That weird stretch of Saddle Creek Road from Dodge to Leavenworth Streets along the edge of the University of Nebraska Medical Center looks like Omaha traffic engineering at its funkiest.

Drivers must negotiate the hopelessly tight half-cloverleaf at Dodge, travel south-by-southwest past a semi-blighted former industrial area, and then negotiate the unfortunate convergence of Saddle Creek, Leavenworth and 48th Street in a jumbled five-way intersection.

The adjacent stretch of Farnam was also closed for much of the year to widen the street between 48th Street and Saddle Creek and add sidewalks.

On Wednesday, city engineers and consultants laid out plans for 2024 during a public hearing at UNMC, focusing on upcoming construction near the Saddle Creek/Leavenworth intersections. About 40 people attended.

The engineers said work is slated to begin in April and wrap up next fall, though utility work will start sooner. Planned improvements include:

New dual left-turn lanes on Leavenworth Street.

Longer left- and right-turn lanes on Leavenworth and Saddle Creek.

A new traffic signal, sidewalks on the northwest and southeast corners, and new driveways to several adjacent businesses.

In addition, the direct access from 48th Street to Leavenworth from the north — about 100 feet west of Saddle Creek — is being eliminated. 48th Street traffic will instead be diverted to Saddle Creek at Jones Street, north of the QuikTrip gas station.

Went down Leavenworth at 4PM on a Sunday Eastbound was backed for 1 - 1/2 blocks at Saddle Creek. Northern most lane is gone.

Have we griped about how lame it is that a drive through bank is going on that Saddle Creek and Farnam corner. If they are trying to improve the Saddle creek business corridor, that ain't it.

I agree. The bank should have underground parking, or no parking at all. If they are going to have a drive-thru, it should be for bicycles only, not cars. We need to encourage people in West Omaha to ditch their cars and learn to walk, bike, and use public transit, which makes our city more vibrant.

That level of sarcasm at 7 in the morning on a Monday? Honestly though, as the med center tries to figure out how to extend the street car through their campus it just seems out of place. I see a corner with more potential, but you can disagree.

Oh lord. I admire your dreams of Omaha becoming more like a European or Latin American city. I really do. We need more dreamers, not fewer. Politely, I just don’t see it in the cards. Certainly not in suburban western Omaha. In my second home in México we don’t own a car. While we live in a mid city neighborhood that in many ways could be considered suburban (with undeveloped land now subject to new single family and multi family construction), we make use of our feet to bank, shop, go to the grocery and go out to eat. Our neighbors mostly all do the same. So yes, it is possible. But that’s because it’s ingrained in our local Mexican culture that you walk or use public transportation to go about your life. It’s not a lifestyle you choose to adopt, rather it adopts you. People who do own vehicles often leave them parked for the simple reason that finding parking is often difficult, and usually requires payment, even at shopping centers. (Gas is also close to $5 a gallon). When walking or a city bus won’t serve your needs there are plenty of taxis, Uber and N-Driver available at a moment’s notice.
Omaha, and most Omahans, just aren’t there yet.

They are separate entities although a lot people use UNMC, Nebraska Medicine, or "The Med Center" interchangeably.

UNMC is a state university under the same Board of Regents as UNL, UNO, and UNK. Nebraska Medicine is a not-for-profit health system. Any academic medical center will be tightly integrated since the students need a place to learn medicine and many of the Nebraska Medicine physicians are also teaching faculty at UNMC.

Russell Speeder on Saddle Creek has a sign that they are opening new car washes at Hamilton & Saddle Creek and 60th & Center due to UNMC expansion. No dates though.

Hamilton & Saddle Creek is the Gorilla carwash.
60th & Center is the Bucky's carwash


When Casey's bought Bucky's, some locations became Speedee. The Speedee carwashes are Russell Speeder, now.

Why did the article post disappear for the UNMC apartments?

Looks good. But I wonder if using all that land for on single big phase is ideal.

I'm not complaining, and Gold is doing wonderful things.

