Parking Requirement Deregulation

Looks like Lincoln is making a strong move away from unused oceans of parking and to increased density and walkability. Baby steps, but it's moving in the right direction.

The changes would affect 95% of the commercial and industrial areas, but existing parking requirements would remain in residential districts and commercial districts close to neighborhoods, Beckius said.
This is awesome! Omaha needs to follow suit as a city-wide plan.

Although not a fan of this quoted line from the article. Isn't everything within the range of a residential neighborhood? What if you are a neighborhood bar? The owners should make the choice how much parking they want. Maybe they want to give up 3-4 stalls to create outdoor seating.

Yeah that is a peculiar caveat.
One of the examples given was the cluster of shops on the NE corner of 33rd & A. In contrast to a Target/Sams/etc parking lot that demonstrates the contrast of what the deregulation looks to address.

I'll say, it would be great if EVERYTHING was removed but for a city like Lincoln? It'll take time when density is built up further towards the suburbs. This is a step though to redeveloping commercial lots. If the influence spreads to where developers decide to encourage more efficient uses of space per development, sooner or later, the city probably will enact city-wide parking requirements for pretty much everything. Stepping stones though, this is a great step for Lincoln!

Omaha city council will be voting to reduce parking minimums to 1:1 ratio for every residential zoning district, this includes single family homes and does not require multiple stalls for apt units >1 bedroom. Worth nothing this just impacts residential zoning districts so for instance the CBD would not be impacted by this. Also TOD reductions still in place.

It was mentioned at the City Council hearing last week that this ratio is already used for a lot of PUR Overlay Districts
