Among next week's planning board meeting, I think this one is the most interesting. It will be interesting to see how well/quickly these are sold. Interested to see the prices as well. A very good test of the condo market. It's been a while since we've had a large condo development.

Condo's are so hard to come by in Omaha. I was excited about the Council Bluffs condo project until that fell apart. I made a full price offer at the Ford Lofts contingent on the HOA allowing for me to pay a contractor of their choice to install an EV charger. Of course they turned me down and the condo owner sold his place for $17,000 less to someone else

I'm in for one if I can get a pool view, priced under $375,000 with the HOA under $2,500/year.

Area is fenced off and site prep has begun for this.

Also the apartments north of Millard North has a good amount of foundation in now. Wouldn't be surprised to see it go vertical soon.

Some guy in the Omaha subreddit said he's a plumber on the project and framing should start in ~3 weeks on the north side.

Per “TheRowOmaha’s” instagram it looks like they recently had a ground breaking event for the new Olsson office building. Additionally, they’ve had quite a few recent posts advertising renderings of the future development and looks like they’ve updated their website quite a bit.

If you go back a few years, Jay Noddle left the project so that changed the original vision significantly. IIRC he wasn't moving as fast as the stakeholders wanted him to. But I'd say there has been a LOT of change between the original announcement and proposal to now in terms of economic climate, pandemic, shift in work and purchasing.

However, my usual cynical attitude would just say that's how everything in the burbs goes; plan something big that tries to fake an urban feel in a suburban environment, get your TIF, then post nut TIF clarity kicks in and you realize it's expensive or hard to meet your profit goals, scale back to the good ol' strip mall or 4+1 and revel in your mediocre, overpriced development.

Swung by the newly opened 30hop restaurant for lunch today with a few friends and was really impressed with the food and space.

They’re advertising a “grand opening” on December 6th but a friend that attended one of their soft openings told me they were soft launching today with the intent to open slower and get some reps in before the announced date of December 6. Our server said it was a slow lunch but this was about an hour ago, only two hours after they unlocked their doors for the first time ever. Swinging by with some other friends for happy hour/apps this evening. Interested to see how this place does.

The elevator shaft for the new Olsson building has started to go up.

The old barn roof is gone now and looks like it may have been demolished. It didn't seem like it was in great shape this summer, so that wouldn't surprise me.

The ice skating rink has been setup now too.

The Broadmoor apartments still haven't had much go vertical outside of a new concrete thing attached to the parking garage. But it looks like it's pretty close to start moving soon.

The townhouse neighborhood behind Millard North has a bunch of new single lane streets laid out now. The park in that area is still making small progress and the trail from Wycliffe to Pacific is mostly done except a small bridge by Ovation. The bridge has had the base done since probably February, so not sure why it's still not done.

Overall this area is continuing to make slow progress. But it's come a long way over the last few years.

I agree it does feel like things are coming together a bit more. Also a lot of very large houses have gone up south of Pacific.

More suburban strip centers, here we come.

From one of the investors, there were supposed to be 2 other taller buildings, I can't recall if both were residential, but at least one of them was supposed to be, but with inflation and the way interest rates increased it was no longer something all of the investors wished to take on, in turn they drug their feet and Noddle exited - they should have moved faster.

I originally sent a direct message to the Agent of the Jackson Group (BHHS) - also a direct contact to one of the investors - asking if the photos (video on the front page) of the website were just for advertising OR if they were actual renderings of what they were going to build. I got a response that they WERE planning on building to the renderings. But that was at a time interest rates were still under 3.5%. Things started to change once the economy went to poop.

Here are the renderings I am speaking of: I highly recommend clicking the link to the site and watching the video, which shows the high-rises (low-rise buildings in my mind).