Omaha couple wonders about the fate of their home as UNMC expands




George and Cathie Baker have been neighbors with UNMC for the past 38 years. “We watched the transplant center go up when they built it,” said George Baker. “In fact, Cathie would go out swimming, the guys would sit on the beams up there and wave to her.” Their relationship with UNMC has been copasetic.

“It’s been great,” he said. The couple’s biggest concern when it comes to their home has been where to put the pool. Naturally, they plan on staying put. “Just to have it for a place for our family to come to and for us to live out our lives,” said Baker. Now they’re wondering as UNMC grows, where do they and their property fit in to the master plan? “I guess it’s just the not knowing.”

Regents greenlight UNMC residence hall plan for medical students


LINCOLN — The University of Nebraska Board of Regents greenlit a plan Friday to greatly expand its offering of student housing at NU’s medical campus in Omaha after years of student demand. The regents voted 7-0, with all student regents also endorsing the proposal, to advance a plan championed by University of Nebraska Medical Center Chancellor Jeffrey Gold. The self-financed, $66 million residential complex would rise six stories tall southeast of 39th Street and Dewey Avenue, in the Gold Coast Historic District, and could house up to 300 students.

‘Irreplaceable heritage’
UNMC owns the multiple properties on the planned development site, but the federal honorific designation for the Gold Coast Historic District led one organization, Preserve Omaha, to ask that regents consider the “irreplaceable heritage” in their decisionmaking. Betty Gillespie, interim deputy state historic preservation officer for History Nebraska, read a letter from the group’s board of directors and the Blackstone Neighborhood Association, which noted the district is on the National Register of Historic Places.

Wouldnt it be easier for UNMC to start placing more housing on Leavenworth st where a majority of their surface parking is?

Theres a huge stretch of Leavenworth they own that is very underutilized as parking. Id rather see Leavenworth which has a bus line dense up than cram more people into blackstone

Despite the apparent abundance of parking along Leavenworth, much of this parking is quite full most of the day for both UNMC staff, and patients/visitors for the geriatric and eye clinics, outpatient surgical center, and the iEXCEL building. This parking would need to be replaced, likely with a garage, at significantly increased cost. This also takes up potential land for expansion of clinical facilities. The current proposed site sits directly on campus, right next to the educational buildings, which seems ideal for student housing. It would remain within easy walking distance of the bus routes on Leavenworth, as well as the future streetcar on Farnam. As to whether it fits in with the rest of the neighborhood, well, I feel that's a bit subjective. There are many apartment buildings in that part of the neighborhood, and this building seems in line with possible future development in Blackstone (i.e. 37 West Farnam). Though this would likely be the biggest residential building in the Gold Coast area that is not on Leavenworth.

Idk if this sketch has been shown before, but this was sent out in an informational email to all UNMC/ Nebraska Med staff today. The proposal dubbed 'Project Health' gained approval last week, and that is phase 1 of the greater Project Next.

Additionally, I am happy that the most recent rendering has he new hospital only within the MMI property. The buildings east of the site, which some previous renderings of project NExT showed would extend over, are still intact.

Multiple historic Blackstone homes to be demolished for UNMC student housing




Omaha's past and its future is clashing in Blackstone as the University of Nebraska Medical Center pushes for more student housing in place of historic homes. Friday the Board of Regents approved the UNMC Residence Hall Project. The hall will stand at 39 Street & Dewey Avenue, in place of 7 homes that are on the National Register of Historic Homes.

Putting up these huge blocks is obviously a fast, easy, and efficient way to build, but without respectful consideration of the neighborhood, history, and scale, the whole process is really shameful and backward. 
The best development happens when the community is included as a valued participant from the outset of the design process. It's an approach to development that's been proven to yield more value and resilience.

Do we have the adresses of the "houses" targeted for demolition?

Some of those in the area are kind of rough from the outside. Salvable I believe, but rough. And only a little rough. There are much, much worse that get repaired.

But what would be the worst is to tear down some of those interesting (and rough ish) buildings but the American Red Cross keeps a parking lot across the street.

Not sure how practical it is but I heard the med center offered to move them. There probably isn't any viable place to put them.
