They waited WAAAY too long to try and do something with it. I'm wondering if it was done in by the late July windstorm. I noticed in September that it was off some of it's pilings and it looked like some of the beams were broken.

It was fine until they put it on the blocks and moved it 4 times. It was the roof of the horse barn/small animals 4H building on the original dairy. Me and the kids played in there all the time. It was in good shape, just full of raccoon turds and a Snow Co. hay bale loader.

The Broadmoor apartments still haven't had much go vertical outside of a new concrete thing attached to the parking garage. But it looks like it's pretty close to start moving soon.
A second elevator shaft is up no for the Olsson building and the first floor of the Broadmoor apartments is well underway on the north side of the garage.

they're constructing a new Olsson HQ with lanoha, and they seem to be having a lot of content out these days on LinkedIn.

We used the ice skating rink prior to it closing down and that was actually a lot of fun on a rather cold day. I hope they do more of that kind of stuff as they build it up. We've also been to 30Hop now twice. Had to get a reservation a week out for a Friday evening as that place is super busy. Really nice motif in there, the food is good, and I like that their beer selection outside of domestics are local breweries. I've been one of the biggest haters of this development, but since we live nearby, I'm happy they've actually done some stuff that have benefitted my family.

Visited 30Hop. Underwhelmed. Food was average as was the service.

Agreed. Went there last week to try it out and found the service to be just okay. Seemed like they were still trying to get into a rhythm. Food wasn't anything to write home about. Felt a lot like they made some token selections from Sysco's menu and overcharged to cover rent in a new development.

I have lurked on this board for the better part of a decade and had to join because I have not seen updates on Heartwood so now I am here asking... :-)

For the past month or so on the SE part of the property they are moving a ton of dirt, the old farm house has been torn down and it looks like they are starting to lay some foundation work as well.

Does anyone have any insight on what they are doing here? Thanks!

Its a retail development with some medical office too. Went to the planning board 2 months ago. Look at the last page in this PDF:

Original plans had that SE corner pegged for a cool neighborhood similar to Fallbrook in Lincoln. Big front porches, garages in the back. Sad that will not be the case.

I have held back judgment on this development for a long time but im starting to lean on the disappointed side of things. Strip malls and medical office building don't do it for me considering this was one of the premier development spots in the city.

Kinda figured this would be where it would end up... nothing exciting, IMO. I think my biggest disappointment for the restaurant side of things is how Mahogany dropped into a strip mall. Couldn't even build their own concept - and for what a meal there costs... Meh.

We tried to go to Charleston's last summer and it was quite hot outside... they had probably only be open for business for a few weeks at this point. However, their electricity kept going off. They couldn't ring up bar tickets, take food orders, etc. After about an hour of trying to work on it and let people stay, they ultimately told everyone to leave and gave out a free spinach dip appetizer card to guests. I'm sure it was out of their control, but again it's a brand new place and the electrical wasn't able to carry the load.

I wanted to dispute the 30Hop comment above, but upon second go of the place and ordering a noodle dish that was less than impressive, I'll still hold out for a third trip since I really liked their pork tenderloin and my kid think they have the best chicken tenders around.

I only ever went to Mahogany once before their move and it was good, but not for the price when I can make some pretty awesome stuff at home for a fraction. Charlestons was good too and a nice night out, but going out at all anymore really needs to be a treat when it's becoming so expensive. It's almost too easy to spend $100 on two people if you order a drink or two with a tip.

Heartworm Preserve will be fine, but nothing earth shattering once fully done.

The plans for the corner where the MOB and retail are going are pretty much the same as what was originally proposed in the circled part below...

Quoting myself 3 years ago here.

Look, as a West Omahan myself, there's a reason West Omaha looks like it does - it's what people want. We should have known better than to hope this would be anything but a strip mall and the same SFH as anywhere else.

And the townhouses, if they even get built, have lost 90% of their appeal by this development being medical offices and chain restaurants with giant parking lots, like every other intersection.

Doing my periodic Omaha Zillow check in, and found this listing for "The Arbour" in Heartwood Preserve. Listing says the first models should be complete by September.

New build SFH in the neighborhood across the Pacific with a similar square footage and same bed/bath mix is going for $1.85. It's 4,000 square feet, so not exactly small.

That's crazy money... for a row house? To each their own, I suppose. However, you could build an actual house for that or less in some amazing neighborhoods in Omaha. Only place I can think of where you couldn't build a custom home for that price would be lakefront.

Well they are nearly 4,000 square feet and I'd imagine the fit and finishes will be of a higher quality. There's also some location factors at play with the.. at this point we'll say "theory" that this is a walkable development.

That said, $1.2m does seem a little high. I'd be willing to wager they get closer to $800K to $1m.

