I'm still surprised how much the elevator dominates the floor plate, hardly looks like much space left over.. compared to FNC for example.

But isn't the First National Tower core only Elevator and Stairs? From what I understand is Mutual's core is everything but office space, so Bathrooms, Utility Rooms, Elevator, Stairs, Etc.?

Little math I did a couple pages back

So I did some back of the napkin math based on the floorplates from the Planning Board submissions (https://planning.cityofomaha.org/images ... rch/12.pdf).

It looks like the square footage of the floorplate for the lowrise section of the tower will be about 19,000 sqft, with around 4,000 of that taken up by the core, leaving 15,000 sqft of usable space for office. The highrise portion will have about 16,000 square ft total, with a 3,000 sqft core for about 13,000 sqft of usable space. I didn't account for the cutouts so I'm definitely overestimating a bit.

While I couldn't find floorplates for First National, Woodmen's tower portion has floorplates of a little more than 14,000 sqft without deducting for the core.

Maybe that's why there were murmurs of a possible 2nd tower back when Mutual Tower was announced.

As they'd mentioned, this building occupies MUCH less space than their old location...but it's also built for hybrid work.

I went down there last night to see it. I've been quiet in this thread, but still checking it out, and I'm not surprised to find I'm not the only one who kinda raised an eyebrow at how seemingly little actual floor space there is. Giant parking garage, large elevator core, and that's all they have for actual operations?

I'm of the lot, if they knew what they were doing, I'd have rather had a bigger building, rather than having to expand later. I mean, I kinda thought that was the point of the tower, to consolidate, rather than have a campus like they used to.

If they're leaving the door open for another sizable building, I get the feeling this one could have been much larger, and I'd have preferred that outcome.

But hey, it's not my business. I still like what we're getting.

The floor plates are roughly the same size, though there is some variation as the building bows out before slowly bowing back in as it rises. There appear to be the same number of beams per floors based on the core, so it should go pretty smoothly.

Figured I would share this view, since I haven't seen it much on here. I think this angle from the Falcon Cam helps to show the actual shape of the tower and provides good context into that extended floorplate on the lower levels of the tower.

Looks like they attached the crane to the 30th floor, so I’m guessing the crane is going to go up soon.

Edit: they do have 3 new crane sections sitting on the ground now.

thanks for the update. Been taking awhile between floors these past few months (changing the core template, raising the crane) but with the nicer weather, hopefully they start picking up the pace again soon.

As expected the core went up another level today: after another level or two it should be close to or surpassing the Woodmen.

It's coming together quickly now; it will be exciting to see the progress for both the core and steel construction, possibly the facade, by the time CWS rolls around. Anyone have any estimates, floor-wise, for a month and a half of work moving forward?
