True, those examples are reasons for optimism. Hopefully closer to Moxy but Drury's track record would suggest something closer to the Hyatt.

The Moxy is generally great for blending in but my one complaint is the 3rd floor sconces with the cool white lighting that undermines the otherwise antiquated look of the facade. I wish the city would do more(at least in the downtown/O.M. area) to maintain lighting consistency. Many of the retro street lamps have warm lights and then randomly among them are cool whites that stick out like a sore thumb.

At least they aren’t alternated like on the West Dodge expressway.

That being said, a large Drury really fits in with all of the family oriented attractions Omaha has added or in the process of adding/expanding downtown (like the Children's Museum).

When our kids were younger and we traveled, Drury was our top pick. They offer so much more with the room rate. Free breakfast (an upgrade over what HI Express and Hampton have), the afternoon kickback with almost a meals worth of food and a couple adult drinks. My kids loved the pop and popcorn machines in the lobby. For these things too, when coaching travel hockey, I would try and guide our team to stay at them as well. With it being downtown, it just brings more of these type of groups plus families. Really glad they are choosing DT Omaha vs out west.

Absolutely! Any family vacation we go on, Drury is the first option I look for. I also find the customer service to be really good. Nothing better for the price point. While the Nashville one looks great and I hope Omaha's is like that, most of their new builds are duds. They have done great at rehabbing old buildings in some cities, St. Louis and San Antonio come to mind. I guess there aren’t any options like that left in downtown/OM anymore…

Fairmont Creamery? Can't wait to hear what Bluestone will do here. Hopefully something more than residential.


Another building I think gets overlooked is 109 N. 9th St (just north of Beebe & Runyan). This building seems even more ripe for redevelopment with the streetcar, the Children's Museum and Nustyle's mass timber all on the horizon.

Looks like its still acting as a true warehouse, Central Supply Rubber.

According to grow Omaha, Drury bought the land for nearly $6.3 million.

That seems encouraging, though I can't imagine it would end up being anything more than 10 stories.

That’s what throws me a bit. Wasn’t the fairly solid rumor (I know, a bit of an oxymoron) was that this was going to be a development that was special/we will be excited about?

The 10th and Harney parcel is 34,848 sq ft. The Drury parcel in downtown Nashville is about 26,150 sq ft.

If this is under 10 stories, I would see this as a flop. Too prime of a location.

Let's also consider parking. Most Drurys as we've discussed are in the 8 story range and they typically have surface lots for parking. Even at 34,848 sq ft it's likely Drury would build a multi-level garage with the hotel rooms above, a la Hyatt Place. Hyatt Place is 10 stories with 4 levels of parking and 159 rooms on a 24,684 sq ft parcel. All considered, I think it's reasonable to expect something at least 10 stories here. I would also think something in that height range(or slightly taller) would have a good view of the parks or at least Leahy.

Funny you mention Hyatt Place, its the neighbor to the Drury in Nashville.

Not sure who caught the covenant restrictions that Grow Omaha mentioned in their newsletter. Max 252 rooms, 4k sqft of meeting space.

But the really disappointing one is can't open until Jan 1, 2029. So this will certainly be a longer term project. Darn, was hoping we'd see progress in the near future.

Apparently the lot was owned by an affiliate of the Embassy Suites just down the street, hence the restrictions they placed on the use.

The Journal Star article from February also stated the Drury owns an adjacent 1 acre parking lot. With the 10th and Harney location, do you think Drury will get parking lots in the parking garage to the east? Maybe they build their own parking structure, then that will serve as a podium for 7-8 stories of hotel rooms, ala Hyatt Place?

Although that covenant is in place, that isn't that far away. Thinking that it is already 2025 in about 8 weeks and for that type of parking garage/structure to be built it would probably take at least 18-24 months. So basically, they could possibly start construction in 2027, which is also when the streetcar will be in full swing. So in a way it is nice to space these projects out so we can continue the momentum downtown.

I hope they partner with some sort of developer to make this mixed-use, though it doesn't look like they have much of anything like that in their portfolio.

This is disappointing. Still glad it's coming just bummed of the time limitations and the limits on what can be done. It will still be a very good addition though.

On Grow Omaha, Trenton said he expects this to be tall. I looked at the lot Drury is building their 8 story building on in Lincoln with about the same number of units and it is almost 3x the size as the Omaha site.

I think this is a different rendering than the previous Lincoln proposal, but that would be a big disappointment for this site.

The only way for proposals like this to be swayed in the correct direction and not in the Lincoln example is to take the better example to the Planning Board Meeting. If we want out city to look a certain way and not a mismatch of |expletive|, we need to start telling our city what we want! That is why we have local control. The Nashville example is perfect for the site.

I mean, the good news is the second one would not even sort of fit at that location.

I'd rather have a parking lot than a horrible building that will be a stain on the city all in the name of "I'd rather have development"

I definitely think the Drury Hotel here will be closer to the Nashville hotel than the Lincoln one. The lot size for the Omaha location is like 1/3 the size of the Lincoln location, not including the adjacent lot that the Lincoln location will likely use for parking.

I am sure they will have their own parking garage, meaning there will be a podium. I don't think we have to look very far for a good comp. Hyatt Old Market is almost the same footprint, about .56 acres vs .8 acres for the Drury site, or 30% smaller. That hotel has 159 rooms, with 4 stories of parking garage, 10 stories total. Assuming Drury maximizes the allowable rooms on the site, 252, I am guessing this Drury hotel will be at least Hyatt's height, if not a couple floors taller. My guess is it will be 12 stories. And yeah, I would think that is a success for that site.
