I dont think the existing garage at 15th and Douglas has ever been at max capacity. Was there really a need for another 6 story parking garage?

Do we really need 3 garages in a 3 block area. You have mutual 2000+ spots thats 12 stories, 15th and Douglas 711 spots, and now another 6 story garage on the duo site. The city talks a good game about excess parking being removed but its only solution seems to be to build garages everywhere and call that "urban"

This project is adding 700+ housing units and 4 net stories of parking (there was already 2 stories of parking that were torn down). I'm all for torching parking minimums, but that ratio seems fairly close to market demand. If these new garages end up going empty, then future builds won't need them.

That said, what I dislike about parking lots isn't the parking, it is the (empty, low-tax) lot. Putting 6 stories of apartments and a few million dollars on top solves most of that.

I agree. And there is an opportunity to make money on the extra parking if development in the core continues. Should there be another tower in front of Mutual, that could occupy a good amount of parking in the mutual garage

Or if there's "sufficient" parking for the current builds hopefully the eyesore at 15th & Douglas can be torn down in favor of something much better.
