The Tower District
As we’ve discussed in the Stothert Admin thread, during her State of the City address, Mayor Stothert said they have begun planning what they’re calling “The Tower District” in central downtown. Has anyone heard anything about this new drop of info? Speculation?
I’m not sure if it means just planning around the new Mutual of Omaha headquarters, some other singular tower, or a new crop of several towers in the works. Lots of exciting possibilities!

Funny, the big development on the northwest corner of 84th and 370 is also called the tower district. She also mentioned that the City is starting a new comprehensive master plan. Maybe this tower district is part of that master planning.
Another thought I had is if they are creating an area in the CBD that prioritizes building with significant height, how are they going to incentivize that? We've heard in the past from the Mayor that she only wants something tall at 1416 Dodge, but other than saving particular lots only for tall developments, what tools does the City have to get tall buildings in this Tower District? The streetcar is a component to the formula as a density and development amenity. The Riverfront Parks just begs for more residential density around it as well.

Tower District (Central Downtown)
There was a nice conversation on the Stothert Administration thread on the mention of the new proposed "Tower District" in central downtown Omaha, that Mayor Jean Stothert looked excited to announce.
Where are the suspect areas that could encompass this district?
There are plenty of empty lots east of midtown crossing, where there are telecommunication towers (Hopefully this is not the reason of calling it the Tower Distric)
St Mary Ave, has several plots being prepared and even a building with a Kiewit sign
Farnam street east of i480 has several plots being prepared with machines digging and flattening the plots.
North side of i480 bridge in downtown, has plenty of digging of parking lots, who knows what's going on here.
As others have said, it sounds like the main suspect is within the streetcar path.
Is the Tower Distric an indication that we will be getting tall buildings in central downtown Omaha?

So this is the Papillion Tower district? (Should be renamed water tower district)
I like what they are doing over there, they have the right idea. I am glad they are recognizing that they lack historical districts like Dundee, Blackstone and they want to build one for themselves. Walkable neighborhoods are spreading and more and more people will realize the benefits of vibrant walkable districts.

By Tower District, this suggests multiple buildings and it sounds to me, multiple towers. It doesn't make sense giving the tower district label if it's one high rise. The question remains, where is central downtown Omaha located? Isn't Farnam street considered the middle dividing line between north and south downtown Omaha and is the midpoint between Midtown crossing and downtown, considered "Central"?

i remember once a few years ago, one of the users played around with some software that let them 3D render some buildings with our existing skyline (i don't think it was google earth?). I can't remember who it was, or what the software was, but was hoping it sparked a memory with someone. It'd be cool to use that to day dream and come up with some ideas for some new towers

ugh, i don't remember if the person used that or not. I know google earth is pretty up to date on building stock, but that person used the geographic locations to place a sort of model and showed what it would look like from different angles (e.g. something built on civic square/UP, etc, but viewed from the perspective above, from abbot drive, etc). I remember it, but may have to abandon my crusade so i don't muddy the waters

The boundaries are between 14th and 17th Streets, Farnam to Capitol Avenue, creating what may be called “The Tower District”.

From a very reliable source, the new “Tower District” involves one very large international company with a West Coast and an East Coast regional headquarters being relocated to Omaha. Over 2,000 jobs from the West Coast and over 10,000 jobs from the East Coast will be relocated here. As an incentive to move to Nebraska, several residential towers with tons of world class amenities will be built to cater to employees, some as rentals and some to purchase. The Tower District will be a mix of office and residential towers, along with a good amount of retail and entertainment space. Very transit oriented, and will be a mega-billion dollar development.

I was sold on it (OK, not really) until the proposed budget of a mega-billion dollars. I'm just enjoying the speculation, even if it's fake.
This OmahaOmaha person offered a detailed rumor on April 1 for this year and April 1 2022, a pattern of giving made up stories, credibility has been diminished.

You may be thinking of a post I made in the MOO thread, I just created a block in Google Earth and plopped it down. That was before we had any designs or even the height. As for this rumor, it certainly seems too good to be true. But if there's even a semblance of truth to it, they had best get dirt moved on that supermarket sooner rather than later.

I did a couple back in the day with Sketchup and Google Earth.
