I really like the idea of different developers combining their forces to build a 40-50 story tower instead of two ~20 story towers. Our skyline will become basically a long east to west row of 15-20 story buildings + FNB & Woodmen if HDR, Lanoha, and Tetrad got built at their expected heights. If you look at the Wikipedia page on the tallest buildings in our city, you start to see how many buildings are the same height, and how many only pass each other by about 5 feet. The OWH, Landmark Center, Double Tree, and The Highline are all roughly within 5-10 feet over the other, and Elmwood Tower is only 3 feet taller than UP.

That'd be amazing. Relatively close to FNB Tower too, so it would make sense. Well there have always been rumors of FNB eventually building a second tower, so I'm hoping they eventually build a second 30-40 story tower of their own.
But I think it makes a ton of sense for a residential + office tower combination to happen. The lower floors obviously would be the office portion, and then have the condos/apartments be the top floors with the better views. But it seems like everyone lately is always wanting to have their "own" everything -- own buildings, own parking garage, etc.

Does anyone have any ideas/estimates on how many office workers FNB has in buildings other than its main tower?
A tall tower on the southeast corner of 16th & Dodge that included office space as well as residential would be perfect for improving the skyline, as well as a perfect location for additional space for FNB and UP. And it would be right next door to two hotels, parking garages, etc.
FNB owns that lot I believe.

FNB doesn't even use their whole towers. Between the two branded FNB there is over 70K SF available.

Depending on how successful Physician's Mutual is as a company, they could probably build a tower and lease sections to other companies, that is if this practice is practical and profitable.

Probably a good candidate if we get a high end hotel to take up another 8 stories. That said, the redevelopment of the Physician's Mutual campus would probably be harder than the development of the Civic site.

Isn’t the physicians mutual building right next to the Joslyn art museum? Could the museum buy the land and building to work as their next expansion project in 10-15 years when physicians mutual would move into this hypothetical new building.

Any Joslyn expansion would have to deal with going across 24th street, and even then would probably only take up a fraction of the site. Joslyn has about 4 city blocks as its current campus, comparable to the Civic Site. I was thinking Joslyn could reuse the existing building as an “addition” and make the rest of the site a park/sculpture garden. Then Joslyn would have more than enough space for for the future.

I like the idea of a Joslyn expansion and preserving Physicians lovely green space with mature trees. While Jazz on the Green is a good fit at Turner Park, it was a shame to lose the previous green space at Joslyn. Of course, there wasn't much choice given the 4ish blocks Garrett mentioned. A museum expansion would surely require more parking. Now as far as redeveloping the rest of the P. M. campus the parts I think would be the most intriguing are; One the western 480 border where the current parking garage and parking lot are(especially if the lid happens nearby). Two, the northern/eastern portion(think where the Bluejay used to be). Of course, if part of 480 comes down that opens up more land and greater possibilities.

They had a huge amount already promised by donors, in true Omaha fashion lol. However this project is so insanely expensive that there is a looong ways to go, and always was planning on both state and federal dollars. Maybe I can dig a bit for the numbers.

I had thought that Project NeXT had turned into Project Health in part because the first phase was pulling back from federal funding/a national focus to be more Nebraska oriented.

They had $1 billion in private funding and said the project would be $2.19 billion.

After speaking with someone more familiar with the new hospital tower. More than likely goals will be pushed back, but it was reiterated that this isn’t something that won’t happen l, it has to happen. The cost to continually update Clarkson and university towers is growing exponentially. They did also expect the price to increase and will need to seek additional funding as the project grows. Hopefully more will be announced and finalized later this year, but it seems like the hospital tower is still long term.
