The office is largely the same from the other flyer I found, but the residential is going bigger with the addition of the Dizzy Mule on the Disbrow block. 139 apartments, studio to 2 bed with 9k sq. ft. of retail, though the 13th and Nicholas residential project is down 50 units from the older flyer.

It has more of a live/work feel than a tourist spot.

Having spent some time working there over the past few months, this is the correct assessment. Though as more projects go vertical here that may change.
I have driven by the last few nights and the park has been packed with people skating and playing basketball. Think it’s one of the few skate parks that are lit up at night.

This weekend, the Millwork Commons district near 13th and Nicholas Streets will showcase its latest piece: the just-finished Millwork Park featuring a skateboard spot, performing area and more.
Saturday’s celebration comes as developers of the 50-acre district prepare to build their next wave — more new housing, more retail space and a new multistory office headquarters.
Documents recently submitted to the City of Omaha signal that an office complex could rise on vacant land west of the district’s Mastercraft Building, which is at 1111 N. 13th St.
Paul Smith, who is leading Millwork Commons efforts along with wife Annette and their Black Dog Management, said his team is working with a potential anchor employer for that office facility. He said confidentiality agreements prohibit disclosing further details.
Other upcoming projects slated for the neighborhood come with names like Dizzy Mule apartments and the Disbrow office building — names that nod to the history of an area that was once home to a mule barn, millworkers and furniture makers.
We have been speculating on possible tenants of a high rise at Lanoha; what about a midrise office building in Millwork Commons? Any guesses? Renderings from the brochure indicate a 7-9 story office building, but it might just end up being a 5 story.
So, the Dizzy Mule concept is headed by Bluestone and it is part of the Disbrow Block. $30 million, 5 stories, 172 units, 18k retail. Construction to start next summer. Agreed. I would come up here to visit the OMLB office in the North Makerhood and just figured this area would stay abandoned, despite what was happening at the Mastercraft. Anyway, this is my favorite district because of its proximity to existing start-up and art hubs. I am really interested see what Kiewit Foundation does with the adjacent North Makerhood. It's been a slow process, but it has some anchor establishments in the district now, like Bench and OMLB/MCC, that should lead to more of those buildings being occupied by other interesting tenants.

I went through here today and everything is looking great. People were out skating, great asset for the area and I could see a skate shop taking some retail space here. The new apartments have a big presence too.
One nitpick, no meters on the street parking that I noticed. Maybe they are coming later or planning on doing more a more centralized box. I hope they are planning on including them as the area builds out.

Is this where the rumored potential office tenant for Millwork Commons would be? I think I remember the rumor being like 1,000 employees....

The project will result in a single L-shaped mixed use building. The existing historic building will
be rehabilitated, and large new additions of five stories constructed attached to the east and west
sides of the building. The existing shed will be demolished. While the development will function
as a single building, it is designed to look like six individual buildings. The first floor includes about
18,000 square feet of commercial space, two parking garages, and amenity space for the
residential units. There will be about 172 market rate apartment units on the upper floors. An
alley will be developed and improved within the block to serve as a pedestrian space.
The Developer is Dizzy Mule, LLC., jointly owned by Black Dog Management, LLC, managed by
Paul G. Smith, and Bluestone Development, managed by Debra and Christian Christensen.
The applicant anticipates construction beginning in June 2022, with construction completion
estimated to be about February, 2024.

Are there plans for the Disbrow building as well?
Not part of this specific planning board review. However, the Disbrow building is supposed to be converted to office space with ground floor retail, based on previous brochures/pamphlets.
