Real question - isn't there still a WalMart Neighborhood Market located right there on Saddle Creek where Omaha's first Target once sat? I know many people (myself included) may not be a fan of the behemoth retailer, but it's about a block further south than where this development is going to be located, correct?
Perhaps they could lure Aldi to come in - I've become quite fond of their food, especially their meat and produce - and their prices are probably better than 90%+ of any other grocery store in Omaha.

Having been to these hearings I think resident input is just lip service to check a box. The Boards always approve the TIF applications 7-0 lock step no matter how many residents dislike a developer or development.
Omaha needs TIF reform so the neighborhoods actually have a voice in the process that can stop TIF in its tracks if it is opposed.
Are there apartment developments in midtown that haven't gotten TIF that residents also didn't oppose? It seems like TIF is usually a pretext to oppose, rather than it being the core reason.
I agree with Brad TIF isn't perfect, but that we should improve the program itself (and the zoning code) rather than fighting every project individually.

The lack of an affordable house component to this project is ridiculous and honestly very unfortunate. That being said, I drive Saddle Creek every day for work and Saddle Creek seems very much blighted. The park on Cuming and Saddle Creek is constantly building up homeless encampments and being cleared and there are abandoned buildings that have squatters. Affordable housing would support the Ethiopian and other refugee communities that have settled and built businesses on Saddle Creek!

Thats exactly why I don't want it to change. It was a safe haven for me in my earlier adult years. Yes, it's rough around the edges, its clear to see. But everybody has to stay somewhere, and if you were short on finances or getting up on your feet, that is exactly an area to stay. So... Now what?
That's why I said it earlier, the Saddle Creek basin is the pig, this is the lipstick. Pay that money to live there. I get the feeling whoever moves here won't like it. Rinse, repeat.

From what I understand this proposed development will displace zero existing housing units. Some small businesses will be required to move, but the addition of several hundred residents to the area will only serve to boost the bottom line of the businesses that remain. The general midtown area is on a population resurgence with housing projects almost too many to count. ORBT and the streetcar play into this evolution, but so does the proximity of the Nebraska Medical Center, with all of their big construction plans. I see this project as a win for the neighborhood and for the city. If it is successful, as I expect it will be, you will see additional investment in this general area for years to come.
I don’t expect a few projects of this type to completely change the bohemian character of this neighborhood, but cities need to constantly evolve in order to remain vibrant.

Yeah I've spent a lot of time in that area. Back in the 70's and 80's my Dad worked in the building right at Saddle Creek and Dodge.
I really like this development and it builds upon what is already going on in the area and really helps to bring more of the momentum north of Dodge.
Welp, we'll see what these tenants end up being. I guess I'll be okay if I still have a reason to go there. Like somebody else said, ACE hardware would be a place I'd have a reason to go for. But what else?
