OMG - before Crossroads could even get off the ground (literally speaking) they're dumping a Mega Saver caddy corner to it.

There's the demise of 72nd & Dodge.

What a sad, sad day for all Omahans.

Now they just need to drop a Club 72 - I'm guessing the guys running the infamous Club 180 would be overjoyed to put one of those in the middle of the city. I mean it's zoned for it... I don't see why any neighbors wouldn't be thrilled to have the additional revenue coming into that intersection.

I have never shopped nor gotten gas at a MegaSaver, does anyone else here frequent these gas stations?

Looks like RS Holdings (same address as Megasaver's corporate offices) purchased the property a long time ago, 12/28/2018.

I have never gone into one, but I think it was mentioned on another thread, at least they have updated all their stores recently.

It's 72nd and Dodge. What do you expect to go here. Close a drive that the lot has a legal right to? People need to check their expectations.

Should be one of the more expensive areas of the city to acquire real estate. They aren't putting a Mega Saver across the street from Village Pointe (another expensive area).

Since it needs to be built will they construct a car wash they never intend to open and use it for storage?

I would say “there goes the neighborhood” but the neighborhood has never been particularly nice. I had hopes that with the new central library going in on the SW corner things might be changing for the better. So much for that hope.
Speaking of that neighborhood, here’s a thought. Maybe those giant holes in the ground on the west side of the Target could be flooded and either turned into fishing ponds or a place to practice scuba diving. Nothing else seems to be happening with that empty land.

Oh, you're not being optimistic enough... it's really gonna happen this time! The developer simply needs about 10x more money or TIF than previously requested. You know, let's put the cart before the horse type of thing. Because if you tear down a functional building and dig holes, lay new pipes and some other infrastructure then the city will HAVE to give the handouts.

At this point in time I wish someone would have bought the mall and somehow revamped it. According to some recent studies enclosed malls are kinda taking off again. We simply needed to wait long enough for it to happen. 😁

I think you're forgetting something. We need a Rocket Car Wash on one corner and a Tommys Express across the street. Then, the transformation will be complete! should just scrap the whole crossroads development and put a massive car wash over there. Maybe a Dollar Tree too, but only if there's enough room.

I do think you're on the right track... I was just reading that there are $0.99 stores, too... but apparently they're all closing down because they don't make money. To be fair I do believe these places serve a purpose. I personally do not believe their purpose is to take over one of the busiest intersections in Omaha. It's not a good look for the city.

I'd like to see the argument be made that anytime a MegaSaver is built that the neighborhood's property values jump up and the area becomes an area that attracts great businesses.

Neighbors wanted something else, something similar to what was here previously.

"We obviously hoped to have something more family-oriented, something the same as what is already here, like the Aspen Dental,” said Diana Failla, president of the Elmwood Park neighborhood.

Failla says she has tried to take her concerns and the concerns of neighbors to Mega Saver.

"We haven't been able to engage at all with the Mega Saver," Failla said.

After speaking with neighbors Tuesday morning, I took their concerns directly to Mega Saver and asked about hours of operation, traffic and lighting.

"We can definitely talk to our electricians and talk to the neighbors and come up to a solution that would be beneficial for everybody," said Lola Khalikova with Mega Saver.

Khalikova says the store won't be open 24/7 so traffic at night won't be an issue.

But still, neighbor Shelly Shwidelson worries that cars will cut through her neighborhood where she has lived for 50 years.

"People who want to go south, they stop at Mega Saver but they were going to go south, they are going to come out of that access street and go through the neighborhood," Shwidelson.

“We are not closing any entrances to the property, we are actually opening an extra entrance to the property, which will help ease up the traffic," Khalikova said.

But neighbors are still hoping the city will block this driveway that leads from the parking lot to where they live.


"That's what we'd like to negotiate, is to at least deny that access and I am not sure that is possible," Failla said.

Another concern, is safety. Mega Saver told me they have a security company that patrols their locations.

Both sides... willing to collaborate.

Mega Saver has submitted plans to the city, but right now there is no timeline to break ground.

The neighborhood plans to meet with the city later this month to learn more as the project moves forward.

I grew up in that area, on 68th between Dodge and Pacific. Lots of people cut through the neighborhood, going between Dodge and Pacific or to 72nd.

This should be a mixed use-dense development here to strengthen the area, not a gas station. Complete opposite direction! When has a Mega Saver ever brought value to a neighborhood?

Can the planning board block the approval? Sorry....too close to the BRT line!

Agreed - putting Mega Saver there is going to mega suck, especially for the area residents and other businesses. Like I said, may as well dump a strip club next door. A lot of ppl on here were very supportive of Club 180 popping up on the corner of 180th & Q and said it was a perfect fit the area and residents that shared property lines were way out of line.

