I drop my kid off at MN everyday and watching these models going up basically right on Applied Parkway. My question is how are these owners going to react or the new apt dwellers when the band starts practicing for 2 hours at 7 am and 3 to 4 hours every night until 9pm from August until the end of October. They aren't quiet.

I grew up a few miles from MN and have core memories of hearing the band playing every morning. Being across the street from the band is going to beyond loud! Hopefully $1.2 million gets you some pretty solid insulation ha!
While out of my price point, these condos they are building will be really cool if they can find enough people to fill in the development.

Grow Omaha is reporting a new barn will be going in where the old barn was until it fell apart and that it will be used as an event venue.

Trust me when I say, there IS demand for $350k -$450k row/townhomes in Omaha. If I had the money, I'd do it myself. But the big wigs here are the developers, etc. who want to and have buddies who have the money live in the more central city in their "next best shiny thing."
It's like this: Just because I have a bunch of money, does not mean I can buy style... we have tons of people in this city with tons of money, who build custom homes that make no sense. They live in them for 2 years and then try to sell them for a premium price, but the insides are horrendous, or overly too taste specific. They then move on to the next custom home on the next piece of premium land and do the same thing.
We have developers who do the same thing. City planning does the same thing with their future land development. As someone said above, more strip centers on the edge of town. It was approved because "it lines up with the future land development" - those are the words right out of the city planning department.
You and I can debate these things because we see them, we don't sit behind a desk looking at a flat map with zoning just picking out what we think should go there without esthetics in mind, example: terrain - apartment complex - just level that hill - commerical - just level that hill. Developers can't figure out how to USE that hill - apartment buildings with underground parking, terracing, row housing 2 floors on the front and 3 floors in the back with the garage in the basement, etc.

Went out for lunch with the wife here (it was fine). She commented that if you get a coffee at Starbucks it’s basically impossible to get out of the development if you don’t complete almost a full circuit. You can only turn right out of the parking lot, to turn left you need to make a very substantial detour. The development isn’t filled in so probably 90% of Starbucks traffic is trying to get out. Who designs these things?!

Plus Starbucks was probably more concerned with visibility than ease of access.

The "roads" I highlighted in yellow are actually just private driveways for the parking lot. The city streets are Branch, Canopy, 144th and 145th. The city road network in there is fairly standard. The city doesn't want left turns that close to 144th street so the 5 lots share driveways to get people going in the direction they want to go like in Urbanbound's map. In an older development this would all take place in a standard/larger parking lot, not driveways disguised as roads..

They really should have put a roundabout at 145th & Canopy. Too many people take the red arrows out of those lots and then try to u-turn there. They don't seem to be aware of the drive between Charleston's and Mahogany, which is the better way out.

Instead of following the blue line and its four left turns (if you want to end up north on 144th), just take the yellow route and flip a U-ey at Canopy. This is the way until they expand the development. Well, considering they have been building it now for over 8 years, and not in any apparent hurry to finish or occupy, I'd say it's pretty unneeded even by their standards. If you talk with any of the contractors, the project has pretty much no timeline.
Keep in mind, the grift was they were going to consolidate their Omaha operations and relocate their San Francisco based workforce (All pre covid).
Office space in Omaha has always been very soft. This project was a headscratcher to begin with considering the slow development at Sterling

Seems like a rent-back agreement? Presumably this was AU's plan all along... find a partner that's willing to take on a certain ownership % valuing the building at a certain %. They are pretty much in the same boat every other corporate property owner is in in Omaha. "Oh |expletive|, we are sitting on thousands of unoccupied class A office space, how do we turn in into cash by renting it out!" Same reason FNNI got out of property and more than half the UP center is empty.
