that stretch of Farnam looks absolutely sad. Thankfully the hotels a few blocks down were built but this area leaves a lot to be desired. Also wish that they could tear out the building where the federal reserve building is. That does not belong there. It takes almost 3 straight blocks on the south side of farnam and the north side is all parking lots and broken glass.

Friggin love NuStyle. Hope they announce that project sometime this year too.

I thought this was one of the more exciting things the mayor talked about. Looking into it, based on the assessor's site, I think Nustyle owns all of this at 20th and Farnam:

This is a fairly large property downtown. It's a little over 2 acres, close to 2.5 if they can buy that sandwiched property. With such a long orientation, is there an apartment design/plan that isn't a big box? Also, there is an alley north of the surface lot and south of the Masonic building. Hopefully they could utilize that for parking access and not having any parking structures visible from Farnam. It'll be tough with a shallow lot, but hopefully it can be done. Also, that area could use some retail space.

I am pretty sure NuStyle owns that parking garage too.

You're right. It's a 585 space parking garage. Very interesting. Between that parking garage and the streetcar line and bike lane, do you think they can avoid building parking altogether when they develop the rest of the property they own, or at least minimize any new parking to maybe to a limited number of underground stalls?

I wish they would clean up that public parking area. When we were down there just 2 weeks ago, there is broken glass everywhere, and bums sleeping under the layer of the parking area.
