11th & Harney
I truly wish I had more specifics, but the source this came from is too legitimate to not post.
I was told yesterday that whoever is buying the parking lot that’s been for sale here (north of Harney) is “doing something pretty fricken cool and tall.”
I’m hoping the other sources on here can help piece this together.

Anything as good or better than the previous proposal would be great. I think it was 19 stories residential. Probably has nothing to do with this current rumor.

^ That's the one I was referencing earlier. No clue if it's related at all or not, wouldn't be surprised either way. However, that plan is in the range of 10 years old so... I'd still take that here now in a heartbeat.

My guess is that it would be a different plan, but we would be blessed to have at least something like that on the current surface lot.

I don't think it's part of it. I think its at least as old as 2017 or 2014, so ten-ish. yeah, it's an old one. I just wanted to see if the two lots tied together and used that remdering as a reference to the other thread. Do they need to be combined?

I wonder if this could end up being a casino and hotel now that we have gambling. Wasn't there talk years ago of a casino being considered for DT? Now that's its legal and the streetcar is coming I wouldn't be surprised to see SOMETHING Harrah's sized DT.

Casinos are only allowed at existing horse racetracks, so nothing is planned for downtown. Many years ago there was a proposal to build a casino along the riverfront. i hope they know more than they are letting on, and a building with that height/shape/profile goes there. as much as i love downtown, it would be fantastic to have something that's not like anything we have down there. It’s also interesting in the angle it’s at. I like it. Every other building in the city is aligned perfectly with the street, it would be nice to see some change to that.

On second thought, I think Midtown Crossing might have been on of the first large developments that wasn't square with the street, and it looks great.

That's definitely on the NW corner, ie. the Landmark Center garage. That would be an awesome addition to the area. I think I posted about this a couple years ago, but One Ala Moana is a similar concept of building a residential high rise over and on an existing parking garage: Above + Beyond: condo tower built atop parking structure. I am hopeful about this rendering.

Also what is the tan building in the rendering? It almost looks like it covers 10th ST. This appears to be where the Burlington building is now....that is also not going anywhere.

I don't see this happening when the lot right across the street is available. They would have to tear out a ton of the parking garage and also part of the data center building as well. I would think it would be much cheaper to just tear up a parking lot.

If they do it like One Ala Moana, they wouldn't lose much aside from some parking spots on the roof and some covered to accommodate for structural additions to the garage to handle the added weight of the residential building. Maybe they would have to relocate the HVAC stuff on top of the data center or something. Regarding the empty lot next door, I don't find that a deterrent at all. Jason Fisher and co. own the Landmark Center and parking garage. They are a competent team and I could see them pursuing something like this to make the most of their investment. They have one of the few properties adjacent to one of the newest, most popular attractions in Omaha and right next door to the Old Market. Sure they might lose some parking space, but that garage is worth a lot more to them if they can build something like this on top. Another developer can take care of the lot across the street. I know this is just a rendering and I am merely speculating, but just seeing something like this out there is super exciting.
