Grow Omaha Market Report wrote:An upscale department store could be heading to the Village Pointe area, but details are scarce and available information is vague. A building permit was filed last week calling for the “demolition of an existing restaurant building” and “Construction of a two-story luxury department store totaling 40,000 sq. ft.”
The address provided is 225 North 170th Street, which according to Douglas County public records, is tied to the freestanding retail buildings on the east side of Village Pointe Shopping Center, including the Best Buy, Nordstrom Rack and Bentley buildings plus two restaurant buildings that were previously Kona Grill and Johnny’s Italian Steakhouse. The Johnny’s building is expected to reopen soon as KPOT Korean BBQ & Hot Pot. The Kona building is vacant and listed for lease.
Representatives for RED Development, which owns and operates Village Pointe, said they had no knowledge of any buildings being demolished nor of any construction plans for a department store.
The building permit includes a note that says, “Halls KC.” That could a reference to a well-known Kansas City store started by Hallmark founder, Joyce C. Hall, in 1916. It has just one location in Crown Center south of downtown Kansas City. Halls is known for an upscale shopping experience, carrying luxury brands like Gucci and Prada, while providing individualized styling and alteration services. Grow Omaha’s messages to Halls were not returned.

I sent this building permit to Jeff Beals yesterday, but to this point, he hasn't found anymore details.

Re: Halls KC (Village Pointe)
How big is the Best Buy store? If they only need a total of 40,000 sq ft, why would they need to tear down so much existing retail, especially if it ends up being 2 stories? Interesting...nebugeater wrote: Fri Apr 03, 2026 7:10 am Sounds like someone might be following some non disclosure agreements

If they made all those people sign non-disclosures, I bet someone gets in trouble for including the name "Halls KC" in the building permit application...nebugeater wrote: Fri Apr 03, 2026 7:10 am Sounds like someone might be following some non disclosure agreements
The building permit says they are tearing down an existing restaurant not a bunch of retail.djc311 wrote: Fri Apr 03, 2026 7:37 am How big is the Best Buy store? The address is a big catchall for essentially all of eastern VP. It sounds like the former Kona space is going, though DC Assessor says that it's 8,909 sqft so if that's it it'll have to take up quite a bit of extra space.djc311 wrote: Fri Apr 03, 2026 7:37 amHow big is the Best Buy store? Re: Halls KC (Village Pointe)
Ah, I misunderstood and was thinking the permit was to demolish a lot of those buildings. Makes more sense now, as I could see them fitting something that's 20,000 sq ft (footprint, since it will have 2 stories) over there.Brad wrote: Fri Apr 03, 2026 7:56 amIf they made all those people sign non-disclosures, I bet someone gets in trouble for including the name "Halls KC" in the building permit application...nebugeater wrote: Fri Apr 03, 2026 7:10 am Sounds like someone might be following some non disclosure agreements

Would be a good catch, I feel, especially if they only have two.

Weird thing... That building permit is now gone and a new one just applied for today, Same address as before, but no name or description attached to it.

How peculiar - do you have copies of the old one? LOLBrad wrote: Mon Apr 06, 2026 12:17 pm Weird thing... That building permit is now gone and a new one just applied for today, Same address as before, but no name or description attached to it.
Wonder how much of a mess-up that was on someone's part? Like no longer employed bad? Nonetheless, it's nice you caught it beforehand.

Re: Halls KC (Village Pointe)
The first permit said “demolition of an existing restaurant building”. That whole east side is one lot so its probably just the address attached to that lot.

Re: Halls KC (Village Pointe)
My guess is the Kona building is getting the boot. That's a nice spot being at the headwall of the main shopping corridor and adjacent to all the parking between there and Nordstrom Rack.

Re: Halls KC (Village Pointe)
If this is built, and I hope it is, it will be interesting to see how they shoehorn it into that area. The Kona Grill building is only around 8,000sf. A two story 40,000sf building would need a footprint of 20,000sf. Putting it in the Kona space sure eats up a lot of parking. Nordstrom Rack is 30,000sf for comparison.
