New Baker’s by Werner Park
In case you missed Grow Omaha this morning, we had a guy call in and said he used to work for Baker’s. He said that Barker’s is planning on building another new store out next to Werner Park.

In my opinion this would be a smart location for Kroger to build, especially since they are once again expanding in the metro Omaha area.

I've often wondered why there isn't more development taking place along HWY 370 in that corridor - basically east of 144th down to about 96th or so. That ball field has been there for years pretty much all by itself. It's no surprise how Sarpy has been the fastest growing county in Nebraska for the last few years... Before you know it, everything out west will be gobbled up.

From everything that's been said on here over the years, the developer absolutely overpriced the lots and drove away any development that should have happened next to the ballpark for 15 years now. Penant Place was promised, but was an absolute failure. Initially, a senior living center and Alamo Drafthouse were both announced in the area. Alamo went to Southport and the senior center signs came down a long time ago. it's interesting as the ballpark is now through roughly half of its usable lifespan, or lifespan until major renovations will be pushed for at minimum and nothing has materialized even though the park and neighborhood have all been fully developed.
The developer was ignorant to the realities of the area and all involved firmly believed just being next to the ballpark would command a premium. Instead, we have a ballpark in a neighborhood without even an applebees to go to for dinner before a game.
Just an absolute failure.

That is true - never really thought about it like that. If you take your family to the game and you want to head somewhere afterward, you have to drive up or down the road a bit. Not that it's a 30-45 minute drive, but they could have definitely had something closer like Chili's or even a Culver's. So sad and dumb. Looking at the 30,000' view, there just isn't a population around there to support much. Everyone east of 96th street is going to Shadow lake. All the big box stores already built on 72nd street and more out in Gretna. A small ballpark with +/-70 dates a year just isn't enough to make up for the lack of population in that area.
There is the old saying "Retail follows Rooftops" and right now I see more farmland than rooftops surrounding the 9 MILLION SF of retail lots.

So is the lack of the development of that particular area (the farmland specifically) due to the owners holding out hopes for millions more than they can currently get? Out towards us in Gretna, once a few subdivisons pop up, the few remaining farms tend to disappear VERY quickly now. I would believe if they had builders come in and want to put in some new neighborhoods then they'd probably be able to fill them.

South of 370 is basically developed out to the ridge and its currently to expensive to develop south of the ridge. North of 370 has the three flood control lakes Prairie Queen, Big Elk, and Portal which take up a bunch of land. Then you get down by Oriental Trading and its flood plain. Not sure why the few parcels in-between haven't filled in yet.

Also to add, Sarpy County has already completed Phase 1A to bring infrastructure to the area south of the ridge. Phase 1B is currently in the design/permitting phase. Overall I think the full buildout is in the 40-60yr range.

Yet, the 108th to 114th corridor has developed. Talus does well. There are some other businesses. I'd say 70 dates a year at the ballpark (and they had 20 dates of soccer for 6 years) would be enough for some development. the consultants were oh so confident that Pennant Place would be an absolute home run. That's how it always goes though. Just like the consultants thought Ralston Arena would be a revenue engine for Ralston.

Oh, they will fill out. The issue is, where it hasn't filled in, is because the schools are Springfield.