Right?! I also live nearby in Piedmont and have to wonder what these prices are going to do to my property taxes when my monthly payment just went up a couple hundred.

Yes... $1.2 mill. It is a huge, missed opportunity especially since the Omaha area, Real Estate in particular is supposed to be caring about more affordable housing options. These were supposed to be actual row houses. I was looking forward to more of the price range of $350k - $500k. I've never seen those on any of the "we care" committees actually put what they 'say' to actual practice. I've only ever seen those people make new construction more expensive, by requesting rules that have unintended consequences among other decisions, like this. It's pathetic.

I was thinking the same thing about this neighborhood. I thought it was going to be more normal pricing housing not more of what we are getting south of Pacific. I hope it stays undeveloped and they are forced to build more reasonably priced housing. Maybe it was the wrong expectation since it's closer to the commercial development.

Construction on the row houses has started about two blocks north of Pacific along Applied Parkway. A few foundations have been poured and walls are going up.

Any update on when Applied Underwriters is completing and moving into their office building? Drove around it this weekend. It is an impressive and good looking building but is still fenced off. The interiors don’t appear as though any build out has occurred. Kind of lost track of this one but it seems like many years since it got started.

I wouldn't exactly say that it's what people want. It's apparently the best option available in terms of total cost, amount of planning, zoning, financing, etc. In West Omaha, developments like Legacy are very popular, and I don't think it's a stretch to think that a more walkable, upzoned version of Legacy would do well. But there's a lot of friction to building that type of development here and virtually zero friction involved with building a random strip mall with 4 bays at the edge of town on greenfield. So of course we get more strip malls.

These $1.2m townhouse-like homes will be a big test of that type of market here in Omaha. In every other corner of the country except the norther Great Plains you can find developments like that which all seem successful. But Omaha's always been a weird market with respect to townhomes/condos and similar housing.

And again, they’re 4,000 sqft. They’re not starter homes, they’re not meant to be affordable, they’re luxury. We can debate the merits of that but like I said above, an identically sized single family home by the same developers right across the street is running for $1.8 million.

Totally understandable asking the price they are, but I do wonder if they'll sell. There's something to be said for being right next to St Wenceslaus vs next to Millard North athletic fields. Also right next to Piedmont which while is not a bad neighborhood by any means, the home values are around 300k.

I find it odd that a "developer" would destroy one of the greatest land attributes of a piece of property. The area between the old house and north of MN on the ridge is-was one the highest points in Douglas County.

MN is becoming a destination school. I don't find it hard to believe people will pay north of a mil to get their kids in there.

I mean, there are plenty of non-million dollar homes well within MNHS's boundaries if people want to move closer. I wouldn't necessarily classify this development as some sort of exclusive Millard North pipeline.

I'm a REALTOR®. One already sold for $1.6m. One is for sale at $1.2m. I've looked at developments and houses in Omaha since I was 10 years old (every weekend) - I still have floor plans from 1986ish. I've watched things grow and get destroyed (flop, misplaced, etc.) by horrible development.

Trust me when I say, there IS demand for $350k -$450k row/townhomes in Omaha. If I had the money, I'd do it myself. But the big wigs here are the developers, etc. who want to and have buddies who have the money live in the more central city in their "next best shiny thing."

It's like this: Just because I have a bunch of money, does not mean I can buy style... we have tons of people in this city with tons of money, who build custom homes that make no sense. They live in them for 2 years and then try to sell them for a premium price, but the insides are horrendous, or overly too taste specific. They then move on to the next custom home on the next piece of premium land and do the same thing.

We have developers who do the same thing. City planning does the same thing with their future land development. As someone said above, more strip centers on the edge of town. It was approved because "it lines up with the future land development" - those are the words right out of the city planning department.

You and I can debate these things because we see them, we don't sit behind a desk looking at a flat map with zoning just picking out what we think should go there without esthetics in mind, example: terrain - apartment complex - just level that hill - commerical - just level that hill. Developers can't figure out how to USE that hill - apartment buildings with underground parking, terracing, row housing 2 floors on the front and 3 floors in the back with the garage in the basement, etc.

Moving dirt isn't cheap so they most developers would gladly keep the hills and not move all the dirt to flatten the hills. Most cities have a maximum grade on the streets, ADA regulations also play a role too. Usually the goal is to move as little dirt as possible.

I do think it’s laughable that the rendering has mature trees in it which in realty might be 30 years down the line. I wonder how many prospective buyers in this price bracket would still be alive to see those trees reach that level of maturity.

You mean when you spend $1.4mil on one of those row houses they're not planting a $50k tree for the new owner? What a crock!

Since this is a SID, the tax levy is different than Omaha and lower than I would have guessed. I'm not sure if $10k/year makes a difference when paying that much.
