I read a hard copy article in the OWH the other day about the city greenlighting the new Crossroads project. I won't bother to post as I do not subscribe however it did state specifically that verticalness on Phase I will start in Spring of 2025 with near total project completion being around 2032.

2032? Takes less time to build Mutual, tallest building in Omaha. Also took a lot less time to build Village Pointe, Shadow Lake and any other shopping mall constructed in this city. Disneyland could be built in less than 7 years.

Considering they supposedly spent $30 million on the infrastructure construction I can’t imagine the reasons it would take 7 years (outside of not finding tenants to sign on to the site).

Part of it is just financial caution. Big developments like this are complex and even national developers only have so much liquidity to commit to any one project.

That's why Omaha should not focus on big projects. It doesn't serve Omaha when developers and finance folks think we're basically Fargo or Sioux Falls instead of Kansas City and can't justify the risk of big projects.

We should focus on citywide upzoning without the need for special permits and we should work to make it easy for developers to go big on a single block without onerous approvals. Wall Street Tower site was just as ridiculous as Crossroads. This city continues to make better the enemy of the good.

Aksarben isn't done yet, and it's been what? 15 years?

We started this thread on Crossroads Village in 2011. I will definitely give the nod to Ak Sar Ben Village at 15 years....

Actually it was you or one of the other mods that said anything goes in the chats until development begins, then you usually open a new development thread.
We usually keep a thread for the same location and rename it as things change. If the project got split up into multiple developments then new threads would likely be created.

We are fairly reluctant to move things to Projects Never Built unless it's very clear that it is dead.

Crossroads has struggled to get any buildings going and has changed developers over the years, but this project has never fully been dead and there has been things going on like infrastructure fairly recently.

I'm so glad this project has been delayed for more than a decade. Can you imagine if crack pipe yates developed the crossroads? Or Ted Seldin built another Montclair Center on the Property? Lockwood seem to do alright with Sterling Ridge, but then they built a strip mall with a little king next to a Starbucks at Heartwood Preserve. I'll gladly take delays if the crossroads is built right. It feels like Woodbury is the right fit for this project.

I'm in agreement. This is in the city center (Midtown now). We need to see another Aksarben Village Height development. Not some suburban strip center. I'd gladly wait until its developed correctly.

Anyone been to KC lately in the Country Club Area? While the Country Club area is pretty desolate (not many stores left) Apartments & Condo Buildings are starting to reach 6+ floors now instead of the 4-5 floors they used to build. I think we should take note with the density.

City Council OKs $40 million in bonds to buy Crossroads land for parking, central plaza
The City Council voted 7-0 Tuesday to approve issuing the lease revenue bonds. The city will use the money to buy portions of the Crossroads site from Woodbury Corp. The Utah-based firm is planning an $862 million redevelopment of the site, northwest of 72nd and Dodge Streets.

Construction of apartments, parking garages could start in spring at Omaha's Crossroads site

The city will pay $38 million for most of the land where the first phase of the project will take place. The first phase, which will take up about one third of the 40-acre site, will include three city-owned parking garages, two of them underground. It will also include an artificial turf-covered plaza expected to be surrounded by shops; entertainment businesses and an apartment complex. The city will continue to own most of the phase one land except for the apartments site. The city will build and operate the parking garages.

As part of its redevelopment agreement with the city, Woodbury agreed to give the city $39 million of its tax-increment financing proceeds.

Construction is expected to start on the parking garages and other parts of the first phase in spring 2025. Woodbury Corp. executives have said some parts of the project will be completed by 2027, and all of the first phase within five years.

Someone on the sports radio today asked what will happen first. Crossroads gets finished or the Husker Football Team will have a 10 win season... LOL

I think I'll probably have grandchildren by the time anything happens at this lot. It's really a bit odd given how much growth the city has seen in the last ten years alone. You'd think a spot like this, right in the population and physical heart of the city, would have been developed by now. I guess the size is just such a massive risk to developers, and portioning it out brings its own set of problems. Not to doxx myself, but I live very, very close to the project. A few blocks walk and I'm there. I'm pretty sick of looking at hills of dirt.

Has anyone heard/confirmed that Woodbury did in fact exit the project? If that's the case, it will easily be 5-10 years. However, with that being said, even if they stay onboard they were already talking 2029 as possible completion anyway.

In my mind, it's way overdue, and has taken waaaaaaaay too long. It's smack dab in the "middle" of Omaha (based upon historical terms of 72nd & Dodge being the middle of town). It's a sad state of affairs that it hasn't moved along... at all.

Not that I recall. Heath Mello was on with her too and he barely got much air time.

Sometimes I wish Grow Omaha would do their own podcast so they didn't have to fit every show into less time than the ads run for. Yes, sponsors make the show happen but unlike radio, podcasts can let you cater the show length to the content you have which invariably fluctuates from week to week. It may not make sense every week but most of the time G.O. could easily run an hour and a half.

Edit: I forgot the mayor brought up having a plan for revitalizing 16th St but did not elaborate. :shrug: Also as much as there usually isn't a true "uncut" episode of Grow Omaha every time the mayor is on...she did reveal during a break that she ran into Auditor Foley and he agreed to come to her office for a meeting. :twisted:
