Using the above contour map, I added the elevation to the heights of various buildings around the urban core. I calculated Project Health's heigh based on its higher elevation on 44th street, due to the Saddle Creek side looking like a podium rather than functional building. Basically looks like wherever you're able to see the Elmwood tower, you should be able to see Project Health.

Not much different than what Grow Omaha reported last week.

The approval means that after six years of discussions and planning, Omaha residents will begin seeing the start of construction on the site, said NU President Dr. Jeffrey Gold. The work will include digging and drilling for utilities, water and drainage systems and heavy building components such as elevator shafts.

I think the OWH article is a bit hyperbolic by saying that construction is starting. While the approved IDR does set off some stuff like for drilling and digging, I don't think we are seeing vertical construction any time soon. I think we are still in the predevelopment stage. My understanding is that there are several IDRs that need to be approved and completed with each stage having an off ramp for UNMC to change/modify plans or abandon it.

Confirmed last night by UNMC Interim Chancellor Dr. Davies, the Board of Regents approved Project NExT and will break ground to start construction late Spring/Summer 2025.

Also, 42nd Street cutting through the UNMC campus will be closed starting in June, 2025, for ~ 1 year to update underground utilities. If you commute through there, I'd start figuring out an alternate route.

That is great news. It did seem weird that they were approving things but kept mentioning that they don't have all the details yet. I would think at this part in the process they would know more if they are preparing foundations.

I noticed this weekend there is some construction equipment/trailers on the site of the old Mid-City Bank at 42nd and Farnam. Not sure if it's been there for awhile and I just missed it, or if it's related.

At the same time, UNMC is going to be moving a bunch of steam pipes for heating to make them easier to access. Farnam at 42nd will become two-way (no more "jug-handle"). The former bank location will be landscaped and some new signage put up. Finally, there will be some traffic calming work done to make it safer to cross 42nd between Emile and Dewey.

I was delivering to the QT on leaveworth and saddle creek tonight and noticed across the street on the west side of saddle creek they had a big ‘billboard’ (for lack of a better term) with a big panoramic picture of the future UNMC campus with all the new buildings completed. The rendering, specifically of the project NEXT tower looked different than any I’ve seen before. If anybody who lives in Omaha has a chance to go take a picture of the billboard and post it on here that would be awesome!!! TIA!

The significance of this is that UNMC and UNL are working towards joint accreditation and UNMC would then fall under the umbrella of the Big Ten. They currently are recognized as being a part of the University of Nebraska but are not permitted to vote on issues related to the conference. This will open many doors for UNMC in collaborative medical and scientific research to work in cohort within the academic alliance of the Bit Ten. This could possibly have a ripple effect for UNMC, the joint accreditation is anticipated to jump UNMC's overall national ranking from the 120s to 55th.

That’s exciting. As I recall how they’re doing Project NeXT, I think a regional healthcare hospital is phase 2?

I wouldn't look too much into the rendering of that billboard. They squared off existing buildings like the Lied Transplant Center telling me they didn't put 100% into this draft. More just for the sake of public awareness. Certainly will be transformative, not just to the skyline, but this seems to be a push to elevate UNMC beyond a regional leader in health sciences to a global one with a push to challenge premier institutions like Mayo, Cleveland Clinics, Johns Hopkins, etc. The UNL joint accreditation and Big Ten affiliation will raise that profile to match.

Nebraska Medicine intends to combine the western portion of the vacated area to the existing property on the southwest corner of 42nd and Farnam Streets. The eastern portion would be utilized for on-site traffic circulation for new development directly to the north.

No, UNMC Clinic. Case starts out the 3:52:45 in this video. Rendering at 3:55:19, site plan at 4:02:07. I actually left the hearing yesterday before they got to this case, but apparently it got a little heated between UNMC and Clarkson. The tension starts to come out about 4:12:50

I can kind of see Clarksen's point. Typically when a street is vacated each side is offered half the vacation.

Im kind of surprised the City is allowing the vacation of Harney because it completely destroys the utility of that road if it doesn't connect to 42nd---which will force all east-bound traffic on 42nd down Farnam (not that there's a ton).

UNMCs offer to repaint the garage is kind of like a renter building on top of your driveway and then offering to repaint your house to make you whole---not exactly equitable.

I think the jug handle vacation makes sense. Harney not so much.

While I love the development, I fear for Saddle Creek Road and the flooding. Nothing has been done to alleviate the problem. I've read back through the posts, and the talk of fixing the issue dates back to 2021/22, with talk of moving the road a little further up hill, which we all knew wasn't going to happen. The apartment complex at that time didn't happen either due to the flooding issue. But since the NE Med. has tons of money they're allowing it. It would be nice to know how they plan on fixing the flooding as I think it would look quite shameful to have a new area with new buildings that exacerbate the current flooding when it rains.
