Rezoning and PUD items before the planning board next week so should get an idea of the plans here.

225 apartments and 8 townhomes. Looks like they plan to leave a few of the silos standing for those that like the look of them.

Nice! Using some of the silos as a pool is a creative touch. Looks like the bases of the demolished components will remain intact generally.

Interesting aesthetic. I do wonder what's the point of keeping *some* of the silos if they aren't so prohibitively difficult and costly to remove? Is there charm and allure in living next to some old silos next to the interstate?

I would have figured the ones closest to the interstate would be easy targets for elimination, but I guess not.Busguy2010 wrote: Fri Mar 07, 2025 7:41 pm Interesting aesthetic. My only thought is (not much of a) sound barrier? Like the poster above you said, time and the market will tell. I just think it's kind of a goofy selling point, but hey, times are 'a changin'.EricHaley wrote: Fri Mar 07, 2025 9:01 pmI would have figured the ones closest to the interstate would be easy targets for elimination, but I guess not.Busguy2010 wrote: Fri Mar 07, 2025 7:41 pm Interesting aesthetic. It’s because they’re cool and this city was built on the agricultural/railroad industry so it’s stupid to just demolish it. Why are we questioning why they’re preserving something? Don’t you all throw a fit when they try to tear anything down but suddenly when it’s something actually cool and historic you question why we preserve things? Also I’ve dedicated too much time on these dumb silos for people to backtrack suddenly.Busguy2010 wrote: Fri Mar 07, 2025 7:41 pm Interesting aesthetic. Re: Grain elevators 35th & I80 to Vinton
I'm glad they were able to find someone to hopefully transform an area that was once abandoned to a lively living space. I'm a little disappointed by the lack of access to the field club trail from the development plans, though. I was also hoping to see some street or trail access to a coffee shop or bar/tap room to activate this portion of Vinton St. and the Field Club Trail.
I hope they bring back the tapestry's on the remaining silos. I thought this was a cool thing to see while driving east on I-80.

Maybe they could do something like this with the remaining silos. This is from an area where I used to live in MN. Something different anyway...

This is why I don't post here often anymore, my comments always get misconstrued as if I'm trying to put someone on defense. Anyway, I didn't say I thought they should all be removed. I was questioning the point of the aesthetic. Wasn't the whole point behind the push to save them, to actually convert the silos themselves into living spaces? So now they're still just for show. Don't get me wrong, I've always thought they were a cool land mark. But to me, keeping a handful of them is an odd selling point. "Come live in some apartments down by the interstate and railroad tracks." We promise you won't even notice the noise, or the smell of the dog food plant and stockyards when you marvel in awe the beauty of living next to those historic, iconic, concrete grain elevators"PotatoeEatsFish wrote: Sat Mar 08, 2025 12:14 amIt’s because they’re cool and this city was built on the agricultural/railroad industry so it’s stupid to just demolish it. Funny this thread came alive because just the other day I stumbled upon an alternate ending of the movie "Election", and those grain elevators are visible later on in the clip:

Pretty similar to previously seen documents with a few adjustments to unit allocation and parking.

based on the renderings, they will have to remove a significant portion of the tops of the silos for that to look like the image. Thing is, why keep the silos at all?

Re: Grain elevators 35th & I80 to Vinton
You can see from the east perspective that the silo foundations not only serve as foundations for those two apartment buildings, but also a retaining wall for the east side of the apartment complex. The developer mentioned this aspect in the planning board meeting and it's mentioned in the TIF exhibit. My guess, is that is also saves on demolition costs. I don't know much about the foundations of a concrete silo like that, but it must be substantial. I could imagine there is significant cost savings the way they have planned it, building right on top of the bases of the silos. The cost of demolition is $4 million. Again, that's without removing the silo foundations, although it notes it includes utility demo. They are keeping about 1/3 of the silos. The ones on the north are staying. The ones on the south the developer is letting the state deal with them as the state will widen the I-80 bridge there in the 2030's.thenewguy wrote: Thu May 07, 2026 12:05 pm based on the renderings, they will have to remove a significant portion of the tops of the silos for that to look like the image. Re: Grain elevators 35th & I80 to Vinton
understandable. I didn't realize the cost of demolition was that high and didn't consider the fact that silos would have such a substantial base. My only worry, if i were the developer, would be the maintenance of the exterior of the elevators from a graffiti perspective and the overall impression of the property when trying to attract tenantsita wrote: Thu May 07, 2026 1:47 pmYou can see from the east perspective that the silo foundations not only serve as foundations for those two apartment buildings, but also a retaining wall for the east side of the apartment complex. I wished they would keep the silos up. Build the apartments right against the silos on one side.
Then you can cut holes on the back side and make the silos a vertical parking garage. Instead, you would drive your car on a covered lift. Then it would place your car in your designated parking stall. Think of it like a giant vending machine or "elevator."

So a giant-er Carvana vending machine? That would be cool. The developer said they considered reuse of the silos for anything, but it would be too expensive.Dusty wrote: Thu May 07, 2026 3:19 pm I wished they would keep the silos up. Build the apartments right against the silos on one side.

Am I the only one here who thinks the nine townhomes look kind of out of place. It just doesn’t seem to go well with the rest of the development.

Many times townhomes or row houses are used as a transition between single family houses and apartments.OmahaOmaha wrote: Thu May 07, 2026 5:48 pm Am I the only one here who thinks the nine townhomes look kind of out of place. It just doesn’t seem to go well with the rest of the development.

Re: Grain elevators 35th & I80 to Vinton
Exactly! They could double the amount of units by building to the height of the silos. Then the silos become vertical storage for cars. Probably cost less than tearing down all that concrete.ita wrote: Thu May 07, 2026 4:12 pmSo a giant-er Carvana vending machine? That would be cool. If built as proposed I think it looks amazing. A little wonky? Sure. But considering what they are dealing with to work some of them into the designs is very cool imo.
