Both are Gretna Landing, one is the original ongoing overall development. The other is for just the Fleet Farm property

The property was sold to Fleet Farm, and now the out-of-state real estate firm representing Fleet Farm is selling it. I went down that rabbit hole recently and figured out why there are two listings for Gretna Crossing. They are only reflecting the property that they are listing and using an old date for the surrounding area that they do not represent. This is not uncommon.


As a side note, when I looked at the property on Maple, I assumed it had been purchased by Fleet Farm, but it was not listed by this real estate company.


I also thing if FF cannot get the property sold at some point there is a chance they could be back on the build plan

I've looked at fleetfarms website and honestly I don't think the metro area needs 2 of them. It's a different concept but I would rather see something that brings something new to the table. I would like to see a Academy Sports+Outdoor. Heck Kansas has 6 of them and we have none. I'm willing to drive for variety over convenience.

Just another example of why these nearly identical development names are confusing,

I just noticed when I Googled Gretna Landing that one of the old layout maps had Chick-fil-a in the corner lot. Kinda funny that Cane's apparently is taking it instead.

I do wish there was a more definitive announcement as to whether or not that latest map is accurate. You would think someone (ie, local news, OWH, Grow Omaha, etc) would put out something about all of these upcoming restaurants going in there... not that any of them are "amazing", but to get an Olive Garden, Texas Roadhouse, Cane's, Panera, etc all in the same area is a fairly decent "get" for the development, IMO.

I wonder what the land across HWY 370 by The Lerner Company will pickup (and when they'll share). I guess they haven't even moved dirt yet, so it will be awhile.

Those site plans are usually made by the real estate agents. Deals change, fall through, come back to life, and sometimes kept hush hush. It would be hard for a 3rd party to keep them up to date.

I agree - I'm surprised they'd put the names on there without approval from the client... or a signed agreement. I suppose even then, they obviously change their minds. A fairly moving target!

Any news on tenants for the strip they built east of the HyVee? I know a large nail salon was going in. Thought I heard rumor of a Pizza Hut or similar, but haven't been by there in a bit.

Pizza Hut has tried and failed twice in Gretna. So, a Dominos would make more sense. Though, one could also argue that Gretna can't really support a Casey's, Gambino's, Godfather's, Copps, and Domino's (not to mention the Mama's takeout on 168th and all the sports bars that also serve pizza).

PH tried and failed twice with the same owner and manager. I know more, but won't get into it. They should never have tried Rev #2 without changes. Copps at Nebr Crossing is a shell of the regular Copps locations. They are not a threat to other pizza options. Casey's has their followers. For me the jury is still out on Gambino's but the Gretna but I do not see how they can demand the prices they have for what you get.

So does this go on all or part of what was to be Fleet Farm? OR is is N of there on the area labeled future corp campus.

It's too bad it's not a full hospital that can accommodate overnight stays, births, etc.

I wonder if CHI is still planning a hospital on the south side of 370. I definitely feel the need is there given the Sarpy County population growth.

as of about a week ago, CHI was still showing as owning the property that they are proposed to go on,

Noticed on Loopnet that Access Commercial updated their site map for Gretna Landing. It still doesn't match up with the other plan that's trying to sell the former Fleet Farm plat. For instance, no Olive Garden, Panera, Cane's or Texas Roadhouse. They did add Omaha Care Care and a large gym, plus another car wash company (IQ Car Wash)...

Does the Omaha area need another Olive Garden? The four they have seem to struggle to pack people in like they used to (Remember waiting 45+ minutes for a table at a packed Olive Garden on a Friday or Saturday evening?). If there's a wait to be seated these days it's because of staffing shortages (usually in the kitchen) and not because every table is being utilized. Waiting 15+ minutes on a table just to be sat in a half-empty restaurant is pretty standard for Olive Garden these days. So, I'm not sure what a fifth location in the Omaha metro area gains them. I am not a fan, but get dragged here by a couple of family members that love it. I usually go with the soup and salad option.

Same goes for Panera. It has arguably waned in popularity over the last 10 years and deservedly so. Will building another location help? Frankly, I prefer Paradise Bakery & Cafe that recently moved to Gretna.

Raising Cane's is a good addition to Gretna. It's very popular and I can think of several friends of mine that will be ecstatic if a Gretna location opens. I don't care much for it, but I recognize others do.

Texas Roadhouse is also very popular. It's also an affordable option in the world of steakhouses. Again, I can think of several friends of mine that will be ecstatic if a Gretna location opens. I have other places I prefer, but I won't groan if Texas Roadhouse is suggested.

What I'd selfishly like to see in Gretna in the way of chain restaurants is a Popeye's.

I know they are getting close with the location in W Center, but the wish list for me is that Don & Mills open a Gretna Location.

My office is near Twin Creek in Bellevue. Whenever I go by the newer Olive Garden at Shadow Lake it seems to have a lot of cars around it.

I hear you, but there is literally nothing when it comes to sit down restaurants out that way. From 168th to 204th and Q to 370 barely anything. I wont be going to Olive Garden and rarely do I go to Panera, but Im sure some people would rather go there then drive an additional 3-5 miles to get something similar. There is very little retail given the number of people that live out there, so I'll take anything at this point.

There's Basil's, Marrow, Lighthouse, El Muchacho Alegre, Good Life, Hurrdat, El Vallarta, Ref's, Quality Thai, and probably one or two other full service bar/grills I am forgetting about.

However, you're right, I'm sure these new chain locations will be patronized.

Everyone wants private restaurants not chains and everyone want's made-from-scratch not heat-and-serve from the Sysco truck. Unfortunately, nobody wants to pay what it cost for a private restaurant to make food from scratch. So, we choke down our chain Sysco food while complaining about it. :/

Any news regarding the Gretna Landing development or immediate areas? Still haven't heard anything regarding finalized deals with the restaurants mentioned above nor a Target (or any other big box retailer). I noticed yesterday when I went to Culver's at 192nd & 370 that they're moving dirt on the SW corner of that intersection. I know that was announced last year which I believe is to include mixed use/retail.

There's a relatively new, modern-looking 2 story home just west of this property that can't be too old. I wonder if they plan on staying put or selling out.

Any new updates, rumors, etc regarding a potential Target at Gretna Landing or Gretna Crossing? I have a neighbor who heard something about it in a moms group this week, so I wasn’t sure if there have been developments or if it’s simply old info.

I noticed the land to the north of the new Red Door Grill on the HyVee side has a "for lease" sign. There was a listing online showing it was going to be a Citizen's Bank. I'm assuming that's no longer happening?

Also, any word on the other restaurants that still show up on LoopNet for Gretna Landing? They still list Texas Roadhouse, Olive Garden, Panera and Cane's. I'm assuming none of these are signed nor has anything happened with the Fleet Farm lot that was possibly going to become a Target store. Maybe some of them are planning on going across 370 into Gretna Crossing... just wondering when Gretna Pass, Gretna Marketplace and Gretna Village will be announced LOL.

Saw on Grow Omaha IQ Car Wash and another Hyper Energy Bar are coming to Gretna Landing. Amazes me they feel the market can support so many energy drive thrus and car washes.

Would be nice to hear about dining and/or retail coming to the area.
