Nice finds! Agreed, this will look great in that neighborhood. Did Bluestone also development Dahlman apartments?

Anyway, I like that this area is getting some private investment love. City Ventures had a project that went through planning last year with similar massing, 24 townhomes (viewtopic.php?p=341019&hilit=woolworth#p341019). Hopefully, that's built out. There is also a large swath of land just south of Cascio's, the SW corner of 10th and Center, that is owned by a couple different developers. If those get ever get going, with this Nook project, it should really boost the liveliness of the neighborhood and help support places like Cascio's and Olsen's, maybe create new opportunities for retail on 10th.

They talked about this early on Grow Omaha. I absolutely love this plan. Cool to see them filling in around the new OPS elementary school.

Wouldn't it be better if there were more 2 bedrooms so people with kids could live there? Only 17% of the units are 2 bedroom. I like the project overall, but it seems like a missed opportunity.

Yeah I didn't see where the 2 bedrooms were such a small part of this. Wholeheartedly agree with you.

"Why they would want to build one and two bedroom apartment buildings around a grade school" - I don't know, maybe so that people can live in them, and maybe have kids that go to that grade school. If we want to have people use multimodal transit, we need to start with housing that supports that goal. This is a step in the right direction, even though the parking ratio is still greater than 1:1. Amazes me that people who live in a core neighborhood close to the downtown of a growing city expect it to never ever change.

It would be nice if there were more 3 bedroom options available in developments like this. It's pretty heavily one bedroom so I wouldn't really foresee a lot of kids living in these apartments. But the architecture is great and the parking concerns are definitely overblown.

I must not have looked at those planning docs that closely. 250 is a lot of units. 13th is obviously going to have more commercial action, but there are going to be a lot more people on 10th to help with some of the retail in that area too.

Construction of a 250 unit apartment complex in Little Italy has begun

Construction on the Nook Apartments in Little Italy has begun. Residents worry about overcrowding and overshadowing homes, while business owners see growth potential.The apartment complex will have 250 units.

"To think that these 3 story buildings are gonna be covering pretty much the whole area is just daunting," said Connie Monastero.

Monastero and her husband have lived in Little Italy for 40 years, she says she's concerned about an apartment complex of this size towering over her home and Pine Elementary School.

"This is gonna be 3 stories 10 units, looking down the street and looking towards the school and then again over even towards Saint Frances Cabrini," said Monastero.

But, new residents may mean more foot traffic in the area. Nearby business owners like Sara Jacobson in Little Bohemia welcome the change.

Why would you live in Little Italy if you’re concerned about density It’s literally always been a very crowded neighborhood it’s what makes it unique.

Agreed. I do hope though that with the trend of some development in this area, it'll push for some new streetscapes. It'd be awesome if they did something similar to Cedar Rapids with Czech Village. Would make the area feel a lot better.

My money is on that place closing up shop soon anyways. Between the increased property tax bill and ownership nearing retirement age….on borrowed time.
