Watching that video and thinking about the past couple cool mornings, I'm guessing there is a big rush to get the garage done before winter sets in...

I just got a new job right next to this project. It’s going to be cool seeing it 5 days a week while it gets built. I should start taking photos of it everyday and do a Timelapse.

The garage will go up to 14, I believe.
I'll bet they finish that up by early October, then the core moves up 4 floors per month.
Then, as a stated in earlier post, the core will be 44 stories by March-April of next year!

But why would 18 be shorter than 15-16-17? Unless those floors 15 thru 17 have a different purpose than the ones above it?HighWinds wrote: Sat Sep 07, 2024 10:07 pmThe garage will go up to 14, I believe.

I think those floors have the employee amenities, dining areas, fitness center etc. Maybe need more space to for that or just wanted them to feel a bit more open.stadsborgare wrote: Sun Sep 08, 2024 3:40 pmBut why would 18 be shorter than 15-16-17? That's what I think as well. The first 14 floors can be the garage, above that you have 3 floors for amenities, dining areas, fitness center etc.iamjacobm wrote: Sun Sep 08, 2024 5:47 pmI think those floors have the employee amenities, dining areas, fitness center etc. Maybe need more space to for that or just wanted them to feel a bit more open.stadsborgare wrote: Sun Sep 08, 2024 3:40 pmBut why would 18 be shorter than 15-16-17? The rest of the tower is office space, and maybe residential at the top????

Re: Mutual of Omaha Tower (14th & Farnam)
According to this, the 17th floor is a “sky lobby” which I’m assuming explains the difference in height.
“It will contain 22 floors of offices divided by a 17th-floor "sky lobby" that will span five floors and contain offer, dining, fitness and outdoor spaces.”

I’ve heard from different sources that there may be residential near the top, but haven’t heard that reported anywhere. Does anyone have any more info on this?

In a video about the streetcar, residential at the top was discussed.Doctor Fate wrote: Mon Sep 09, 2024 9:36 pm I’ve heard from different sources that there may be residential near the top, but haven’t heard that reported anywhere. Does anyone have any more info on this?
It was stated that there may be apartments for employees.
I think the video is linked on page 71 or 72 of this thread, but I'm not certain.

Wow, if that's the case - combined with the fact they may build another fairly substantial building on the block to the east - it sounds like this building probably could have been a lot bigger and taller.HighWinds wrote: Mon Sep 09, 2024 10:06 pmIn a video about the streetcar, residential at the top was discussed.Doctor Fate wrote: Mon Sep 09, 2024 9:36 pm I’ve heard from different sources that there may be residential near the top, but haven’t heard that reported anywhere. Yeah, I watched that video. I also heard that from one other source. But I have not seen that reported anywhere else and a journalist I know at the Nebraska Examiner said they had not heard about residential either.HighWinds wrote: Mon Sep 09, 2024 10:06 pmIn a video about the streetcar, residential at the top was discussed.Doctor Fate wrote: Mon Sep 09, 2024 9:36 pm I’ve heard from different sources that there may be residential near the top, but haven’t heard that reported anywhere. It’s not in their planning docs so it’s an odd rumor. We’ll see I guess.

Agreed. Also, Residential is a "Conditional use" in the the CBD and not a "Permitted use". So they would need need a "Conditional use permit" from the Planning Board before they could have residential. It will show up on the Planning Board documents if they apply for the permit.Garrett wrote: Tue Sep 10, 2024 10:16 am It’s not in their planning docs so it’s an odd rumor. We’ll see I guess.

I can’t see residential going in here anyways. They’ve acknowledged they may need a second building, so why gum up the HQ with unnecessary residential spaces. Those could go into the plot to the east.

It would be awsome if they build something like a 20 story residential tower on the block east of MOO.NEDodger wrote: Tue Sep 10, 2024 11:02 am I can’t see residential going in here anyways. Re: Mutual of Omaha Tower (14th & Farnam)
According to the agreement with the city, Mutual can build up to 320 ft on the block east of the HQ. If the city repurchases the land at any point, whatever is built there will be capped at 140 ft and topped with a green roof that will be approved by Mutual. This would be to preserve Mutual's views of the parks and Riverfront.skinzfan23 wrote: Tue Sep 10, 2024 1:40 pmI would love that, but wonder how it would impact the view both of the HQ and from the HQ.HighWinds wrote: Tue Sep 10, 2024 1:39 pmIt would be awsome if they build something like a 20 story residential tower on the block east of MOO.NEDodger wrote: Tue Sep 10, 2024 11:02 am I can’t see residential going in here anyways. Yes I remember that detail in the agreement, but I wonder what it would look like.
If Mutual develops it, it would probably blend in better with the new HQ building though.

Yeah, I agree. I hope Mutual develops it as more office space with some ground floor retail or restaurants. There are lots of other places for residential high rises.

Mutual has a solid 15 stories of parking garage they don’t have to preserve views for. I’m sure if they do build something it would be offset as well to keep views for most of the tower

A 20 story, 300 ft. tall residential building with a similer facade to the Mutual Tower is what I always imagined on the east block after construction on the main tower wraps up.skinzfan23 wrote: Tue Sep 10, 2024 2:03 pm Yes I remember that detail in the agreement, but I wonder what it would look like.

My guess would be no more than 14 floors... That way people on the 16th Floor of the Mutual tower could still see the park.HighWinds wrote: Tue Sep 10, 2024 2:38 pmA 20 story, 300 ft. tall residential building with a similer facade to the Mutual Tower is what I always imagined on the east block after construction on the main tower wraps up.skinzfan23 wrote: Tue Sep 10, 2024 2:03 pm Yes I remember that detail in the agreement, but I wonder what it would look like.

Glancing back at old articles when the project was first announced, the agreement for the east lot was that if it's developed by Mutual it's capped at 320 feet max, and if the lot is repurchased by the city and developed by someone else, the max gets reduced down to 140 feet (and mandatory green roof approved by Mutual).

The biggest reason to put some residential here is that it would be probably the most desirable spot in the city. Right in the middle of the CBD, close to all of the big recreation spots, next to the streetcar, and overlooking the best park in the region. A lot of apartments built downtown are called "luxury", but apartments or condos in this location could draw some serious cash.NEDodger wrote: Tue Sep 10, 2024 11:02 am I can’t see residential going in here anyways. Devil's advocate. I know nothing about construction, but I have seen other examples where they take an old building and do a loft. So cut a rectangle in the floor/ceiling and create a 2 story unit.NEDodger wrote: Wed Sep 11, 2024 8:17 pmI’m not sure how much of a market there will be for slanted floor units?Dusty wrote: Wed Sep 11, 2024 5:20 pmWe keep saying the parking garage is massive overkill. There are many other things that they could convert it to besides condos. Also, that will never happen.

Slanted floor units = handicap accessible… no stairs.
