what do you guys predict will happen with this building? I know before MoO was announced they planned on remodeling but it seems since then everyone’s fleeing the building. A shame since I like the building but it won’t be a focal point anymore for sure at least from the photogenic park perspective which is probably contributing to the decline of occupation

for what it's worth, Markel only occupied a few floors of this building. Why they put their name up top without occupying a majority of the building seemed odd to me. Even at their new location, they have only 2 floors but their name is at the top of the building. I don't have any numbers in front of me to relay, but much of it was already occupied by smaller businesses when they moved out. There should only be a few vacant floors, if what they said was true. The reason Markel moved was so that they could "foster water-cooler collaboration" [to save money] and the new building has a better layout for this [to save money] than the old one.

The rumor mill on Grow Omaha a couple months back said it was going to be converted to 450 residential units

Anyone start to get concerned with the office vs residential distribution downtown (and soon midtown) ? Realizing the reality of WFH as well.. still amazed we've got Mutual building this monster in the current climate. I guess in some ways, that the transition had been well underway before Covid, Omaha may be better positioned to absorb the office space glut than other larger cities.

You’re seeing a shift from older out of date buildings to Class A. The class A market continues to be strong in a lot of cities.

Hopefully the 11th and Harney development is it. If not, maybe the facility for the police and fire headquarters. If it’s 11th and Harney, please let it be at least 10 stories tall.

Good call. We never heard anything about the RFP that the mayor said was supposed to go out last summer and there were some rumors here about that site.

I’m siding with 11th and Harney.

1. The recent soil sampling that was done, and
2. There already was kind of a release about the Civic site. For a press conference to be called, I’d have to think that entails something “new”.

Edit: if it IS 10th and Harney (or the old UP site), it will be more than 10 stories. There isn’t going to be a press conference for a 7 story building.

If it’s a residential tower I’d imagine it’s gotta be pretty substantial for a press conference. Out of the last few years I think the only ones we’ve had were Mutual/Streetcar and Union Omaha.

So maybe a big tower, maybe the Police/Fire, or maybe even the conversion of Central Park Place to residential that’s been tossed around.

Maybe I'm reading too much into the word "update" but that would make me think it's not something new. Of course the police/fire headquarters rfp is well overdue for an update. And I'm all for 10+ stories at 10th and Harney but would that really involve a press conference? 1416 Dodge? I'd have to think that would be something significant to get excited about...but after the news out of Lincoln I'll curb my enthusiasm.

I honestly wouldn't be surprised if it's a grocery announcement. Yes, that would be press conference worthy.

Yeah, fair enough...as virtually all G.O. posts are development updates.

I’m thinking old UP site. No way they would do a press conference for a 10-15 story residential complex on 11th and Harney. Plus the city owns the land on 14th and dodge. I’m assuming it’s a 40 story mixed use tower.
