A couple family entertainment centers using spaces this big or larger, Scene 75 and Malibu Jack's.

I have a hunch the recreational building will be an Urban Air. We just went to one in Winter Garden, FL. It looks like a brand new build. The building looks almost identical to the rendering for Crossroads.

There’s already one in Omaha at 15364 Weir St. Is that one busy enough to justify a second?

The website now is just a front page…
thecrossroadsomaha.com
Gone is any mention of Lockwood and WRK Real Estate(out of Lincoln) is now listed as a partner. I thought Lockwood was still part of the project after Woodbury took over? Or do I not remember Lockwood bowing out?

Sounds great to finally hear a tenant, but this is nothing earth shattering. Just a combo of bowling, arcade, restaurant, movie theater, and climbing wall all under one roof.

At a minimum I hope it's successful. It may not be my cup of tea but I sure don't want to see it fail in a couple years and have another glaring vacancy in this space.

Yes, it is a new to the area business, but just a bunch of existing concepts in the same place. Hopefully they are able to make it visually appealing b/c in today's society that goes a long way I just wish is something unique and not just a collection of things you can find just down the road at other developments.Dusty wrote: Tue Apr 29, 2025 2:17 pmHA! Re: The Crossroads (72 & Dodge)
I hope it's successful as well - unfortunately, hard to be optimistic given the frequent ownership changes at The Mark/Sempeck's/Bowlero. Also, one of these tried to exist by Oakview and didn't last more than a couple of years, tops.
Since most of the existing venues are out west, I imagine they're hoping to attract more midtown clientele. I wouldn't pay to park to go bowl at the place... not when the bowling is going to run about $40-$50/hr for a lane (I did watch the story and understand the first 2 hours of parking are to be free... therefore, maybe that won't be much of a deterrent).

Just checked and the one in El Paso, TX is $30/hr for weeknights and $40/hr for weekends.

Is that the official rendering? That leaves something to be desired. I thought being in the middle of the development it would have an appealing outside feature other than that sign. This looks just like Sparetime that took over in an old Gordman's building.

Re: The Crossroads (72 & Dodge)
I don’t quite understand the disappointment. Is this really a surprise that some sort of family entertainment center would be a part of this development? Is there another similar concept that would have been more exciting? In regard to the Oakview concept, was that in the heyday or after Oakview had become a decaying mall?
This isn’t my cup of tea either but it’s exciting to have an actual tenant announced after how many years?
Now what tenants that commit after this could be interesting especially in light of the stalled Gretna Goodlife District. Could Woodbury pick off some of those rumored new to market concepts?

I was thinking it would be part of this rendering: maybe it is, but that rendering looked like something in a suburban strip mall

Re: The Crossroads (72 & Dodge)
The whole development screams suburbia. The original renderings had the entertainment center built to the curb with underground parking. Now the renderings show sprawling surface lots. This is way worse than Heartland Preserve. At least that development will have a dense main street.

The developer has always had that left lot in the overview above for the entertainment center. Th entertainment center is a standalone and is not part of the "town center" pictured in your post.skinzfan23 wrote: Tue Apr 29, 2025 3:59 pm I was thinking it would be part of this rendering: maybe it is, but that rendering looked like something in a suburban strip mall

Re: The Crossroads (72 & Dodge)
I think this'll be great. Don't get me wrong, I can see how some people might want a little more in terms of revealment but I think with something like this that's all in one, it'll be better for the Crossroads. There already have been upgrades that I feel are more beneficial to the site then the original plans and if you have entertainment venues like these under one roof, it might be more enticing for more people to come in, especially families. It'll be nice to take more time to stay at the Crossroads knowning all of this is within one district, maybe even spark stronger development around the site.

Re: The Crossroads (72 & Dodge)
I'm not against an entertainment center but have concerns Gamescape will struggle with price points and competition. Aksarben Cinema and West Lanes are pretty close.
I know I have been critical of this development, but that's because I want more density. If you can add 5-8 floors of apartments on top of the entertainment building, then great. I just don't want it to become another Sorenson Park Plaza.
As for the vibe they are going after, they could easily channel ICON Park in Orlando. They have a large mixed use entertainment building. 2 main anchors: Sealife Aquarium and Madame Tussauds Wax Museum. They also have an arcade and a large Ferris wheel. Outside is low density retailers wrapped around a public/green space. This element is the town square concept.
If you are not going to bring density, then make it a hot entertainment zone. Bring in those big tenants like; Lego Discovery Center, Slime Factory, Crayola Experience, Sealife, Etc.

Re: The Crossroads (72 & Dodge)
Can you believe that was actually one of the original plans back in 2008 ish? I could be wrong, but if memory serves me correctly, it may have even been the same affiliation that ended up doing Sorenson Park. Either way, lifestyle centers were all the fodder at the time.
If that happened at Crossroads, it would likely still just be another dead and never came to fruition strip mall already. So I'm kind of okay with the emptiness. I'd rather have them do it right.

Two years to build Gamescape!?!?
Most of the airport will be finished before the first building here is completed.

Re: The Crossroads (72 & Dodge)
Right!? Maybe because the Crossroads space has been a dog for over a decade, they can simply say it's going to take 2 years to cover themselves. Honestly, it's a shell and some stuff inside. Spare Time was done in months. Of course they already had the Gordmans structure in place, but again, if you're simply pouring a foundation and a concrete floor, tossing up some steel walls, it shouldn't take 2 years.nebport5 wrote: Tue Jun 17, 2025 12:14 am Two years to build Gamescape!?!?

The ENTIRE Crossroads should be able to be finished in 2 years.

Also as far as the new branding…they dropped the “the” and added amputated scalene triangles/right trapezoids for a logo? Is this supposed to look like roads from a bird’s eye? Underwhelming if this is it.
With the Civic site looking and sounding like shat or get off the pot(possible new developer) it may be back on the table for betting which site actually completes a structure first.

There are two levels of structured parking below the Gamescape space. So it is quite a bit more complicated than you are describing.djc311 wrote: Tue Jun 17, 2025 8:10 amRight!? Re: The Crossroads (72 & Dodge)
I can appreciate that - but two years to construct? I'd have to make a guess that the Mutual tower is considerably more involved. Just the challenges with working vertically as well as navigating downtown.bldgengineer2015 wrote: Tue Jun 17, 2025 11:55 amThere are two levels of structured parking below the Gamescape space. Woodbury has only been on the project since February of 2024. I don't even know if Lockwood is still working on the project. In the 16 months they've been on the project, they've released concrete plans with a timeline for full build by 2032. This is very much the real deal.WiinterU wrote: Tue Jun 17, 2025 5:40 pm So like, are we really going to trust the developers that groundbreaking and construction will actually happen? Don't worry about it! They said it will ONLY take them two years to build a bowling alley with laser tag. I think my neighbor who does home remodeling is starting on the Crossroads site in a couple of weeks... his crew has at least 3 people and two trucks so they should be able to hit the 2 years without any issues.nativeomahan wrote: Tue Jun 17, 2025 7:44 pm “Concrete plans”?