I don't think we have enough strip clubs. Can't think of anything more family friendly. 😁 Plus it would fill the void left by the 20's.

Does Megasaver know you can't turn left on Dodge. Most of your traffic is Eastbound on Dodge or cutting through the neighborhood.

If we wanted to be jerks, tell the neighbors to put up cones in the street. Signs that say pedestrian street, cars not allowed.
People would get so annoyed they can't cut through.

I’m no fan of Meth Saver.

That said, there is literally nothing that people who live around Elmwood Park (with the exception of me) would ever support. If anything gets changed, it’s a disaster to them.

A developer could literally put in a business that did nothing but distribute free money and macaroons and that - through pure sorcery - did not create additional traffic, noise, or or any rational inconvenience of any kind, and they would still go apoplectic if it was anything that had not already been there for 70 years.

That is a much less visible location and also not nearly the eyesore. And Dollar Tree serves a better purpose as a general store.

Lmao, I remember back around a decadeish ago when the city proposed changing the existing four way stop on 50th and Underwood to a roundabout. The locals cried that it would blight the neighborhood like the Ab's 66 on the NE corner was a historic monument or something.

People in Omaha need to grow some balls. It’s a |expletive| gas station not a methadone clinic. That area needed a convince store for a while now. I’d go there at least once a week.

I'm honestly on the fence with this one. If it were purely a convenience store, as in some groceries, snacks, and vices I would say awesome. More small format stores are great.

It's the gas component I'm not thrilled about personally. That entire corner, along with the Petco corner need major work. Everything to be razed and replaced with good infill. Dodge needs to go on a major diet too.

At least, if we want that intersection to be the walkable "city center" that Crossroads and the new library / Do Space claim they want.

A convenience store marches it that direction.

A gas station moves it the opposite direction. And removing those tanks later makes it even harder to imagine a good turn around on that lot in my lifetime.

There is a gas station (BP) over on like 78th heading east, and a Casey's eastbound right by UNMC / Blackstone.

Northbound there is the Casey's on Pacific and ~Blondo has a Mega Mart on the NW Corner.

I don't know if a gas station is desperately needed.

I think the city just needs to decide if they want to make this intersection actually any good. If so, let Mega Mart build without the gas component. That's a narrower revenue stream / profit center anyway. If we have given up on this corner: Build the gas station too.

A Casey's, Kum N Go, HyVee, etc WOULD be better than Meth Saver, hands down. It's not simply a convenience store, it caters to a particular clientel that tend to go there (for the most part). I can tell you my mom who is 77 will not get gas (or booze) at a Mega Saver. Nor will my 55 year old brother or my next door neighbor with 5 kids to pickup Gatorade when heading to their soccer games.

To say it's the same thing is like saying a thrift store is like a Target.

They are not on equal playing fields.

To agree with the other comment however - it is somewhat of a bad idea to bury tanks on that corner (AGAIN). IMO it's not a good fit for the general well being of that intersection.

With that being said if they jump through the required hoops and it gets approved then they did what they need to do.

Mega Saver says they hire their own security. I never see additional security at Kum N Go, HyVee, Casey's, etc. Perhaps in other parts of Omaha they do hire them, I don't know. But why does Mega Saver feel they need this? I doubt it's being proactive (rather, reactive) to some type of event(s) that have occurred. Just an opinion.

The city needs to be focusing on density here, not anything goes mindset. I'm not opposed to a convenience store, it's the gas pump and the car traffic it brings is the problem. It's already a congested corner as it is.

I would like to see a 4 or 5 story apartment complex with ground floor commercial. Those tenants could be a convenience store, corner street marketplace, neighborhood bodega, etc.

Is this corner still fighting homeless hovering around in the area? Panhandling issues?

A Megasaver will only magnify the problem. It will be like bugs drawn to a bug zapper.

A Megasaver will only magnify the problem. It will be like bugs drawn to a bug zapper.
Just go to the Casey's at 77th and you will see this Mega Saver definitely fits the area. Not only that, but it'll be very successful. I personally don't patronize Mega Saver, and I agree with others, they attract a certain type. If you know, you know.

But like someone else said earlier in the thread, we should check our expectations. This is still the same old Crossroads. It's always been like this. The same place that razed family fun center to put in a Raising Cane's and a Panda Express. The only positive development to happen in this area has been the library and the Swivel apartments. So this Mega Saver should be no surprise.

How can the real estate be affordable for a mega saver? I would think commercial land would be millions at 72nd and Dodge.

Lots of cashflow for Meth Saver, I mean Mega Saver... burner phones are also a big profit center.
