I don't know if anyone noticed, but crews were drilling into the surface lot to the West of Mutual of Omaha several days last week. They were drilling straight down. it was my understanding they were taking soil samples.

My friend at JE Dunn said that they are probably getting the project. They also said that it is "most likely" that both existing buildings are being torn down and replaced with taller buildings. If that's the case, I wonder where they would move their employees during construction?

I like the current HQ too. It is an Omaha icon. I wouldn't mind the other one being torn down.
I think the ideal situation would be the 2nd building being torn down and replaced, repurpose existing HQ, and building taller new HQ to kickstart Turner Park East.
Didn't MoO say they planned on the new HQ being 1 million sq ft? Where do you think they would put all their employees while building the new building(s)?

It's a cost factor. For those that have been in the building, the plumbing is shot. The restrooms are beyond outdated. Some of the areas are not up to current codes and cannot be renovated without totally gutting them. There have been plumbing leaks down the walls with walls bowing out. It's going to take a ton of cash to modernize the old building. I really doubt that the new building will be as large as the existing buildings. Mutual’s goal, it would seem, is not to build a larger footprint, but rather one with a foundation in the 21st Century.

The general condition of the building has been an issue for a while, which is too bad. The design is great. I hope they or some developer can salvage it. Previous rumors pegged a new HQ at $200 million. The Blackstone Hotel is getting a total renovation and expansion that will cost around $75-80 million. As for Turner Park East, per Grow Omaha, the rumor floating around was building 4-8 story buildings in that area. It was unclear how many buildings MoO would occupy, but a high rise was not mentioned. It would be a surprise to see another high rise for MoO's new HQ, though it would be a pleasant one. Hopefully JE Dunn has better info. Also, I was thinking if it is a high rise, maybe it would wouldn't be a block filling one like UP.

The future of the health insurance industry is not entirely in Mutual of Omahas hands right now. First Obama Care is in now not so much and then you got candidates out there talking about Medicare For All. I assume right about now Mutual is in a holding mode and not going to build a new headquarters anytime soon much less tear down their current building. I also would be very safe in saying it is preposterous to believe that the plumbing has not been maintained in the current building to the point that is is leaking and running down walls. Not happening folks Mutual can afford professional plumbers and engineers.

Really hate to see that MoO building knocked down unless it is an absolute mess and health hazard. New York City and Chicago don’t knock down their old headquarters buildings. Look at 1930’s Merchandise Mart in Chicago, ConAgra is in that building now and they love it!

That is a company website front page specifically designed to quickly catch a persons eye. In a well thought plan they do not want to clutter up the page with everything about themselves. Since about 40% of their health insurance business is Medicare Supplements they mention that front and center. That story is a year and a half old news story. If you can find us some June or July of 2019 info on this then maybe you will have provided us with something of value. What I can tell you is that project is not going so well for Mutual. because there is overlap in knowledge of industry terminology but they are not the same thing. Medicare insurance is contracted through medicare and have totally different regulations and requirements. Group or individual health insurance is something totally different. The regulations are different. Plus you felt the need to attack on things you have no knowledge on like water running down the walls of the building due to plumbing issues. If you are so confident that this "isn't possible" then why has the stairwell in building 2 been closed off and on for the last month? why has paint been peeling down those walls and why are their water streaks down the wall? I've seen that with my own eyes. period.

If you are so confident that this "isn't possible" then why has the stairwell in building 2 been closed off and on for the last month? why has paint been peeling down those walls and why are their water streaks down the wall? I've seen that with my own eyes. period.

I suspect that name recognition is something Mutual of Omaha is still interested in doing, and I think building their new HQ on the higher elevation on the western side of downtown. I think the ideal situation would be the 2nd building being torn down and replaced, repurpose existing HQ, and building taller new HQ to kickstart Turner Park East.
Didn't MoO say they planned on the new HQ being 1 million sq ft? Where do you think they would put all their employees while building the new building(s)?
If Mutual isn't willing to take on modernizing the old building, I'd be shocked if there are any other companies who will.
I think the writing is on the wall for the old buildings.
As for Turner Park East, per Grow Omaha, the rumor floating around was building 4-8 story buildings in that area. It was unclear how many buildings MoO would occupy, but a high rise was not mentioned. It would be a surprise to see another high rise for MoO's new HQ, though it would be a pleasant one. Hopefully JE Dunn has better info. Also, I was thinking if it is a high rise, maybe it would wouldn't be a block filling one like UP.

There was a time where by one of the banks of elevators, you'd see brown streaks running down one of the walls. I have no idea where this brown water was coming from. Also, it's just the general status of the bulk of the restrooms. It was explained to me that the restrooms are grandfathered in and aren't necessarily totally ADA compliant. So, they don't have urinals. They have toilets with the seats removed.
And, the general smell that emanates from the restrooms on most floors could be considered "barnyard" at best. There is no ventilation and there are often toilet backups. That smell wafts into the common hallways next to the restrooms on a regular basis. It's not becoming of a fortune 500 company.
Not saying that some of this couldn't be fixed. It just comes down to a want to, and it appears they want to focus on a new building instead.

I was told a while back the current HQ building would likely be sold to someone wanting to convert it to apartments or a hotel. Would be a real surprise to me if they tore it down completely. Code issues aside there is more value the existing structure than a vacant piece of dirt...

Are the toilets in stalls with walls even? Is this a case of the upper management having nice digs on their floors while the worker bees are working in what ever gets them bye?
