Maybe your right maybe we should have stuffed double maybe triple the amount of condos into the burlington, (theres plenty of space to do it) would that have made it better. Maybe we didn't have to have any restaurants or public space at all and close off the whole station to only the private residences like some of the other projects downtown. I swear its either all or nothing with some of you guys.

Im sorry that taking a building that has been sitting there for over 30 years and trying to turn it into something for everyone to enjoy isn't good enough. At least we saw vision in that building and are doing something about it, did you? I used to just sit back and enjoy reading some of the rants of people on this forum, and think to myself, if they are and where so adamant about turning the building into a "Transit Center" or a school then why the heck didn't they do it.... You think we just stole the building away from those peoples ideas. No we toured the building saw what could be and are making it a reality.

The site looks great. JHijner, I think some apprectiate your revitalization of a functionally obsolescent building. These buildings are usually demolished or convereted to law offices! It is great to know that it will be useful again and preserved, as well as a catalyst to take some development across the tracks. Good luck.

Well, I just got an email from My Boes and he announced the newly launched website. It's the same website you mentioned Jeff, but it's now complete and full of pictures. Pretty neat slideshow of before and after I must say.

Agreed..

And Jamison, remember:

One cannot be all things to all people. Not everyone will 'like' your project for whatever reason. Nothing ever seems to get 100% public approval ..

But I support your project and your persistence in seeing it through to completion ..

Nice job! ..

You're missing the point. I'm sorry for not being clear that I am in fact extatic that this building is not being torn down. However, that excitement is tainted by the fact that it is being remodeled into something that will still largely only be admired from the outside for much of the public. You say you're turning it into something for everyone to enjoy? How is 15 condos and a restaurant something everyone can enjoy? I wish you would have at least included the possibility of an intermodal, mixed-use transit hub in the future of the project, or at least done a true mixed use project.

He's not missing your point... he understands you wish they were developing it into something different than they are. He just thinks you're a |expletive| head for not recognizing that at least he and his family are stepping up and investing a huge amount of money to restore it into SOMETHING... a far better situation than continuing to let it sit rotting or worse yet, demolishing it.

It's not a better situation, it's the same situation: the inside of the building will still only be enjoyed by a handful of people. Only now it will be enjoyed by condo owners, instead of the occasional real estate mogul interested in buying the building.

There was no danger of the building being torn down, anyway.

It's like saying you can only go inside St. Cecilia's Cathedral if you are catholic, or only attend a movie at Dundee Theater if you live in Dundee. It's taking what should be a space open for the enjoyment of the public and restricting to only a few select individuals.

I can't see the interior of the Burlington station now, and I won't be able to see it when it is done. The situation hasen't changed.

Geez, do you want some cheese with that wine? Come on guys, you are living in a fantasy world were everything you want, you should get. The fact is, the market isn't there for what you guys want and it hasn't been there for the last 30 some years. I'm not sure some of you guys know this but developers would like to make some money off their investment.

As has been pointed out, there is a restaurant and shops planned for this Burlington project..Which the public can enjoy if they wish..

Can't we just rejoice that a development at a site that has laid dormant for the last 30 plus years will most likely come through to fruition?..Projects can't be all things to all people..

But on balance, I believe this one will become a positive for urban Omaha..

(edit.. 'doormat'.. For Coyote)

Yes the Burlington may have been Omaha's welcome 'doormat' for people coming to this great city - but did you actually mean laid dormant?

This project was on the Planning Department Board's agenda on Wednesday. The results haven't been posted to the city's website yet.
Always a business-oriented city hungry for growth and focused on development with laser intensity, Omaha aimed high, reached for momentum and found critical mass.

I have often thought it would be excellent if the cooking school from MCC would change to "Omaha Culinary Institue" and move into one of the high profile historic locations downtown or the old market.

Not as far behind as I thought, only 5 months:

OLD ARTICLE FROM FEBRUARY:
A plan to renovate downtown Omaha's long-vacant Burlington train station is moving forward with 60 percent of the commercial space spoken for and buyers for three of its 15 condominiums, the developer said Monday.

Developer Myriel Boes displays a rendering by Alley Poyner Architecture of the renovated Burlington station. An 80-seat restaurant run by a former New York City chef is planned over the railroad tracks.

The City Planning Board could consider tax-increment financing for the project at 1001 S. 10th St. as soon as March.

Myriel "My" Boes said construction of a new restaurant over the tracks is to begin this spring and be completed in 10 months. She said the renovation would be completed by summer 2007.

She said 80 people attended a Sunday open house and brunch prepared by the former New York City chef who will open the 80-seat restaurant.

"He's a European chef who studied at Le Cordon Bleu and had a restaurant in the Village of New York until Sept. 11," Boes said, referring to the 2001 terrorist attacks. "He moved here - his wife is from here - and he's been waiting for the right location for a restaurant, and this is the one."

Also planning to take advantage of the project's lease-to-own commercial spaces are a spa, a technology company and a small ethnic gourmet market, Boes said. She said she is still seeking a bar to set a lively tone for the three-story lobby and other food-related markets or retailers for the track level.

The chef and the other commercial tenants can't be named yet, Boes said, "because they have other lives to lead in the meantime."

A rendering of restored spiral staircase below a dome in the old station. A spa and an ethnic market are planned, and a bar is sought.

Visitors on Sunday saw a virtual tour and booklets showing renderings and floor plans for the project. The condos range from 1,329 square feet to 4,515 square feet and are priced from $379,000 to $1,375,000. Each unit will have two underground parking spaces, and six garages will be for sale.

About 9,100 square feet of commercial space remains. Boes said the tour and other images soon will be featured at http://www.ontrackdevelopment.com.

Boes said features that set the $13 million Burlington project apart include 100 outdoor parking spaces for customers and guests; private gardens with an outdoor kitchen, eating spaces and places for residents to tend plants; and a climate-controlled wine cellar and tasting room with individual lockers for residents.

Boes said she plans to restore an original winding staircase and make use of the 1898 building's original mosaic and subway tile. She is aiming for a five-star, European-hotel feel - "very upscale, very restful" - throughout.

A city committee that analyzes requests for tax-increment financing - a form of funding that allows new property taxes generated by a redeveloped area to be applied to the project - has recommended that the project go forward, said Ken Johnson, city economic development manager.

The project is subject to Planning Board consideration and City Council approval. Johnson said he is working toward getting the project on the Planning Board's March agenda.

The attorney for the project, Ken Bunger, said about $1.7 million in tax-increment financing has been requested.

Johnson called the project "extremely worthy of consideration and approval" because of its "critical impact" on the effort to rebuild the 10th Street corridor.

Cost has been an issue for previous developers who considered redeveloping the train station, Johnson said, "but with the approach this developer has taken and the commitments the developer has in hand, it is a doable deal."

Boes and son Jamison Hiner are working with David and Brad Underwood to develop the project. Alley Poyner Architecture is preparing the drawings, and Weitz Co. is the general contractor.

Brad Underwood said Weitz has done an extensive cleanup and installed temporary lighting. Construction will probably begin about May 1, he said.

I still don't think this is going anywere. I mean really, I could've ran some drop cords and hung some lights in a day myself. I suspect they are "grabbing some attention" in an attempt to move a few REALLY HIGH PRICED condos.

What about the Weitz banner some might ask? Free advertising until it either A, goes forward, or B, this project falls on its face.

Ha! But come in for what? An expensive spa treatment? That definitely serves a large public base.

Also, I drove past the station a few days ago. It appears NO work has been done (which I guess is a good thing) and, what's more, the banners on the south side were all ripped and tattered.
