That going to become quite the homeless hangout spot. Not any sort of dig, but just a block or two directly north of there is the SFH.

I went to North Downtown and I can’t believe anyone wants to live there. Just empty lots, soulless 5 over 1s and nothing. Add to that the shanty towns built and it’s Omaha’s version of LA.

What part of it were you in? I work in Millwork Commons and those are not soulless buildings by any stretch.

I like North Downtown (including Millwork Commons) and the future potential of the area. There's certainly many areas of improvements in it's current form, but if anything, the potential is something someone like Trader Joe's can bank on.

There is nothing “soulless” about North Downtown. The place is really starting to fill in with great amenities and after taking the “the long route” it’s finally coming into its own. Eventually, it’s definitely an area I’d consider moving to within the next 2-3 years if I were to decide to sell my west Omaha home an moving into an urban living environment…

There may be some aesthetics and amenities that NDT is lacking but we know much of it is coming in the near future. The title of this thread, obviously addressing a significant amenity. I think it's fair to say NDT has been under a 20+ year transition evolving into a proper neighborhood. While this process has been relatively slow the odds are high for the streetcar to radically grow this community. Of course, there's already good recent momentum with; Millwork, Builder's and Kiewit's investment.

As for livability, there's certainly a lack of green space that I hope will be addressed as this area transforms. Yes, the Noddle development will help. Cement lots similarly the other big shortcomings that I imagine will be dramatically reduced in the next 5-10 years. Obviously getting the arena lots developed would be a huge catalyst. I'm sure we are all hopeful the streetcar will finally ignite lot B & D development. Speaking of parking, my one complaint with Kiewit is the footprint of their garage. If only it could of been say four stories instead of a two story garage taking up 1/3 of the block. :shrug: A block over it's ironic that they're still using "the yard" for a development surrounded by cement.

Back on topic I really hope the TJ's development(or whatever grocer ends up in the area) will have smart urban design with integrated parking instead of a large suburban lot.

I hope it's like the one in The District in DC. Trader Joe's is on the ground level, along with multiple restaurants and other shops. The entrance for The Louis Apartments is also on the ground level. Then there are 7 stories of apartments above that with rooftop amenities and underground parking.

More like neighborhoods than districts. Georgetown, Capitol Hill, Penn Quarter, Dupont Circle, Chinatown, Navy Yard, Logan Circle, etc.

The District is a development within Logan Circle.

There is Trader Joe's that is a 12 min walk from where I live in the Clarendon area in Arlington, VA. It is very similar to the one in The District. Trader Joe's and shops/restaurants on the ground level, seven floors of residential above, and 3 levels of parking underground.

Of course, these areas are a lot more densely developed than Omaha. So I agree that just a TJs without all the surface parking would be a win.

What about the Papillion area. It’s growing fast. Highway 370, Shadow Lake area is busting and Trader Joe’s will be perfect. Gretna, LaVista, Bellevue, Offutt, Papillion, Plattsmouth and even Iowa will be greatly appreciated.

If that's the case it would likely be on this corner in the Builder's District.

Interesting, that spot is not fully rendered, unlike the rest of the district. I would love a TJ announcement there. It would be a double whammy; we get an announcement for the first grocery store in downtown plus a taller mixed use building off Cuming.

I wouldnt doubt it, that's where I thought it could go. I dunno if I thought that myself first, or if it was planted by another poster. I just hope it doesn't take any momentum from an actual full service grocer -cough, whole foods, cough, Hy-vee.

I don't know if the demographics are quite there yet for a North Downtown location.

My understand is that TJ's doesn't have an official criteria for new locations(unlike Whole Foods) though you can draw conclusions based upon existing locations. I really think downtown could easily support a Trader Joe's and I believe demand would exceed expectations. It's the kind of store that would draw beyond downtown, especially from C.B., midtown and likely Bellevue. If it were Hy-Vee, (as the first real grocer downtown), it wouldn't have the same draw.

It's the chicken or the egg argument. The downtown population has grown steadily, but at this point, the biggest issue with attracting more residents is grocery.

I hope it doesn't either. But, I don't think if TJ's is first that it will. In fact, I believe demand would be so strong that a competitor would be interested sooner than later. Granted, this could all be after the streetcar is live.
